About Maple

Maple is a gated townhouse sub-community in Dubai Hills Estate, developed by Emaar Properties. It is split into three phases, Maple 1, Maple 2 and Maple 3, each built as its own self-contained cluster of three, four and five-bedroom townhouses rather than one continuous block.

Construction across Maple's three phases ran between 2016 and 2022. Maple 1, the first phase, began construction in December 2016 and was completed in September 2019. Maple 3 followed, starting construction in October 2017 and completing in May 2020. Maple 2 was the last phase to complete, handed over in January 2022 after also starting construction in December 2016. Bayut's own area guide gives a simplified account, construction starting in 2015 with Maple as a whole completing in 2019, a summary that lines up with the Maple 1 timeline specifically but does not reflect the later Maple 2 and Maple 3 handovers.

Maple in Dubai Hills Estate should not be confused with Maple Building 1 and Maple Building 2 in Jumeirah Village Circle (JVC). Those are two unrelated five-storey apartment buildings, part of DAMAC Properties' Emirates Gardens 2 complex in JVC District 14, the same complex that is also home to that development's own Magnolia and Mulberry buildings. The two Maple developments share a name only: different developer, different area and a different housing type.


Location & Nearby Landmarks

Maple sits toward the south of Dubai Hills Estate, close to Umm Suqeim Street (D63), with the Maple 2 and Maple 3 phases positioned nearer Al Khail Road (E44). Dubai Hills Estate itself is a mixed-use master community developed jointly by Emaar Properties and Meraas, forming part of Mohammed Bin Rashid City, roughly 15 to 20 minutes by car from Downtown Dubai and Dubai Marina.

Unit Types

Maple's townhouses come in three, four and five-bedroom configurations. Maple 1's own units run from about 2,200 to 2,700 sq ft of built-up area, each with a maid's room, covered parking for one car and a private garden, per the development's own marketing materials and propsearch.ae's building guide. Amenities

Maple's own immediate cluster includes a swimming pool, a barbecue area, a kids' play area, a kids' pool, a basketball court and a table tennis court, per the development's marketing materials. As part of Dubai Hills Estate, residents also share the wider community's facilities: an 18-hole championship golf course, Dubai Hills Park, Dubai Hills Mall, landscaped walkways, bicycle routes, community pools and several international schools.


Transportation & Access

Maple sits close to Umm Suqeim Street (D63) and Al Khail Road (E44), the two main roads bordering Dubai Hills Estate, putting it within roughly 15 to 20 minutes' drive of Downtown Dubai and Dubai Marina. Dubai Hills Estate's own internal road network connects Maple to the community's mall, golf club and schools without needing to leave the master development for daily errands.


Dubai Land Department transaction data recorded via propsearch.ae shows recent Maple resales spanning a wide range: a 3-bedroom villa in Maple 1 sold for AED 4,670,000 in August 2026 at around 2,092 sq ft, while another 3-bedroom villa in Maple 1 of the same size changed hands for AED 3,736,000 the same month. A 5-bedroom villa in Maple 2 sold for roughly AED 3,523,693 at 3,439 sq ft in the same period. Separately, emirates.estate lists Maple sale prices averaging around AED 3,253,375 with rental asking prices averaging roughly AED 220,000 a year. These are individual transaction and asking figures, not a guarantee, and owners are better served checking live portal listings (Bayut, Property Finder, Propsearch) directly for current pricing.

Airbnb / Short-Term Rental Income Potential

No Royale Stays-verified Airbnb, Booking.com or Agoda track record tied specifically to a Maple townhouse turned up in this guide's research. A Booking.com listing titled "Luxury Maple 3 Villa in Dubai Hills with Private Garden" did appear in SERP research, but it is an individual host's private listing, not Royale Stays-managed data, so it is not used as an income benchmark here. Royale Stays does not currently have booking data specific to Maple to draw on, so this guide does not present a building income figure it cannot support.
