About One at Palm Jumeirah

One at Palm Jumeirah, also marketed as One Palm, is a standalone residential tower developed by Omniyat on the trunk of Palm Jumeirah. Construction began in October 2014 and the building was completed in June 2021. It comprises 94 homes in total, 91 residences and 3 penthouses, across 25 storeys plus 2 basement levels, and is serviced by the Dorchester Collection.

The building was designed by Soma Architects, with RMJM Dubai also credited as an architectural consultant, and landscaping by Vladimir Djurovic. Buyers could choose between two interior design packages: Japanese firm Super Potato or London-based Elicyon. The main construction work was carried out by Multiplex. The tower is arranged around three separate cores, each giving access to a maximum of two apartments per floor, a layout intended to maximise privacy and views for every home.


Location & Nearby Landmarks

One at Palm Jumeirah sits in the Palm West Beach sub-area, on the eastern (mainland-facing) side of Palm Jumeirah’s trunk, with floor-to-ceiling glass giving residences sweeping views over the Arabian Gulf and the Dubai skyline. It is a short drive from Atlantis The Palm and Nakheel Mall at the heart of the island, and roughly 20 to 30 minutes by car from Dubai Marina or Downtown Dubai depending on traffic.

One at Palm Jumeirah should not be confused with The Palm Tower, a separate 52-storey hotel and residential building elsewhere on the trunk that is directly connected to Nakheel Mall. Three-bedroom simplex units range from around 2,782 to 4,783 square feet, four-bedroom simplex units from around 3,492 to 10,100 square feet, and the six-bedroom triplex penthouses from around 21,295 to 29,994 square feet, with one penthouse recorded at roughly 20,000 square feet of interior space plus a 10,000 square foot terrace. This is a serviced-apartment product, not a villa community: Royale Stays currently manages Palm Jumeirah apartments and does not yet manage Palm Jumeirah villas, so this building falls within Royale Stays' existing Palm Jumeirah service line.


Amenities

Reported amenities include the One Palm Clubhouse with its own fine-dining restaurant, indoor and outdoor swimming pools, an outdoor cinema and BBQ area, a cigar lounge, a yacht club and a spa. As a Dorchester Collection-serviced building, residents also have access to hotel-standard concierge and housekeeping support.


Transportation & Access

Palm Jumeirah has no Dubai Metro station of its own, so most residents and guests reach One at Palm Jumeirah by private car, taxi or ride-hailing apps such as Careem, crossing onto the island via the Palm Jumeirah Bridge. The Palm Monorail, with stations including Gateway Towers and Nakheel Mall, is available for getting around the island itself. Dubai International Airport (DXB) is roughly 30 to 40 minutes away by car depending on traffic, with Al Maktoum International (DWC) a longer drive.


Recent Dubai Land Department sale transactions at One at Palm Jumeirah show three-bedroom and four-bedroom units, all in the 2,900 to 3,050 square foot range, trading between AED 27.5 million and AED 33.5 million, or roughly AED 9,000 to 11,000 per square foot. This is broadly consistent with the building's original December 2016 launch pricing, which ran from AED 14 million up to AED 200 million for the largest penthouse, and with the record AED 102 million sale of the building's largest penthouse in 2017.

One widely re-shared DLD record for this building (around AED 5.35 million for a 1,782 square foot unit) is registered as a Gift/Grant transfer rather than a market sale, so it is not a reliable price indicator and is not used above. One at Palm Jumeirah is a hotel-adjacent, serviced-apartment product rather than a standard freehold-only building, so the short-term letting permit process here is typically routed through the building's own management company, the Dorchester Collection, once an owner is ready to let, rather than a standalone owner application to Dubai's tourism authority. This is the normal path for hotel-branded and serviced-apartment buildings generally, and Royale Stays has found no evidence of a Dorchester Collection-specific prohibition on short-term letting, unlike Vida-branded buildings, which are confirmed not to permit it.
