About O2 Tower

O2 Tower is a completed residential tower in Jumeirah Village Circle (JVC), Dubai, developed by Tiger Group (Tiger Properties). Dubai Land Department records the location as Al Barsha South Fourth, the same district property portals market as JVC District 14. Construction began in October 2017 and the building was handed over in 2021, with three floors of office and retail space included alongside the residential units.

The tower offers studio and one-bedroom apartments reported to range from roughly 450 to 1,377 square feet, and was marketed at launch as the tallest tower within JVC’s master-planned community. Building amenities include a swimming pool, gymnasium, children’s pool, clubhouse and an on-site restaurant.

Sources differ on O2 Tower's exact storey count: property portals dubai.al and binayah.com both list 34 storeys (the figure used in this guide), while the building-data aggregator propsearch.ae lists 38 storeys plus 3 basement levels for the same building. Royale Stays has not independently resolved this discrepancy and flags it here rather than presenting either figure as certain. Tiger Group's own project page for O2 Tower also contains inconsistent location text (referencing "JVT" and describing what reads like a different, unrelated Tiger Group project's unit count and payment terms); every other source checked, including the Dubai Land Department transaction record via propsearch.ae, confirms O2 Tower's location as JVC, not JVT. Total unit count for the building was not found on any source checked and is not stated here.

Location & Nearby Landmarks

O2 Tower sits within Jumeirah Village Circle, one of Dubai’s established freehold communities, with road access to Al Khail Road and Sheikh Zayed Road. That places Dubai Marina, Downtown Dubai, JBR and Palm Jumeirah within a manageable drive.

O2 Tower joins Royale Stays’ wider JVC Building Guide cluster alongside Hanover Square, Reef Residence and Diamond Views 4, other freehold JVC towers Royale Stays covers.

Unit Types

O2 Tower offers a mix of studio and one-bedroom apartments, with unit sizes reported from roughly 450 to 1,377 square feet. Royale Stays has not independently confirmed a total unit count for the building, and no two-bedroom or larger configurations were found listed for O2 Tower across the sources checked.

Amenities

Amenities at O2 Tower include a swimming pool, a gymnasium, a dedicated children’s pool, a clubhouse and an on-site restaurant. The building also carries three floors of office and retail space at its lower levels.

Transportation & Access

JVC has no Metro station of its own. The nearest operating stations sit on the Red Line toward Mall of the Emirates and Dubai Internet City, reached from JVC via RTA bus routes. As with the rest of the community, most residents and guests at O2 Tower rely on a car, taxi or ride-hailing app for day-to-day travel.

O2 Tower is a completed building with an active resale market. Dubai Land Department transaction records (via propsearch.ae, accessed 2026-09-06) show recent resale activity, including a 501 sq ft studio recorded at AED 520,000 in July 2026 and a 967 sq ft one-bedroom recorded between AED 708,000 and AED 886,000 across separate July 2026 transactions.

These figures are a dated snapshot of specific recorded transactions, not a market forecast or an average asking price. Royale Stays has not independently verified current asking prices for O2 Tower.

Airbnb / Short-Term Rental Income Potential

No building-specific prohibition on short-term letting was found for O2 Tower. Tiger Group is not a Vida-branded or hotel-operated developer, so the confirmed hotel-brand STR restriction that applies elsewhere in Dubai does not apply here. A DTCM holiday-home permit from the Department of Economy and Tourism is the standard route for any Dubai freehold apartment.

Royale Stays actively manages JVC short-term rentals on the apartment side of the community, and O2 Tower’s studio and one-bedroom-heavy unit mix fits the profile of units that perform well in Royale Stays’ JVC portfolio. See the wider JVC Airbnb management guide for more on the area. Royale Stays manages Dubai holiday homes from a fee starting from 15%, covering furnishing, photography, pricing, check-in and guest communications, and permit applications through the Dubai holiday home permit process follow the same DTCM route regardless of building.

Royale Stays has not independently confirmed a live Airbnb listing at O2 Tower at the time of writing; figures above describe the company's real JVC apartment-management track record for context, not an O2-Tower-specific guarantee.
