About Sadaf 1

Sadaf 1 is a 38-storey freehold residential tower in Jumeirah Beach Residence (JBR), developed by Dubai Properties Group and TECOM Group. Construction on the wider Sadaf complex began in 2004 and completed in 2007.

Sadaf 1 is one of eight interconnected buildings making up JBR’s Sadaf complex, joined at podium level with Sadaf 2, 4, 5, 6, 7, 8 and Suha Hotel Apartments, the building that occupies the complex’s "Sadaf 3" position but is marketed under its own name rather than that number.

Sadaf 1 is a distinct tower from Royale Stays’ other documented buildings in the same complex, Sadaf 2, Sadaf 6 and Sadaf 8: all share a developer, completion era and podium-level setting, but each is a separate building with its own unit inventory and its own Dubai Land Department project registration.


Location & Nearby Landmarks

Sadaf 1 sits within JBR’s Sadaf block, close to The Walk JBR with direct access to JBR’s beachfront promenade, dining and retail. Sea Breeze at The Beach, a designated beach sports venue, and Dubai Marina Mall are both nearby.

One-bedroom units run roughly 1,020 to 1,300 sq ft; two-bedroom units roughly 1,400 to 2,000 sq ft; three-bedroom units roughly 1,800 to 2,000 sq ft; and four-bedroom units around 2,700 sq ft. An exact total unit count has not been independently confirmed by any source checked for this guide, so no figure is stated here rather than an invented one.


Amenities

Residents have access to a shared swimming pool and a well-equipped gymnasium, underground parking (four-bedroom owners are allotted two spaces), multiple high-speed elevators, 24/7 security, district cooling via Empower, a children’s play area, and 24-hour concierge and guest services.


Transportation & Access

JBR is served by the Dubai Tram, with the Jumeirah Beach Residence 1 tram station a short walk from Sadaf 1, connecting onward to the Sobha Realty and DMCC Dubai Metro stations nearby. Sheikh Zayed Road access puts the rest of the city, including Downtown Dubai and Dubai International Airport, within a straightforward drive. The Walk JBR itself is fully walkable for restaurants, cafes and beach access.


Recorded Dubai Land Department transactions for Sadaf 1 show three-bedroom units (around 1,883 to 1,911 sq ft) trading between roughly AED 1.54 million and AED 3.24 million, and four-bedroom units (around 2,758 sq ft) between roughly AED 2.78 million and AED 3.48 million, with the most recent recorded sale at AED 2,950,000 for a 1,897 sq ft three-bedroom unit.

Current live listings run somewhat higher, with asking prices from around AED 1.1 million up to roughly AED 4.2 million depending on unit type and size. Rental listings currently range from approximately AED 115,000 to AED 250,000 per year.
