About Marina Quays

Marina Quays is a three-tower residential complex on the Dubai Marina waterfront, developed by Emaar Properties. The complex comprises Marina Quays East, Marina Quays North and Marina Quays West, all linked by a shared multi-level podium with its own dedicated retail segment, extending around 20 metres out over the water. The architectural consultant was Arif & Bintoak, with Dubai Civil Engineering as the main contractor.

Sources differ slightly on the construction timeline: PropSearch dates the build from March 2006 to August 2012, while Bayut states the project launched in 2004 and was completed in 2010. Both agree the complex was delivered in the early 2010s. East and North each rise 11 storeys, while West is the tallest of the three at 41 storeys (some sources put West at 42). Marina Quays West has its own dedicated Royale Stays building guide with tower-specific detail, for owners looking at that tower alone.

Location & Nearby Landmarks

Marina Quays sits directly on the Dubai Marina waterfront in the Marsa Dubai area, within walking distance of Marina Walk and the wider promenade. Royale Stays actively manages Airbnb properties across Dubai Marina, and owners at Marina Quays are covered under the same Dubai Marina Airbnb management service used across the rest of the community.

Bayut names Attessa Tower, Delphine Tower and Marina Wharf 1 as nearby residential buildings, alongside the 5-star JA Ocean View Hotel and Amwaj Rotana Suites; none of these are independently covered on royalestays.com as of this guide. Other Dubai Marina buildings Royale Stays manages separately include Yacht Bay, DEC Tower 1 and Marina Diamond 4, each with its own building guide. For a wider view of pricing and demand across the whole area, Royale Stays' ROI calculator can model a specific unit's numbers.

Unit Types

Across all three towers, Marina Quays offers suites plus one, two and three-bedroom apartments, with unit sizes ranging from 619 to 3,441 square feet complex-wide, per PropSearch. Bayut's building-level data for Marina Quays West lists 1-bedroom units from 762 to 1,113 square feet, a "Suite 7" 2-bedroom layout around 1,250 to 1,500 square feet, and 3-bedroom units around 2,541 square feet; sizes at East and North specifically were not independently found at the same level of detail. The podium level also includes retail space and a small number of podium villas, per Bayut and PropSearch.

Amenities

Residents across Marina Quays have access to a gymnasium, outdoor swimming pool, jacuzzi, sauna and steam rooms, squash court, aerobics studio, movie theatre, business centre, guest suite, table tennis, kids' pool and play area, BBQ spaces, round-the-clock concierge and security, covered parking and high-speed elevators, per PropSearch and Bayut. The complex is in a pet-friendly community, though owners should confirm the current pet policy with building management before moving in.

Transportation & Access

Marina Quays sits within walking distance of Marina Walk and its restaurants and cafes, with the Marsa Beach JBR bus stop around 4 minutes away on foot, DMCC Metro Station around 9 minutes away, and the Jumeirah Beach Residence tram station around 6 minutes away, per Bayut.

Real, dated Dubai Land Department sale transactions registered under Marina Quays show recent activity across all three towers. A 1,256 sq ft two-bedroom unit at Marina Quays East sold for AED 2,850,000 (AED 2,269 per sq ft) on 21 July 2026. A 983 sq ft one-bedroom unit at Marina Quays North sold for AED 1,850,000 (AED 1,882 per sq ft) on 9 July 2026. A 788 sq ft one-bedroom unit at Marina Quays West sold for AED 1,725,000 (AED 2,189 per sq ft) on 16 June 2026, the same transaction cited on Royale Stays' dedicated Marina Quay West guide.

Service charges across Marina Quays run around AED 22.05 per square foot per year, based on Dubai Land Department Mollak service charge data reported by Bayut for the complex as a whole, not broken down by individual tower. Owners weighing a specific unit's numbers can run their own scenario through Royale Stays' ROI calculator.

Airbnb / Short-Term Rental Income Potential

Dubai Marina is one of Dubai's best-performing short-term rental areas. Across the area, a professionally managed one-bedroom apartment typically earns around AED 16,400 a month on Airbnb, per Royale Stays' Dubai Marina area guide. Marina Quays West already carries independently confirmed short-term rental listing history, as documented on Royale Stays' own Marina Quay West guide; separate STR-specific data for East and North was not found during this research, so the income figures above are Dubai Marina area-blended rather than tower-specific.

Short-term letting anywhere in Dubai, including at Marina Quays, needs a valid DTCM holiday-home permit before taking bookings, alongside professional photography, dynamic pricing, round-the-clock guest communication, housekeeping between stays and owners-association coordination. Royale Stays runs the full operation for owners here for a fee starting from 15%, covering furnishing, photography, pricing, check-in and guest communications, with a single monthly statement covering revenue, fee, costs and net transfer.

Marina Quays is developed by Emaar Properties, a private developer, not a hotel brand: there is no policy reason, unlike Vida, the site's only confirmed prohibited brand, that Marina Quays apartments can't be run as licensed holiday homes. Owners ready to move forward can submit their property for a free earnings estimate.
