Mulberry Park, JVC: 17 villas by AB Properties, and two three-bedroom sales this year at about AED 2.5 million

Zaynal Grocery is where a stay at Mulberry Park really begins. It is a five-minute walk from the compound, so you can have milk and bread on the table before the first evening is over.

Mulberry Park is a small villa compound in District 15 of Jumeirah Village Circle, built by AB Properties, with 17 homes in all. Below is what a week in one of them looks like, and what it means for you as an owner.

  • Developer: AB Properties
  • Homes: 17 villas, District 15 of Jumeirah Village Circle
  • Completed: April 2011
  • Nearest grocery: Zaynal Grocery, a five-minute walk

Getting here from Dubai International

You will not take a train to Mulberry Park. JVC has no Dubai Metro station of its own. Dubai Internet City on the Red Line is the closest, about 11 minutes away by car.

So the arrival is a car ride, and a straightforward one. The road from Dubai International runs 35.3 kilometres and takes about 31 minutes when traffic is light.

JVC is reached from Sheikh Mohammed Bin Zayed Road, Al Khail Road and Hessa Street. The catch sits at the edges: the community has few entry and exit points, and they can bottleneck at peak hours.

Arrive at rush hour and the last stretch into the community is slow, so build in extra time on the way in, especially after a long flight when every minute in the car feels longer.

Buses exist too, with two stops inside the community, JVC Tuscan Residences and JVC Atlantis S1. With no metro in the community, most visitors still arrive by car or taxi.

The first errand, and the ones after

Zaynal Grocery is the closest of three small shops within a short walk, and a pharmacy called Health First is just as near. Nobody needs the car on arrival day. That matters more than it sounds when the flight was long.

The bigger shop is a drive away. Circle Mall, Nakheel's community mall, is about five minutes by car, with a Spinneys inside selling groceries and prepared food.

For a meal out, the choices in JVC are scattered rather than gathered on one street. Pide Keyfi and Pinza are among the restaurants, and Pinza is the one nearest this compound. Circle Mall adds shopping, dining and entertainment with local and international brands.

A free afternoon

Two parks are close enough to walk to: Qaret Park in about seven minutes and Harmel in about ten. Neither is large, and that fits JVC as a whole: no big public parks, but a network of small green spaces, with nearly every district holding one. Landscaped parks and cycling tracks run through the community.

If the children still have energy, the community has a kids' play area and a football pitch. A teqball table sits among the sports facilities too.

You can also plan a longer outing. Palm Jumeirah is 15 minutes by car from JVC and Dubai Marina 18. Jumeirah's beaches and attractions are about a 20-minute drive away.

That answers the question everyone asks on day two: where is the sea? It is a drive, not a walk, so the beach becomes a half day out rather than a quick dip before lunch.

For a wider day out, Dubai Butterfly Garden and Dubai Miracle Garden are among the places around the community. Both keep seasonal opening times, so check before you set off.

On a day when nobody wants to go far, Circle Mall is the default, with shopping, dining and entertainment from local and international brands under one roof.

What the neighbourhood is like

Jumeirah Village Circle is laid out as a circle of streets, with schools and mosques among the parks. It has nine main districts, all built by Nakheel and each with its own character, from the quieter streets to the busier ones.

The mood changes from district to district. Districts 13, 14 and 16 are the quieter parts, and the rest carry more traffic. The silence at night can feel strange if you want a busier lifestyle.

It is also still being built. JVC began small and quiet and keeps growing around construction, and you may notice that on the road in. It is not a finished place, and a stay here means living alongside a district that is still being completed, one street and one tower at a time.

Our reading: Mulberry Park is a calm base for people who spend their days elsewhere and come back to a house instead of a lobby.

How the circle was built

The circle did not appear overnight. The first villas in JVC included 90 four-bedroom villas handed over in 2015.

Circle Mall opened in April 2021, with Brands For Less and Daiso among the first shops trading.

If you own here, you bought into a place that is still filling in. That cuts both ways: more to do each year, and more building work along the way.

What is on in the city

A stay here is shaped by the city's calendar as much as by the compound. The year has a clear structure, with the shopping festival in winter and the fitness month in November.

If you arrive this autumn, the fitness month is the one to know. The Dubai Fitness Challenge asks residents and visitors for daily activity, and its tenth edition runs from 31 October to 29 November. Dubai Run, a free morning run on Sheikh Zayed Road, is set for 22 November.

Then comes National Day at the start of December, marked with fireworks and family events across the city, so a late-year stay has something on almost every weekend.

Schools and the family question

Schools matter to families weighing a long stay, and to buyers who might live here one day. JVC's schools and mosques sit among its green parks instead of along the main roads.

The nearest named school is JSS International School, inside the community and teaching the Indian curriculum. From this compound it is nine minutes by car. Nord Anglia International School is thirteen.

Sunmarke and Arcadia, with British programmes, sit in the neighbouring Jumeirah Village Triangle. For younger children there are nurseries including Little Wonders and Ladybird, with early-years or Montessori teaching.

Ratings and fees change from year to year, and each school publishes its current figures for parents who are choosing a place for a child.

Why a villa suits a stay here

A villa instead of a hotel room buys a kitchen and some outdoor space of your own. JVC's four-bedroom villas have a large roof terrace and plenty of living space, and that is what a villa stay is about.

A villa also gives a family privacy and the kitchen that make a week or a month work, and an apartment bedroom does not.

Seventeen homes make a small pool, and that is part of the point. A compound this size has few of its kind to compare.

There is a wider hint in the area. Four hotels stand in and beside the community, which tells you that visitors already sleep here.

A week or a month

Stay longer and the days settle into a pattern. The weekly shop moves to the Spinneys at Circle Mall, and a gym is the next thing people look for, so Wellfit at Circle Mall and New Life Fitness nearby both fit. For recovery there is Contrast Wellness, with ice baths and sauna sessions.

JVC suits remote workers and dog owners.

A car makes all of this easier, because most residents end up owning or renting one and there is no metro inside the community. A long stay is simpler with a hire car than without.

The two villas that sold in 2026

Two three-bedroom villas changed hands in the compound this year, a little over AED 2.5 million each. The register records them as ordinary sales.

The two prices compare directly. If you own a three-bedroom here, those are the numbers to match.

What owners get from us

If you own one of the 17, we look after the whole stay. Royale Stays handles furnishing, photography and pricing, then check-in, guest messages and maintenance, and our management fee is from 15% of booking revenue.

A villa here is let under the same holiday-home permit as an apartment, and we file it in your name.
