About Sondos Lily

Sondos Lily is a residential building in DubaiLand Residence Complex, Wadi Al Safa 5, Dubailand, Dubai, developed by Al Sondos Holding through its subsidiary Al Sondos Real Estate. Construction began in January 2016 and the building was completed in June 2016. It consists of 120 units in total: one ground-floor retail unit plus 2 studio apartments, 83 one-bedroom apartments and 34 two-bedroom apartments. The built-up area is approximately 191,611 sq ft.

Sondos Lily is one of several sister buildings within DubaiLand Residence Complex developed by Al Sondos Holding and named after flowers, including Al Sondos Lilac, Sondos Orchid, Sondos Rosa and Sondos Sage. Each is a separate, physically distinct building rather than part of Sondos Lily itself. Al Sondos Holding also develops several other, unrelated properties elsewhere in Dubai under similar naming, including Al Sondos Tower and Al Sondos Oasis in Dubai Silicon Oasis, which are not part of this DubaiLand complex.

The building's own developer lists it as 2 basement levels plus ground floor plus 7 residential floors plus a rooftop level ("2B + G + 7 + HC"), consistent with property portals describing the building as 9 storeys overall. One source (Datahabibi.ae) carries an internally inconsistent unit count, stating in its FAQ that the project features "122 residential units" while its own detailed unit-by-unit table lists exactly 120 total units (2 studio, 83 one-bedroom, 34 two-bedroom and 1 retail unit) matching the developer's own published breakdown exactly; this guide uses the matching, itemised 120-unit figure. According to the Land Department, the project was valued at approximately AED 78,000,000 at the pre-construction estimate stage submitted by the developer.

Airbnb & Short-Term Rental Income Potential

DubaiLand Residence Complex is not currently one of Royale Stays' five core managed areas (Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay), so this guide does not claim a Royale Stays management track record at Sondos Lily specifically. Al Sondos Holding is a private local developer rather than a restricted hotel brand, so there is no confirmed policy barrier to running a licensed holiday home in the building.

Every short-term rental in Dubai requires a DTCM holiday home permit. Royale Stays can arrange the permit application and manage the day-to-day operation, including for owners based overseas, for a fee starting from 15%, covering furnishing, photography, pricing, check-in and guest communications. See Royale Stays' Dubai holiday home permit guide for the current permit process.
