RP Heights, Downtown Dubai: five one-bedroom sales inside an AED 150,000 band, and the Dubai Mall 15 minutes away on foot

From the front door of RP Heights, the Dubai Mall is a 15-minute walk. That single fact decides the shape of a stay here, because dinner or a film can happen without booking a car.

RP Heights is a 51-storey tower in Downtown Dubai, built by RP Global and finished in 2020. Below is what a week there looks like, and what it means if you own one of the flats.

  • Developer: RP Global
  • Storeys: 51
  • Dubai Mall: 15 minutes on foot

Getting here from Dubai International

The drive from Dubai International is 19.4 kilometres and takes roughly 20 minutes on clear roads. A flight that lands at rush hour should plan for more.

Downtown sits on Sheikh Zayed Road between Business Bay and DIFC. A taxi from the tower to the Burj Khalifa / Dubai Mall Red Line station takes about seven minutes.

RP Heights is near the metro, not on it. Burj Khalifa / Dubai Mall is the nearest Red Line stop to Downtown, and a Dubai Mall bus stop sits beside it. The station is a short ride, not a walk.

Traffic around the mall gets very busy in the evenings and at weekends, so leave extra time for a dinner reservation.

Parking

Most Downtown towers give one or two spaces per unit, and visitor parking near the mall is tight at weekends. If you plan to drive, ask about parking before you book, and expect to leave the car at home on a busy Friday night.

The station and the walkway

Once you reach the station, the last stretch is easy. The station opened in 2010, and an air-conditioned walkway to the mall followed in 2012. The walkway is 820 metres long.

A bus route, the DXB1, runs from Al Hamra bus station to Dubai Mall. The authority has announced an expansion of the station to raise its capacity, so check its notices before relying on a particular entrance on a given day.

The first errand

A Carrefour Express is about ten minutes away on foot, and Supercare Pharmacy is nine. The Medx clinic is eleven.

Zoom Market and Choithrams Loft Downtown are among the supermarkets near the boulevard, which gives you a choice if the first shop is out of something. Cafes, gyms and late-night supermarkets line the street level.

Breakfast needs no plan at all, because the street level of the neighbouring towers is full of cafes that open early and stay open late. Asador de Aranda and The Restaurant at Address Downtown are among the places to eat close to the boulevard. On the map, restaurants cluster within a short walk of the door, Qartuli Authentic Georgian and Nazcaa among them.

Inside the mall

Start with the mall. The Dubai Mall opened in 2008 and is run by Emaar Malls. It holds the Dubai Aquarium and Underwater Zoo and an Olympic-sized ice rink.

Fashion Avenue, an extension, opened in March 2018 and added more than 150 fashion brands.

Cinemacity is a ten-minute walk from RP Heights, if you prefer a film outside the mall.

Dinner and the fountain

For dinner with a view, look for a terrace in the Dubai Mall. Some face the lake and look onto the fountain show. Thiptara, a Thai restaurant at the Palace Hotel, and At.mosphere inside Burj Khalifa, which serves afternoon tea, both offer a table with a view.

The Dubai Fountain has played in front of Burj Khalifa since 2009. It closed for renovation in 2025, and a second phase is due in 2026, so show times can change. Check with Emaar on the day.

Souk Al Bahar

The souk sits beside the fountain. It is an Arabian-style market with more than 100 shops and over 20 restaurants, cafes and lounges.

The neighbourhood

Downtown mixes city energy with calm, with cafes and shops at street level. It sits between old and new Dubai, with Burj Khalifa, a very large mall and a choreographed fountain all within a short walk of each other.

Downtown is an Emaar development on land once called Umm Al Tarif, and Burj Khalifa was complete by January 2010. The district became the city's centre in the ten years after that opening. The main street through it, Sheikh Mohammed bin Rashid Boulevard, was called Emaar Boulevard until it was renamed in December 2012.

Our reading: for a short city break, RP Heights turns the fountain, the mall and the opera into evening plans that need no car.

At the opera

Dubai Opera opened in August 2016 as a 2,000-seat hall that converts between theatre and concert use. A record 250,000 people came in a single season, and the building was designed to resemble a dhow.

The opera stands in the Opera District on the boulevard, inside Downtown. The programme changes, so check what is on before you plan an evening around it.

This autumn in the city

Downtown sits on the route of some of the city's events. On Sunday 1 November, Dubai Ride closes a stretch of Sheikh Zayed Road to traffic for a family route past Dubai Mall, Dubai Opera and Burj Khalifa. Riders have to register first.

The Dubai Fitness Challenge runs through November, with classes and events across the city, and its closing yoga session is at Zabeel Park. Dubai Run, a free morning run on Sheikh Zayed Road, is listed for 22 November.

Diwali events follow in early November, and National Day comes at the start of December with fireworks and family events.

During Ramadan, the Iftar Cannon is fired from Burj Park at the end of each day's fast.

Building work to expect

The area is still changing, and the cranes that you see from the balcony are a sign of how much the district keeps growing around the mall. A 1.5 billion dirham expansion of the mall, announced in June 2024, will add 240 shops and restaurant venues. Building work around the mall may change what you see on a given visit.

Parks, water and a beach

Burj Park sits beside Burj Khalifa. It opened in 2010, is open every day, and is dog-friendly. An abra boat ride on Burj Lake runs in the evening.

The nearest mapped beach is a drive away, about 13 minutes by car.

Families and the school question

Downtown has few schools of its own, so families who stay a term usually drive to a campus a short way off. Global Indian International School and JSS Private School lie within a short drive. Jumeirah English Speaking School and Citizens School both teach a British curriculum.

GEMS Wellington Primary School is seven minutes away by car.

For children on holiday, the mall does the work. KidZania is a scaled replica of the city where children aged 4 to 16 try more than 70 jobs. Play DXB, a large indoor virtual-reality park, sits in the same mall.

Why an apartment suits a stay here

Book an apartment instead of a hotel room and you get a kitchen, a living room, and in a tower like this one a short walk to the mall. Our reading is that the combination suits a week or a month better than a hotel does.

The supply behind it is limited by the district itself, since Downtown covers about two square kilometres.

A week or a month

Stay a month and you will want a routine, a regular coffee and a regular walk, and Downtown gives you both within a few blocks of the tower. The Dubai Mall metro station is a regular commute for people working in DIFC and Business Bay, which makes this a workable base if you are in town for work.

Remote workers have a place to go. The Pavilion, a cafe on the boulevard, is somewhere to meet friends or get work done over wifi.

The nine sales of 2026

Nine apartments sold here this year, all ordinary sales. Five of them were one-bedrooms, and those five fit inside a band of AED 150,000.

Unit typeSalesDatesPrice (AED)Size (sq m)AED per sq m
One-bedroom518 Mar to 18 Aug2,000,000 to 2,150,000102.42 to 125.719,296
Two-bedroom26 May to 4 Aug4,100,000 to 4,325,000188.28 to 190.2222,262
Three-bedroom118 Aug10,600,000295.8235,833
Six-bedroom117 Apr14,000,000586.2323,881

The one-bedrooms are the only type with a pattern. The three-bedroom and the six-bedroom are single sales, so they are data points and not a market.
