About Peninsula Four, The Plaza

Peninsula Four, The Plaza is a multi-building development in the Peninsula waterfront district of Business Bay, developed by Select Group, the same developer behind Peninsula One, Two, Three and Five along the same stretch of canal, Jumeirah Living Business Bay, and The Torch in Dubai Marina. Construction began in October 2022 and the project was completed in June 2026. The Dubai Land Department valued the project at approximately AED 1,130,104,000 (around USD 307.7 million) at launch, based on the developer's own submission.

The complex comprises five individual structures: two 52-storey residential towers, Plaza A and Plaza B, angled on plan so that roughly half of all units get a direct Dubai Water Canal view and the other half face Downtown Dubai and Sheikh Zayed Road; two 5-storey waterfront buildings, Lofts D and Lofts E, holding 16 premium duplex lofts between them; and a two-storey retail and dining podium known as the Peninsula Business Bay F&B Market, plus two shared basement parking levels. The architectural consultant was Brewer Smith Brewer Group (BSBG), with the main building contract carried out by Al Basti & Muktah and the foundation work by Pinnacle International Piling Foundation.

Location & Nearby Landmarks

Peninsula Four, The Plaza sits within Business Bay's Peninsula sub-district, directly on the Dubai Water Canal, within reach of Downtown Dubai and the Burj Khalifa/Dubai Mall area.

The Peninsula masterplan includes four other numbered phases by the same developer along the same canal frontage. Royale Stays already covers three of them: Peninsula One, Peninsula Two and Peninsula Three, each a separate building with its own address, unit mix and completion date. Business Bay is one of Royale Stays' active management areas, with several other buildings covered nearby as well.

Unit Types

The Plaza A and Plaza B towers hold the development's widest unit range: studio apartments from around 494 sq ft up to four-bedroom penthouses of roughly 5,438 sq ft, with one, two, three and four-bedroom apartments in between and general tower unit sizes spanning 494 to 5,260 sq ft. Lofts D and Lofts E are duplex-only buildings, each holding a mix of three- and four-bedroom waterfront duplexes ranging from about 3,674 to 4,513 sq ft, with their own private infinity lap pools not shared with the towers. At launch, developer pricing ranged from around AED 973,000 for a studio up to roughly AED 14 million for a four-bedroom duplex.

Unit type breakdown (Plaza A/B: studio to 4BR plus penthouses; Lofts D/E: 3-4BR duplexes only) and size ranges per propsearch.ae (citing the Dubai Land Department project record) and bayut.com's unit-type breakdown. Launch pricing per propsearch.ae's 'additional information' field, a launch-time figure rather than a current asking price.

Amenities

Residents across the towers share barbecue areas, a children's pool, a sauna, a fully equipped gymnasium and multiple swimming pools, plus a poolside deck with sunloungers and a squash court. The Peninsula Business Bay F&B Market podium adds an extensive range of indoor and outdoor dining, retail and entertainment space along the canal-front plaza, with generous landscaped garden areas. Loft residents have one amenity not shared with the towers: a private infinity lap pool reserved for Lofts D and E only.

Transportation & Access

Business Bay Metro station on the Red Line serves the wider district, with Downtown Dubai and the Burj Khalifa/Dubai Mall area a short drive away via Al Khail Road or Sheikh Zayed Road.

No dedicated Business Bay long-term or short-term rental income guide is currently published on this site, so this guide does not state a specific AED income figure for Peninsula Four, The Plaza. Dubai Land Department transaction records show recent resale activity in the AED 1.8 million to AED 2.25 million range for one-bedroom units of around 971 sq ft, recorded in August 2026, working out to roughly AED 1,850 to AED 2,320 per sq ft.

Owners considering a unit here can get a property-specific projection through Royale Stays' ROI calculator rather than relying on an area-wide average that may not reflect this canal-front address.

Transaction pricing per propsearch.ae's Dubai Land Department 'Latest Transactions' feed (government open data relayed through the portal); the AED 1,800,000 figure is a recorded DLD transaction.

Airbnb & Short-Term Rental Income Potential

Business Bay is one of Royale Stays' active management areas. Because Peninsula Four, The Plaza is a standard freehold residential development, not a hotel-branded or serviced-apartment building, short-term letting is possible subject to the normal Dubai Department of Economy and Tourism holiday home permit process: see Royale Stays' holiday home permit guide for the full process.

Royale Stays does not currently have booking data specific to Peninsula Four, The Plaza to draw on, and no dedicated short-term-rental aggregator listing for this exact building was found during research, so this guide does not present a building-specific income figure it cannot support. Royale Stays' Airbnb management services can take on the furnishing, photography, pricing, check-in, guest communications and maintenance side of running a unit here for a fee starting from 15%. Owners ready to move forward can submit their property directly.
