About LIV Lux
LIV Lux is an off-plan residential tower in Dubai Marina, developed by LIV Developers. Land Department records list the registered developer entity as Marina LIV Development, a subsidiary of LIV Real Estate Development, part of the Marina 2 Group Limited group; one portal, Property Finder, separately names the developer entity as L I V Property Services Co L.L.C., a naming variance this brief has not resolved. Marketing describes the tower as sitting on one of the final few remaining waterfront plots in Dubai Marina.
Sources vary on the exact storey count, 47 storeys per Property Finder, Dubai Marina Apartments and A1 Properties, and 49 storeys plus one basement level per Propsearch's own building guide. The tower is planned to hold a mix of one, two, three and four-bedroom apartments plus a Signature Collection and a Penthouse Collection of four to five-bedroom duplex penthouses, with unit sizes reported from around 748 square feet up to roughly 15,270 square feet for the top-floor SuperLux penthouse. LIV Lux is one of four LIV-branded towers in Dubai Marina from the same developer, alongside LIV Marina (44 storeys, completed May 2025), LIV Residence (28 storeys, completed 2019 to 2020) and LIV Waterside (26 to 27 storeys, still under construction), all genuinely separate buildings, not the same project under a different name.
Sales at LIV Lux launched around November 2022 and construction started shortly after. As of the most recent Dubai Land Department site inspection (2 June 2026), construction was reported 78.96 percent complete, described as on pace though roughly 7 points behind the original schedule, with the tower reported topped out and targeting a December 2026 handover. As of this writing (2026-09-05), LIV Lux has not been handed over. Total unit count (229) is drawn from a single Land Department-sourced listing this session and has not been independently cross-confirmed elsewhere.
Location & Nearby Landmarks
LIV Lux sits directly on the Dubai Marina waterfront, within walking distance of Dubai Marina Walk, Dubai Marina Mall and JBR Beach. One source notes that the stretch of beach directly behind the tower itself is restricted to a neighbouring hotel's guests, with the nearest public beach access point around a kilometre south, near the Rixos hotel.
Dubai Marina is one of Royale Stays' core operating areas, alongside Palm Jumeirah, Downtown Dubai, JBR and Business Bay, and the company already manages Airbnb listings in Dubai Marina towers including LIV Marina, LIV Residence, No.9 Tower, Attessa Tower and The Residence at Marina Gate 2. A fourth LIV-branded tower in the same portfolio, LIV Waterside, is also still under construction nearby.
Unit Types
LIV Lux is planned as a mix of one, two, three and four-bedroom apartments alongside a Signature Collection and a Penthouse Collection of four to five-bedroom duplex penthouses. Reported unit sizes range from around 748 square feet for a one-bedroom apartment up to roughly 15,270 square feet for the top-floor SuperLux penthouse, marketed with a private terrace, its own pool and panoramic Dubai Marina and Arabian Gulf views. Signature Collection and Penthouse Collection units are reported to include private balcony pools with full or partial sea views, floor to ceiling windows and ceilings of at least 3 metres throughout. At original launch, one-bedroom units were priced from around AED 2 million and the top penthouse listed at around AED 66 million, though prices and payment plan structures have moved since sales launched in 2022.
Amenities
LIV Lux dedicates an entire amenities level, reported at over 27,000 square feet in total, to residents. Reported facilities include a residents' lounge, a swimming pool (marketed elsewhere as a 27-metre lap pool), an indoor-outdoor cinema, a barbecue area, a modern gym with a dedicated yoga studio, a spa with sauna, a business lounge, a beauty salon, a padel tennis court, a putting green, and 24-hour valet and concierge service from the drop-off lobby.
Transportation & Access
Being in Dubai Marina, LIV Lux has practical access to Sheikh Zayed Road within a short drive, connecting to Downtown Dubai, Dubai Marina Mall and the wider city. Dubai Marina is served by the Dubai Tram and by a Dubai Metro Red Line station in the area (currently named Sobha Realty station, previously Dubai Marina and then DAMAC Properties station under earlier naming-rights deals), giving residents a public transport option alongside private cars and taxis.
Rental & Price Trends
LIV Lux is still under construction, so there is no completed-building rental history yet, but Dubai Land Department records already show active off-plan resale activity: sale transactions recorded through 2026 show per-square-foot prices roughly between AED 1,225 and AED 3,609 per square foot depending on the unit and sale date, reflecting genuine secondary-market interest ahead of handover. Dubai Marina as a whole is one of Dubai's most established short-term and long-term rental markets, and once units are handed over, LIV Lux will be able to draw on that area-wide demand. Owners weighing an off-plan purchase here against other Dubai Marina options can model potential scenarios with Royale Stays' Dubai property ROI calculator.
Airbnb / Short-Term Rental Income Potential
Short-term letting anywhere in Dubai, including a future LIV Lux apartment, requires a valid DTCM holiday home permit. LIV Lux is a standard freehold residential development from LIV Developers, not hotel-branded or serviced-apartment, so the permit is applied for directly once the unit is handed over, the same routing that applies at LIV Marina, LIV Residence and other Dubai Marina towers Royale Stays already covers.
Because LIV Lux has not been delivered yet, there is no building-specific income data to report, no listings exist there today. Royale Stays already manages Airbnb properties across Dubai Marina, including at LIV Marina and LIV Residence, and covers furnishing, photography, dynamic pricing, guest communications, check-in and maintenance coordination for a management fee starting from 15%, with a single monthly statement covering revenue, fee, costs and net transfer. Owners who reserve a unit here now can submit their property ahead of handover to plan for short-term rental from day one, or explore Royale Stays' Airbnb management services in the meantime.
LIV Lux has not been handed over as of this writing and has no completed-building rental history. Income context reflects Royale Stays' own Dubai Marina portfolio, area-blended rather than exclusive to this tower, reviewed by Chris Veinbaums, DTCM-licensed operator.
