About One Crescent
One Crescent is an ultra-luxury residential building under development on the Crescent of Palm Jumeirah, developed by AHS Properties through its subsidiary AHS Palm Development. AHS Properties itself was founded in 2021 by Abbas Sajwani. Propsearch's building guide lists an estimated 25 units at One Crescent, marketed as a mix of three-, four-, five- and six-bedroom apartments branded as sky-villas and penthouses, several with private swimming pools on their own terraces. Construction began in May 2023.
One Crescent is not the same project as Omniyat's One at Palm Jumeirah (also marketed as One Palm), an unrelated, already-completed 25-storey, 94-residence tower on Palm West Beach, the trunk of Palm Jumeirah, finished in 2021 with Dorchester Collection as its lifestyle-service provider. Despite the shared "One" naming and both sitting on Palm Jumeirah, the two are separate developments by different developers in different sub-areas of the island.

One Crescent is still under development as of this guide's research date. Construction began in May 2023, with the main building work carried out by Naresco Contracting and foundation work by Dutch Foundation Company. The design architect is Killa Design, with Khatib & Alami as architect of record. Propsearch's tracked handover estimate was March 2026, but the same source's most recent update (19 June 2026) still lists the project as "under development," meaning that original estimate has passed without independently confirmed completion. No revised handover date has been confirmed as of this research date.
As with any active off-plan project, the date written into a buyer's own Sales and Purchase Agreement should be treated as authoritative over any portal or brochure estimate.
