Building Guide · Motor City, Dubai

Oia Residence, Motor City

Oia Residence is a low-rise, Mediterranean-inspired residential development in Motor City, developed by Union Properties. The building takes its name from Oia, the whitewashed cliffside town on the Greek island of Santorini, and its blue-and-white architectural design draws directly on that inspiration. Construction began in April 2016 and the building was completed and handed over in mid-2018. About Oia Residence

Oia Residence was developed by Union Properties in the Al Hebiah First area of Motor City, Dubai. Construction began in April 2016, and the development was completed and handed over to owners in mid-2018. The low-rise, G+5 building (six storeys including the ground floor, plus one basement level used for parking) contains 269 residential units.

The building is named after Oia, a small coastal town on the Greek island of Santorini known for its whitewashed, blue-domed cliffside houses. Union Properties and its design team drew directly on that Cycladic, Grecian architectural language for Oia Residence's own colour palette and low-rise, courtyard-style layout, distinguishing it from the high-rise towers found elsewhere in Dubai.

Oia Residence in Motor City, Dubai is an entirely separate property from the town of Oia on Santorini, Greece. The Dubai building borrows the name and architectural inspiration, but is a distinct residential development with no connection to Greece beyond that design influence.

Location & Nearby Landmarks

Oia Residence sits in Motor City, part of Dubai's wider DubaiLand district, adjacent to Uptown Motor City's retail and dining strip. The Dubai Autodrome, home to a 5.3km certified racetrack and the F1-X theme park, is part of the same Motor City masterplan.

Nearby attractions include Dubai Miracle Garden (around 1.9 km away) and Global Village (around 7 km away). Everyday amenities are close by too: Spinneys supermarket, several cafes and restaurants, Emirates Hospital Day Surgery and Life Pharmacy are all a short walk from the building in the neighbouring Fox Hill and Glitz retail clusters, and GEMS Metropole School Motor City is roughly 200 metres away. Park Inn by Radisson Dubai Motor City is one of several hotels within walking distance.

Unit Types

Oia Residence comprises one-, two-, three- and four-bedroom apartments, plus 28 three- and four-bedroom duplexes with private gardens and terraces that open directly onto the building's swimming pools.

Reported unit sizes range from around 810 to 950 sq ft for a one-bedroom apartment, 1,320 to 1,810 sq ft for two bedrooms, 1,940 to 2,330 sq ft for three bedrooms, and 2,260 up to 2,850 sq ft for the largest four-bedroom and duplex layouts.

Amenities

Building amenities at Oia Residence include 24-hour security, covered and underground parking, a cafe and dining outlets, a children's pool and play area, a gymnasium, a jogging track, squash courts, and landscaped parks and swimming pools throughout the development.

Transportation & Access

Motor City sits along Dubai's Emirates Road (E611) corridor, with onward access to Sheikh Mohammed Bin Zayed Road (E311) connecting toward Dubai Marina, Downtown Dubai and the rest of the city. The area is designed around the Dubai Autodrome and Motor City Business Park, both directly adjacent to Oia Residence.

Approximate drive times from Motor City: Dubai Marina and JBR are roughly a 20 to 25-minute drive; Downtown Dubai is around 25 to 30 minutes; and Dubai International Airport (DXB) is roughly 30 to 35 minutes away. These figures are general area estimates rather than measured from Oia Residence's specific address, and actual travel time depends on traffic and the exact route taken.

Sale Prices & What to Expect

A Dubai Land Department-recorded transaction for a one-bedroom apartment (892 sq ft) at Oia Residence closed at AED 975,000 (around AED 1,093 per sq ft), giving a real, government-recorded data point rather than an asking price.

Recent recorded sales across the building span roughly AED 975,000 for a one-bedroom apartment up to around AED 2.9 million for a larger four-bedroom unit, reflecting the building's full range of one- to four-bedroom apartments and duplexes.

An older marketing price of AED 399,000, dating from the project's original off-plan launch period, still appears on some developer-partner listing pages. This figure has no current transaction support and is not used here; the Dubai Land Department transaction data above reflects actual recent 2026 sale prices.

Airbnb & Short-Term Rental Income Potential

Royale Stays does not currently manage a property at Oia Residence, and Motor City is not yet one of the company's active management areas. The company's Airbnb and holiday-home management services, covering furnishing, photography, pricing, guest communications, check-in and maintenance from a fee starting at 15%, are active across Dubai's freehold, short-term-rental-friendly communities.

Registered long-term rental contracts at Oia Residence give a general sense of area demand: recent 12-month leases have ranged from around AED 98,000 a year for a one-bedroom apartment up to roughly AED 185,000 to 188,000 a year for a three-bedroom unit. A Dubai holiday-home permit from DTCM is required to legally let any unit short-term anywhere in the city, Oia Residence included. As a standard freehold residential building with no hotel-brand restrictions, Oia Residence carries no known prohibition on short-term letting once an owner arranges the necessary permit. Owners with a Dubai property in one of Royale Stays’ active areas can submit their property for a free assessment.

Royale Stays has no current partnership, affiliation or commercial relationship with Union Properties. This page is an independent building guide for owners and prospective buyers researching Oia Residence, not a listing for a managed property. Long-term rental figures above are registered lease data, not projected short-term rental income.
