About The Address Residences Dubai Opera

The Address Residences Dubai Opera is a two-tower complex directly on Sheikh Mohammed bin Rashid Boulevard at the north end of the Opera District in Downtown Dubai, developed by Emaar Properties through its subsidiary Emaar Development, in partnership with Address Hotels + Resorts. Construction began in April 2017 and the project was completed in March 2023. The complex comprises two individual buildings, Tower 1 (also called Opera A) and Tower 2 (Opera B), sharing six basement levels used for parking, and contains a combined total of 809 units.

The two towers are not the same kind of property. Tower 1, stated at 66 storeys in property records (some sources describe it as 65 storeys), is residential-only and freehold, individually owned by private buyers, confirmed by active resale listings and Dubai Land Department transaction records registered under its name. Tower 2, stated at 58 storeys (some sources say 55 storeys), houses a hotel plus Address Hotels + Resorts-managed serviced and hotel apartments. It is not individually owned freehold property in the same way as Tower 1, and it is not freely Airbnb-able by an individual owner the same way. Anyone comparing the two towers for short-term letting purposes should keep this distinction in mind rather than treating the complex as one uniform building.

Location & Nearby Landmarks

The Address Residences Dubai Opera sits directly on Sheikh Mohammed bin Rashid Boulevard, at the north end of the Opera District, immediately next to Dubai Opera itself and close enough to Burj Khalifa Lake and the Dubai Mall fountains to be within a few hundred metres on foot. Nearby hotels include Sofitel Dubai Downtown, Palace Downtown and Kempinski Central Avenue Dubai, all within around 0.6 kilometres, and Taj Dubai a little further at roughly 0.7 kilometres. For the wider district picture, see Royale Stays' guide to Airbnb management across Downtown Dubai.

Attractions within walking distance include Dubai Aquarium at roughly 0.7 kilometres and Dubai Ice Rink at around 0.8 kilometres, both inside The Dubai Mall. Owners comparing buildings in the Opera District and wider Downtown Dubai may also find it useful to look at other towers Royale Stays has covered nearby: Opera Grand, also in the Opera District, plus Dunya Tower and Grande Signature Residences, both elsewhere in Downtown Dubai.

Unit Types

The Address Residences Dubai Opera offers one, two and three-bedroom apartments ranging from around 793 to 1,774 square feet, plus four- and five-bedroom penthouses that reach considerably larger sizes: property records put the complex's overall floor-area range as high as 11,359 square feet at the top end, which reflects the largest penthouses rather than a typical unit.

The development contains 809 units in total, split across Tower 1's residential-only floors and Tower 2's hotel and serviced-apartment floors. No floor-plan diagrams are included here: floor plans are typically the developer's or broker's proprietary material and have not been independently verified for this guide.

Amenities

Amenities at The Address Residences Dubai Opera include a 24-hour concierge service, a children's play area, a games room, an infinity pool, a lounge area, on-site restaurants, a spa and a state-of-the-art gymnasium. Six shared basement levels are dedicated to parking for both towers.

Transportation & Access

From The Address Residences Dubai Opera it takes roughly 4 minutes to drive to The Dubai Mall, about 19 minutes to Burj Al Arab, around 20 minutes to Palm Jumeirah and about 24 minutes to The Walk at JBR, based on typical traffic conditions. Dubai International Airport (DXB) is roughly a 16-minute drive, and the newer Al Maktoum International Airport is roughly 46 minutes away. Downtown Dubai is also served by the Dubai Metro's Burj Khalifa/Dubai Mall station on the Red Line, and taxis are readily available along Sheikh Mohammed bin Rashid Boulevard.

Dubai Land Department transaction records published via property portals give a genuine, building-specific read on recent resale pricing at The Address Residences Dubai Opera, even though they describe sales rather than long-term rents. Recorded sales in 2026 include a three-bedroom Tower 1 unit at AED 8,600,000 (AED 5,500 per square foot) in May, a two-bedroom Tower 1 unit at AED 5,500,000 (AED 4,597 per square foot) in April, and a two-bedroom Tower 2 unit at AED 3,800,000 (AED 3,170 per square foot) in June.

Royale Stays has not independently confirmed long-term rents specific to The Address Residences Dubai Opera in this pass, so for annual rental context the figures below describe Downtown Dubai's rental market at an area level rather than this particular complex: one-bedroom apartments in Downtown Dubai currently average around AED 133,000 per year, two-bedroom apartments around AED 223,000 per year, and three-bedroom apartments around AED 362,000 per year. Owners weighing a specific unit's earning potential can run their own numbers through Royale Stays' Dubai property ROI calculator.

Airbnb / Short-Term Rental Income Potential

Short-term letting anywhere in Dubai runs through a DTCM (Department of Economy and Tourism) holiday home permit, the same licensing requirement that applies regardless of building or area. At The Address Residences Dubai Opera, that consideration applies most straightforwardly to Tower 1: as individually-owned freehold property, a Tower 1 owner can apply for the permit and list a unit in the normal way. Royale Stays' guide to the Dubai holiday home permit covers what the process and fees generally involve.

Short-term demand for Tower 1 is not purely theoretical: multiple Airbnb listings are explicitly titled or described as being in The Address Residences Dubai Opera. Tower 2 is a different case, since it is the hotel plus Address Hotels + Resorts-managed serviced apartments rather than freehold, individually-owned units, so it is not freely Airbnb-able by an individual owner the same way. That said, Deluxe Holiday Homes does list at least one unit specifically in Tower 2, which is worth noting as an observed exception rather than the norm for that tower. Royale Stays does not currently hold building-specific booking data of its own for The Address Residences Dubai Opera, so no nightly-rate or occupancy figure is stated here as fact.

For a Tower 1 owner weighing whether Airbnb makes sense, the practical starting points are the same as anywhere else in Downtown Dubai: applying for the DTCM permit and pricing the unit competitively against comparable Opera District listings. Royale Stays manages the full furnishing, photography, pricing, check-in and guest communications process for owners who prefer not to handle it directly, and our guide to what separates a strong Airbnb management company from a weak one sets out what to look for when comparing operators. Owners ready to move forward can submit their property for a management review to get a clearer read on its Airbnb potential.
