About Suburbia
Suburbia is a completed, freehold multi-building complex in Downtown Jebel Ali, within the Jebel Ali Industrial Area 2 district of Dubai, developed by Damac Properties through its project subsidiary Damac Crown Properties Company Ltd. Construction began in April 2010 and the complex was completed by 2013. The development comprises two 11-storey residential towers, known as Suburbia Tower A (also called Suburbia 1) and Suburbia Tower B (also called Suburbia Tower 2), a four-storey townhouse block, and a podium level containing further residential and commercial units.
Inspired by Moroccan-style architecture, Suburbia’s exterior uses bright colours and geometric patterns across its facades. Alongside standard studio, one-, two- and three-bedroom apartments, the complex includes duplex and single-floor townhouse-style residences with private terraces, giving the ambiance of villa living within a freehold apartment complex.
This Suburbia should not be confused with a separate, unrelated project also called Suburbia in Badrah, Dubai Waterfront, also developed by Damac Properties but completed in December 2020 with two 17-storey towers and around 300 units. The two projects share a developer and a name but are different buildings in different communities, completed seven years apart.

Suburbia sits in Downtown Jebel Ali, within the Jebel Ali Industrial Area 2 district of Dubai, close to Sheikh Zayed Road. Downtown Jebel Ali is also home to another Royale Stays Building Guide, Aura by Azizi.

Dubai Land Department sale transactions at Suburbia in mid-2026 range from around AED 550,000 for a one-bedroom apartment near 722 sq ft up to around AED 1,105,000 for a three-bedroom apartment near 1,608 sq ft, at prices in the region of AED 637 to AED 793 per square foot depending on the unit and building within the complex.
Two-bedroom apartments have recently sold for between around AED 890,000 and AED 1,080,000, at roughly AED 669 to AED 793 per square foot. Across the wider complex, including its podium-level and commercial mix, one independent market tracker puts the overall median sale price closer to AED 1,180 per square foot on a smaller sample of higher-value units; the Dubai Land Department’s own recorded sale transactions above are the more representative gauge for typical studio, one-, two- and three-bedroom apartments. Live listings on Bayut, Property Finder or Dubizzle are the best source for current asking prices, since these can move between the Land Department’s last recorded transaction and today.
Airbnb & Rental Income Potential at Suburbia
Royale Stays currently manages Airbnb-style short-term rental portfolios in Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay, plus villa management in Mag City and DAMAC Hills and DAMAC Hills 2. Downtown Jebel Ali, where Suburbia is located, is outside that current coverage, so this guide does not present Suburbia as an active Royale Stays short-term-rental opportunity.
