Lilac Park

Lilac Park is a gated row of 20 three-storey townhouses in District 12, Jumeirah Village Circle (JVC), developed by AB Properties and completed in 2015. Every home in the complex follows the same four-bedroom layout, with a ground-floor kitchen, dining and living area and a private terrace, plus two upper floors holding the bedrooms and an en-suite maid's room. Some listing portals also market these same 20 townhouses under the name SOL Lilac Park, a resale branding used by SOL Properties rather than a separate development. Royale Stays manages short-term rental listings across JVC for a fee starting from 15%.

About Lilac Park

Lilac Park is a gated row of 20 three-storey townhouses in District 12, Jumeirah Village Circle, developed by AB Properties and completed in 2015. All 20 homes share the same four-bedroom layout: a ground-floor kitchen, dining area and living room opening onto a private terrace, with the four bedrooms and an en-suite maid's room spread across the two upper floors, plus dedicated parking for two cars.

AB Properties has developed several similarly themed townhouse rows elsewhere in JVC under other plant names, including Iris Park, Tulip Park, Mulberry Park, Valencia Park and Orchid Park. These are separate developments in other parts of the community, not sections of Lilac Park itself. Some resale listings also market these same 20 Lilac Park townhouses under the name SOL Lilac Park, a branding used by SOL Properties (part of the Bhatia Group) rather than a second, distinct building.

Location & Nearby Landmarks

Lilac Park sits in District 12 of Jumeirah Village Circle, close to Sheikh Mohammed Bin Zayed Road (E311), which provides fast access to the rest of Dubai. From Lilac Park, it is roughly a 19 to 24-minute drive to Dubai Mall, Palm Jumeirah, Burj Al Arab and The Walk JBR, putting the community within reasonable reach of most of the city's major attractions despite its quieter, low-rise setting.

Unit Types

Lilac Park is a townhouse-only complex, with no apartments or high-rise units. All 20 homes are four-bedroom, three-storey townhouses ranging from roughly 1,679 to 4,000 sq ft, with a ground-floor kitchen, dining and living area and a terrace, and the bedrooms plus an en-suite maid's room on the two floors above.

Amenities

Residents share a swimming pool, gymnasium, children's play area and landscaped gardens within the gated complex. Lilac Park operates 24-hour security with video surveillance, and the development was built using energy-efficient construction methods.

Transportation & Access

Sheikh Mohammed Bin Zayed Road (E311) is the main route in and out of Lilac Park, connecting residents to the rest of Dubai without needing to cross into the more congested inner-city corridors. JVC is a car-dependent community with no metro station directly inside it, so most residents and guests rely on a private car, taxi or rideshare for onward travel, consistent with the wider JVC area.

Resale asking prices for Lilac Park townhouses have ranged roughly from $844,000 to $885,000 (about AED 3.1 to 3.25 million), or around $284 to $298 per sq ft, based on recent listing data. Royale Stays does not currently manage any Lilac Park properties, so no Lilac-Park-specific short-term rental earnings figure can be quoted here. Owners considering the numbers for their own unit can use the Dubai property ROI calculator to model potential returns.

Airbnb / Short-Term Rental Income Potential

Lilac Park's four-bedroom townhouses, private terraces and shared pool and garden amenities give the community genuine appeal for short-term rental guests looking for more space than a typical JVC apartment, particularly families and larger groups. AB Properties carries no confirmed prohibition on short-term letting.

Royale Stays manages short-term rental listings across JVC for a fee starting from 15%, covering furnishing, photography, pricing, guest communication, check-in and maintenance. Where a building or community has its own management company, the required DTCM holiday-home permit is arranged through that route once Royale Stays reaches out directly on an owner's behalf, rather than through a standalone owner application. Owners interested in exploring management for a Lilac Park townhouse can submit their property for a free consultation, or read more about Airbnb property management in Dubai.
