About MAG City Townhouses

MAG City Townhouses, also marketed under the 'MAG Eye' brand, is the townhouse component of MAG City, a mixed-use masterplan developed jointly by MAG Group (through its MAG Lifestyle Development arm) and Meydan Group in District 7 of Mohammed Bin Rashid City (MBR City). The product comprises 694 townhouses in two-, three- and four-bedroom layouts, a total that grew after a 2022 masterplan redesign turned the northern half of the community into high-density luxury townhouses around a central park, replacing an originally planned apartment block on that section. 'MAG City Parks' (also seen as 'MAG Central Parks') refers to one specific 247-unit phase within this wider 694-unit product, launched in July 2021, not a separate development.

MAG City Townhouses should also not be confused with MAG Park, a distinct, later, still off-plan phase within the same MAG City masterplan marketed with larger four- and five-bedroom triplex townhouses and a developer-targeted 2027 handover: MAG Park has no delivered units, while the great majority of MAG City Townhouses' 694 units were already handed over by August 2023. Royale Stays also manages a separate four-bedroom villa elsewhere in MAG City with its own published Airbnb performance figures: that villa is a different unit type from this townhouse product, and its figures are presented later in this guide only as in-masterplan comparable context, not as this product's own number.

Location & Nearby Landmarks

MAG City Townhouses sits in District 7 of MBR City, part of the wider Meydan masterplan, with access via Dubai-Al Ain Road, Al Khail Road and Sheikh Zayed Road. The developer's own marketing has put the community at roughly 25 minutes from Downtown Dubai and around 10 minutes from Dubai Marina; these are developer-stated drive times, not independently timed by Royale Stays.

For a wider view of the area's short-term rental market, Royale Stays' Airbnb management guide for MBR City covers licensing and demand across the area, and Royale Stays' own MAG City villa performance guide covers the wider masterplan in more detail.

Lateral link recommendation (not executed by this brief): mag-park-mbr-city is a same-masterplan, same-broad-product-type (townhouse) sibling and a reasonable reciprocal-link candidate, distinct from the numbered MAG City apartment towers. Unit Types & Handover

MAG City Townhouses comprises 694 units in two-, three- and four-bedroom layouts. Under the original masterplan, phase one was planned with five apartment buildings (912 units) plus 150 townhouses, and phase two with four apartment buildings (600 units) plus 92 townhouses; a 2022 redesign of the masterplan's northern half converted that section into additional high-density townhouses and scrapped an originally planned, unbuilt apartment block there, which is how the townhouse count grew to the current 694.

As of an August 2023 developer announcement, 546 of these townhouses had already been handed over, with total project sales reported at over AED 1.76 billion at that point. This guide does not claim the remaining units have since reached 100 percent handover: independent project tracking updated in July 2025 confirmed the community's park and sports facilities were still under construction and nearing completion at that time, though this refers to communal amenities rather than individual unit handover status. Live 2026 Dubai Land Department transaction records for units under the 'MAG EYE Phase 1' project name are registered with a 'Ready property' classification, consistent with a largely delivered, actively resold product today.

Amenities

MAG City Townhouses' own marketing at handover cited a fully-equipped gym, a kids' play area, parks and leisure areas, a supermarket, several dining outlets and other retail spaces. At the wider MAG City masterplan level, amenities include a central clubhouse, additional fitness centres, outdoor swimming pools and roughly 48,000 square metres of landscaped green space with cycling and running tracks, plus retail and dining space reported at between roughly 8,000 and 32,000 square metres depending on the source and phase.

Live Dubai Land Department transaction records (via propsearch.ae's open-data feed, checked 2026-09-07) for units registered under 'MAG EYE Phase 1', the DLD project name for this townhouse product, show a two-bedroom unit at 1,411 square feet recorded across recent transactions from around AED 1.09 million (a mortgage registration) to AED 2.4-3 million (sales), a three-bedroom unit at 1,391 square feet recorded at AED 3,600,001 (a gift transfer, registered as ready property), and a four-bedroom unit at 4,131 square feet recorded at AED 6.6 million in August 2026. These are individual, dated, government-recorded transactions rather than asking prices, though they come from a single data aggregator for this guide; owners and buyers should confirm current figures directly against a second live portal (Bayut, Property Finder) before relying on them.

Airbnb / Short-Term Rental Income Potential

Short-term letting anywhere in Dubai, including a MAG City townhouse, runs through a DTCM (Department of Economy and Tourism) holiday home permit. MAG Group and Meydan Group are the master developers behind MAG City, not a hotel brand, so there is no policy reason, unlike Vida, the site's only confirmed prohibited brand, that a MAG City townhouse could not be run as a licensed holiday home.

Royale Stays does not currently have booking data specific to the MAG City Townhouses product itself, so this guide does not present an income figure it cannot support for this exact unit type. For in-masterplan context only, Royale Stays does manage a separate four-bedroom villa elsewhere in MAG City: across a four-month tracked window (December 2025 to April 2026), that villa achieved an average daily rate of AED 1,399 and 80.22 percent occupancy, confirmed via the company's Hospitable booking-channel data. This figure belongs to a different unit type (a villa, not a townhouse) and should be read only as evidence that short-term letting works elsewhere in the same masterplan, not as this product's own number.

The wider operational approach is covered in Royale Stays' guide to Airbnb property management in Dubai, including furnishing, photography, pricing, check-in and guest communications for a fee starting from 15%. Royale Stays' guide to the Dubai holiday home permit covers what the process and fees generally involve. Owners ready to move forward can submit their property for a free assessment.

MAG City Townhouses is a delivered/mostly-delivered product (546 of 694 units confirmed handed over by August 2023, per khaleejtimes.com and propsearch.ae), unlike the off-plan MAG Park sibling. No Royale Stays-managed unit exists within this specific product; the villa figure cited above is explicitly a different unit type, presented only as in-masterplan comparable evidence.
