About Parkside Hills

Parkside Hills, developed by Emaar Properties, is a single 21-storey residential tower in Dubai Hills Estate offering one, two and three-bedroom apartments. Construction began around December 2023 (Property Finder's own project timeline records 17 December 2023, with sales booking starting a day earlier), and Property Finder's own construction-progress tracker showed the building at roughly 46.25% complete as of its 27 January 2026 update.

Expected handover is around June 2028, with propsearch.ae and Property Finder both citing the same target (Property Finder's structured data gives 30 June 2028 specifically). The architectural consultant is Federal Engineering Consultants, with interior design by Znera Space, main construction by Asia Prime General Contracting and foundation work by United Arabian Foundations, per propsearch.ae's own building guide. Buyers and current owners should confirm a specific unit's current status and price against live developer or portal listings rather than relying on the launch-era figures in this guide alone.

Parkside Hills should not be confused with Parkside Views, a separate, similarly-named Emaar tower elsewhere in Dubai Hills Estate that Royale Stays also covers, or with Palm Hills, another distinct Emaar-developed project in the same masterplan. All three are separate buildings with their own address and unit roster.

Location & Nearby Landmarks

Parkside Hills sits within Dubai Hills Estate, Emaar's master community between Downtown Dubai and Dubai Marina, close to Al Khail Road, within the Dubai Land Department area known as Hadaeq Sheikh Mohammed Bin Rashid. The tower is close to The Storm Coaster (around 0.2 km) and Dubai Hills Park (around 0.7 km), with the Dubai Hills Golf Club's 18-hole championship course and Dubai Hills Mall both within the wider community.

Parkside Hills joins Royale Stays' wider Dubai Hills Estate Building Guide cluster alongside Parkside Views, Park Gate and Sidra Villas, three more Dubai Hills Estate projects Royale Stays covers. For a wider view of the area's short-term rental market, see Royale Stays' Airbnb management guide for Dubai Hills Estate.

Unit Types

Per Property Finder's own developer unit data, Parkside Hills offers one-bedroom apartments from around 682 to 752 sq ft starting near AED 1.5 million, two-bedroom apartments from around 1,067 to 1,317 sq ft starting near AED 2.2 million, and three-bedroom apartments from around 1,770 to 1,852 sq ft starting near AED 3.7 million. Dubai Land Department transaction records confirm active off-plan resale activity, including a 1,067 sq ft two-bedroom unit that sold for roughly AED 2.34 million in August 2026. Buyers and current owners should confirm a specific unit's exact layout and current price against the developer's or a portal's live sales materials rather than relying on these ranges alone.

Amenities

Parkside Hills' planned shared amenities include an infinity pool and pool deck, a children's play area, an indoor and outdoor gym, an indoor multipurpose room, a landscaped podium deck, 24-hour security and covered parking, per Emaar's own project page. Property Finder's own listing also mentions tennis courts and a health club among the planned facilities. Residents will also have access to Dubai Hills Estate's wider amenity set, including the Dubai Hills Golf Club and Dubai Hills Mall.

Parkside Hills launched from around AED 1.51 million for a one-bedroom unit. Recent Dubai Land Department pre-registration sale records through August 2026 show two-bedroom units trading from roughly AED 2.2 million to AED 2.34 million, a typical rise for a Dubai Hills Estate project still around two years from handover. Owners considering their own resale or rental numbers can use Royale Stays' Dubai property ROI calculator to model returns ahead of handover.

STR Income Potential

Parkside Hills has not yet reached handover as of this guide's research date, so no completed units, guest reviews or short-term rental track record exist for the building itself, and the expected handover date, around June 2028, is still roughly two years away. Once handover completes, Dubai Hills Estate's park setting, family amenities and proximity to Downtown Dubai have historically supported strong demand for professionally managed holiday homes elsewhere in the community. Every Dubai short-term rental requires a DTCM holiday home permit, and Royale Stays manages the DTCM application and day-to-day operations for owners, including those based overseas, for a fee starting from 15%. See Royale Stays' Dubai holiday home permit guide for the current permit process.
