About Park Island

Park Island, Dubai Marina is a gated, freehold apartment complex made up of four towers, Blakely, Bonaire, Fairfield and Sanibel, developed by Emaar Properties on the western waterfront of Dubai Marina. Blakely and Sanibel each rise 24 storeys above the podium, while Bonaire and Fairfield each rise 28 storeys, and together the four towers hold 556 one- and two-bedroom apartments. The complex is part of Dubai Marina’s original wave of Emaar-developed freehold towers, built out through the mid-to-late 2000s and into the early 2010s.

Park Island’s four towers share a single podium and set of grounds, giving it more of a self-contained community feel than many single-tower Marina buildings, with residents able to move between blocks without leaving the complex.

Location & Nearby Landmarks

Park Island sits on the western side of Dubai Marina’s waterfront, within walking distance of Dubai Marina Mall and the Marina Walk promenade, with JBR Beach a short walk further and the Dubai Marina Tram and Metro both close by. For the wider area, see Royale Stays’ Dubai Marina area guide.

Royale Stays covers several other buildings on this same stretch of the Marina waterfront, including Yacht Bay, DEC Tower 1 and Bay Central, each with its own layout and rental profile.

Unit Types & Layouts

Park Island holds one- and two-bedroom apartments only, ranging from around 709 to 3,915 square feet. Units in the taller Bonaire and Fairfield towers, and higher floors generally, can look out over the marina itself and, in some cases, toward the JBR beachfront.

Amenities

Shared amenities across Park Island include retail outlets, three landscaped parks, swimming pools, squash courts, a mini-theater, a wellness center, a gym, a game room, a business center, resident parking and 24-hour security, giving owners a genuinely resort-style set of facilities on the Marina waterfront.

Transportation & Access

Park Island’s position on Dubai Marina’s western waterfront puts it close to a Dubai Marina Tram stop, which connects to the DMCC Metro station on the Red Line for the wider city, and gives residents direct road access to Sheikh Zayed Road via Al Sufouh Road.

Rental & Price Trends

Reliable, current resale and rental pricing specific to Park Island was not independently re-verified during this research pass, following the same honest-gap pattern as other recent Dubai Marina building guides rather than inventing a figure. Owners considering a unit in the complex can get a property-specific projection through Royale Stays’ ROI calculator.

Airbnb / Short-Term Rental Income Potential

Individually owned units at Park Island, Dubai Marina already show up on mainstream short-stay booking channels: Agoda lists a Bonaire Tower unit directly as “Park Island by Emaar – Bonaire Tower, Marina/JBR”, and both lastminute.com and trip.com carry live deals and reviews for the building. That is a strong signal that guest demand for this complex already exists on the platforms Royale Stays manages listings through.

Royale Stays’ Airbnb property management covers furnishing, photography, dynamic pricing, guest communications, check-in and maintenance coordination, available from a management fee starting at 15%. See Royale Stays’ holiday home permit guide for the DTCM application process. Owners ready to move forward can submit their property directly.
