Marina Mansions is a 30-storey freehold residential tower in Dubai Marina, developed by Al Sondos Holding. Bayut's own building guide, fetched live for this article, confirms the tower has a basement, ground floor, mezzanine floor and 29 residential floors, and that construction was completed in 2007. PropSearch's independent building guide corroborates the same completion year, stating construction began in 2005 and finished by July 2007, and adds that Al Sondos Holding carried out the development through its subsidiary Al Sondos Property Developers.
PropSearch's own guide additionally states the tower rises to 136 metres (446 feet), with WS Atkins & Partners as architectural consultant — neither figure is cross-confirmed by Bayut, but neither source contradicts the other either. The building contains 120 units in total, confirmed by both sources.
Bayut describes the unit mix as 2, 3 and 4-bedroom apartments, duplexes and penthouses. PropSearch's own wording describes 'two- and four-bedroom apartments as well as four penthouses and eight duplexes,' and separately notes that the eight duplexes are three-bedroom units with a maid's room, the same as 97 of the two-bedroom apartments and all four-bedroom apartments and penthouses. Read together, the two sources describe the same building rather than genuinely conflicting: predominantly 2 and 4-bedroom apartments, plus 8 three-bedroom duplexes and 4 penthouses. Ownership is freehold, per Bayut.
Marina Mansions sits within walking distance of Dubai Marina Mall, the DMCC Metro Station and JBR, per Bayut. Dubai Marina Mall is around a 9-minute walk away, JBR Beach is about a 6-minute drive, and Skydive Dubai is roughly 10 minutes away by car.
For the wider area, Royale Stays' own guide to Airbnb management across Dubai Marina covers short-term rental performance and licensing across the district. Bayut's own 'Nearby Buildings' list for Marina Mansions names Al Majara, La Riviera, Cascades Tower, Horizon Tower Dubai and West Avenue as neighbouring residential buildings — Royale Stays does not yet have a dedicated guide for any of these five, stated honestly rather than substituted with an unrelated building.
Bayut's same nearby-buildings list also names Silverene Towers, which Royale Stays covers separately, as a genuine neighbour of Marina Mansions. Elsewhere on the Dubai Marina waterfront, Royale Stays also covers Marina Quay West separately.
Popular restaurants near Marina Mansions, per Bayut, include Shakespeare and Co., Pier 7, Rhodes W1, Le Pirate Restaurant and Benihana, most within a 4 to 8-minute drive.
Marina Mansions offers predominantly 2 and 4-bedroom apartments, plus 8 three-bedroom duplexes and 4 penthouses, per Bayut and PropSearch's own building guides. 97 of the two-bedroom apartments include a maid's room, as do the four-bedroom apartments, the three-bedroom duplexes and the penthouses, per PropSearch.
Per PropSearch, each apartment features marble and granite flooring throughout, Italian ceramic tile terraces, and European fixtures and accessories. No floor-plan diagrams are included here: floor plans are typically the developer's proprietary material and are not reproduced in this guide.
Per PropSearch, Marina Mansions offers a fully-equipped panoramic gymnasium, a health club, a temperature-controlled swimming pool and Jacuzzi, and tennis, basketball and squash courts. Bayut independently corroborates a gym, swimming pool, event space, kids' play area and sports facilities. There are also five retail units within the building, per PropSearch.
Each unit gets at least one covered parking space, per Bayut, with valet and street parking available for guests and visitors. The building has multiple high-speed elevators, 24-hour CCTV security, and on-site maintenance services.
The DMCC Metro Station on the Red Line is the nearest metro stop to Marina Mansions, per Bayut. The Jumeirah Beach Residence 2 Bus Stop is around 6 minutes away.
Multiple Dubai Tram stations sit within a 5-minute drive, with the Jumeirah Beach Residence 2 Tram Station roughly 3 minutes away by car, per Bayut. Residents can also rely on private cars or ride-hailing for destinations further across Dubai Marina and beyond.
PropSearch's live Dubai Land Department transaction feed lists 50 sale transaction records specifically registered under 'MARINA MANSIONS.' Recent genuine Sale-type transactions include a 3,070 sq ft 4-bedroom unit sold for AED 4,900,000 (AED 1,596 per sq ft) on 29 June 2026, a 2,857 sq ft 3-bedroom unit sold for AED 3,400,000 (AED 1,190 per sq ft) on 28 April 2026, and a 2,634 sq ft 3-bedroom unit sold for AED 3,000,000 (AED 1,139 per sq ft) on 25 March 2026. These are individual recorded sale transactions, not averages or estimates.
Royale Stays has not independently confirmed a specific long-term monthly rental figure or service charge for Marina Mansions in this pass, so neither is stated as fact. Owners weighing a specific unit's earning potential can run their own numbers through Royale Stays' Dubai property ROI calculator.
SilverDoor Apartments, a corporate serviced-apartment booking platform, lists 'Marina Mansions Tower, Dubai' among its inventory, per the task brief compiled for this guide (a live re-fetch of silverdoor.com returned an access-denied response this pass, so this is stated per the compiled source rather than independently re-confirmed). This points to at least some units already operating as furnished, short-stay lets. Marina Mansions itself is a normal freehold residential tower, not a hotel-operated building — a corporate-let listing reflects individual owner or operator activity within the tower, not a building-wide hospitality programme.
As a standard freehold tower with no hotel or serviced-apartment branding at the building level, an individual owner at Marina Mansions can generally apply for a DTCM holiday home permit in the normal way. Royale Stays' guide to the Dubai holiday home permit sets out the current fees and renewal process.
Dubai Marina remains one of Royale Stays' core managed areas, and owners at Marina Mansions can lean on Royale Stays' full furnishing, photography, pricing, check-in and guest communications service rather than handling listings directly, backed by the same operational approach behind Royale Stays' guide to choosing an Airbnb management company in Dubai. Owners ready to move forward can submit their property for a management review to get a clearer read on its Airbnb potential.
