YOUR GUIDE TO SMARTER, HIGHER-EARNING PROPERTY MANAGEMENT

Building Guide · Dubai Marina

Marina Living, Dubai Marina

Among the over 200 residential towers built around the Marina canal, Marina Living was developed by Continental Investments LMD LLC, and its homes are one-bedroom and two-bedroom. A one-bedroom is the entry point and a two-bedroom the ceiling. A couple, two friends or a small family fits well, while a party of six has to look at a neighbour.

An Emaar street plan, a later tower

Emaar Properties is the master developer of Dubai Marina, and the district began taking shape in 2003 around its man-made canal. Dubai Tram opened in November 2014. It threads through that same grid. The Jumeirah Lakes Towers tram stop is 0.43 km from the tower, so the tram is the line you will reach for first when you leave the building on foot.

Pool deck to steam room: a day without leaving

Mornings start up top, where the tower has a swimming pool and a roof or deck area that give you outdoor space without a walk to the beach. Cafes or restaurants on site cover coffee. For a change of table, The Scene, Carluccio's and The Coffee Club serve breakfast around Dubai Marina Mall and Marina Walk.

Inside, a gym comes with a sauna and a steam room beside it. A workout and a soak need no commute. If you would rather take a class, TribeFit is 0.77 km from the tower.

Families get the other half of the building. The play area is for children, and the barbecue area gives a weekend lunch somewhere to happen without booking a table. For a rainy hour, 3D Blacklight Minigolf Dubai is 0.99 km from the tower.

A long family stay needs school answers too. Dubai Marina has no schools inside it, but nurseries serve young children, among them Raffles Early Childhood Centre on Dubai Marina Walk and Willow Children's Nursery on Marina Al Seba Street. Emirates International School Meadows, 2.23 km from the tower, is the closest school for older children. The play area downstairs earns its keep on the afternoons in between.

One bedroom or two, for a weekend or a season

A one-bedroom works for a couple on a long weekend, and a two-bedroom gives a small family a second room with a door. For a weekend, the swimming pool and the roof or deck area carry the stay, and the cafes or restaurants on site mean you need not go out for a meal. Over a week, the gym, the sauna and the steam room set a routine. Over a month, the laundry service and the parking start to matter more than the view, and maintenance services are provided at the building for the small things that go wrong. The Marina has a deep supply of apartments in different sizes, so the real question is whether this size is the one you need.

It suits you less if you need three bedrooms. The building stops at two bedrooms. Studio One and Marina Gate offer mid-range apartment towers, and a small number of townhouses are also available in the Marina. Peak-hour traffic, limited public parking and noise near The Walk and The Beach are the main costs of living in the district. Noise levels also vary between buildings, depending on floor level and orientation, so settle the floor before you confirm.

If you own here

Royale Stays manages homes for owners at a management fee from 15%. The service covers furnishing and photography. It also covers pricing and check-in, plus guest communications and maintenance coordination. Our Airbnb Management in Dubai Marina sets the district out from the ownership side. Continental Tower, Marina Pearl and Panoramic Tower have their own guides. A tenant applying for a Dubai holiday home permit needs a no objection certificate from the landlord, while owners can apply directly. The tower itself has security and CCTV cover.

Our Dubai Marina management page covers the wider district.

From DXB to the front desk

Dubai International (DXB) is 38.1 km from the tower, about 35 minutes by road, and a taxi takes you to the entrance in one leg. Uber and Careem both cover the Marina. RTA street taxis are easy to flag along Marina Walk when you head out later. The reception desk is your first stop inside.

Red Line and tram without a car

Dubai Tram has 11 stations serving the Marina and JBR, and it connects to the metro at DMCC station, 0.47 km from the tower. DMCC is one of two Red Line stations that serve the Marina, alongside Sobha Realty. That chain gets you to the Red Line and to the beach without a car.

When the Marina roads fill

Marina roads fill up on weekends, public holidays and during school hours. Sheikh Zayed Road is about six minutes from within the Marina. Media City and Internet City are five to ten minutes away by car, and Downtown Dubai is 25 to 30 minutes. The Big Bus stop for Dubai Marina and JBR is 0.69 km from the tower, which suits a sightseeing day. If your day is short, take the tram in those hours.

The water bus and the ferry

By water, the Marina Promenade water bus stop is 0.66 km from the tower. A marine water taxi route links Marina Mall with Marina Walk. The RTA ferry from Marina Mall runs on to Palm Jumeirah and Atlantis, which makes a day out that skips the roads.

The first evening's shop

Almaya Supermarket is 0.16 km from the tower and Life Pharmacy is 0.07 km, so the first-evening shop and anything you forgot cost a short walk. Waitrose sits inside Dubai Marina Mall. For a bigger weekly shop it is the first name, with Spinneys, West Zone and Al Maya as other grocery options in the area. Medcare Medical Centre and Emirates Hospitals Clinic both operate inside the Marina when you need a doctor, and Emirates Hospital is 1.95 km from the tower for anything bigger.

A mall afternoon

For a rainy afternoon, Dubai Marina Mall is 1.02 km from the tower and is linked to the five-star JW Marriott Hotel Marina. It has four levels, about 140 stores and a children's play area. Roxy Cinemas, 1.0 km from the tower, covers an evening indoors.

Over the water to Bluewaters

Ain Dubai is a 250 metre observation wheel on Bluewaters Island, across the water from the JBR beachfront. A pedestrian bridge links the island to JBR, so you can reach it on foot. Ain Dubai reopened to the public on 26 December 2024 after about two years closed.

Dinner on the water, then the beach

Mama Zonia and Papas Dubai are among the places to eat in Dubai Marina, and City Social and Attiko are on the same list. Pier 7 stacks seven restaurants across seven floors. It sits at the water's edge on the marina.

The closest beach is JBR Beach, and you can reach it by tram or on foot. The nearest shoreline is 1.16 km from the tower, which is why both the tram and the walk work. JBR Beach is the livelier of the two, with water sports. Marina Beach is quieter. Beach clubs such as Zero Gravity and Barasti operate along the Marina and JBR waterfront.

Marina Walk takes the place of green space for jogging and cycling, and it gets crowded at peak hours. Walk it on a weekday morning, before the streets fill.
