Developed by Binghatti Developers in partnership with Mercedes-Benz, the project takes its name from the Vision Mercedes-Maybach 6 concept car and forms part of a 12-tower masterplan in which every building is named after a different Mercedes-Benz concept vehicle. About the Building

Maybach 6 sits inside Mercedes-Benz Places, Binghatti City, a 12-tower masterplan Binghatti Developers built in partnership with Mercedes-Benz across roughly 10 million square feet in Nad Al Sheba 1. Every tower in the masterplan is named after a distinct Mercedes-Benz concept vehicle; Maybach 6 takes its name from the Vision Mercedes-Maybach 6 concept car unveiled by Mercedes-Benz in 2016. The project comprises two towers, Tower A and Tower B, together delivering 1,844 residential apartments plus 33 retail units.

Handover for Maybach 6 is also reported inconsistently: several off-plan listings target Q2 2028, while Property Finder's own project page states an August 2027 (Q3 2027) delivery with construction confirmed under way since January 2026. Transportation & Access

Maybach 6 sits in Nad Al Sheba 1, close to Al Ain Road (E66) and within the Meydan/MBR City road network, giving reasonably quick access to Downtown Dubai, Business Bay and Dubai International Airport. Like most of Meydan, the area is car-dependent, with no Dubai Metro station directly serving Nad Al Sheba 1.

Maybach 6 is currently sold off-plan, with studio prices starting from approximately AED 1.3 million and a 70/30 payment plan (20% on booking, 50% during construction, 30% on handover). As a pre-handover project, it has no completed-unit resale history yet. Airbnb / Short-Term Rental Income Potential

Maybach 6 is a pre-handover, off-plan development, so no current Airbnb or short-term rental activity exists there yet, and Royale Stays makes no claim of managing any unit in the building today.

Once handed over, Meydan’s established demand for short stays near Downtown Dubai and Business Bay, together with Maybach 6’s fully furnished, Mercedes-Benz branded finish and concierge-style services, would make individual units realistic short-term rental candidates for owners. Because Maybach 6 operates with hotel-adjacent concierge services under the Mercedes-Benz Places brand, the building’s own management company would likely be the party to arrange the DTCM holiday-home permit once handover completes, the standard routing for hotel-brand-adjacent buildings in Dubai; Royale Stays has no confirmed prohibition here (Maybach 6 is not a Vida-brand hotel, the only confirmed strict prohibition on Royale Stays’ own list).
