Rain Residence, marketed as RA1N Residence, is a freehold residential tower in JVC District 12, Jumeirah Village Circle, developed by Object One Real Estate Development. Construction began in January 2023, the estimated handover was February 2025 and propsearch.ae records completion in March 2026, when the developer announced the project 100% complete and handovers finished. The plot was first intended for a different development, Mag 612, which has since been cancelled.
Propsearch.ae and Dubricks give 26 storeys and Bayut 25. Unit counts also differ: DXB Interact counts 147, Dubricks 146 and Bayut 144. Propsearch.ae gives the project value as AED 62,552,000 (about USD 17 million), a developer estimate made before construction.

Disclosed conflicts no source could break: storeys are 26 on propsearch.ae and dubricks.com and 25 on bayut.com, and units are 147, 146 and 144 across dxbinteract.com, dubricks.com and bayut.com. Dubricks still lists the project as under construction, which is stale against propsearch.ae's March 2026 completion and live Dubai Land Department resale records. Parking is over three storeys for 180 cars, with a bike rack and electric vehicle charging. Propsearch.ae also says the apartments are furnished with fittings from the Italian brands Arrital, Birex and Dall'Agnese.

Recent Dubai Land Department sale records for Rain Residence, filtered to Sale and Delayed Sale transactions, show a one-bedroom at AED 1,119,093 and two-bedroom apartments at AED 1,500,000 to AED 1,550,000 between July and August. Propsearch.ae lists 50 sale transaction records for the building, of which ten are shown on the page.
Four of those ten carry a usable price: a 1,237 sq ft two-bedroom at AED 1,550,000 on 21 July (AED 1,253 per sq ft), a 1,201 sq ft two-bedroom at AED 1,500,000 on 27 July (AED 1,249), a 1,237 sq ft two-bedroom at AED 1,550,000 on 12 August, recorded as a delayed sale (AED 1,253), and an 837 sq ft one-bedroom at AED 1,119,093 on 24 August, also a delayed sale (AED 1,337).
