About Lake View
Lake View is a residential tower in Cluster B of Jumeirah Lake Towers (JLT), within the Al Thanyah Fifth DLD-registered area of the wider DMCC Master Community. The tower was developed by Damac Properties, with construction starting in May 2006 and completing in February 2009, standing 40 storeys tall. It offers studio, one-bedroom, two-bedroom and three-bedroom apartments.
Developer is confirmed across Propsearch, the developer's own site (damacproperties.com) and Binayah Properties, a RERA-registered Dubai brokerage (registration no. 1162). Storeys (40) are confirmed across the same three sources. A fourth source, citysearch.ae, shows an internal self-contradiction on its own page (a data field stating 39 storeys against body text stating 36 storeys) and disagrees with all three corroborating sources, so it is disclosed here but not counted toward the source total. Construction start (May 2006) and completion (February 2009) are single-sourced to Propsearch. The project's pre-construction estimated value, approximately AED 1,353,441,000 (USD 368.5m), is a developer-submitted Land Department estimate, disclosed as approximate and historical rather than a current valuation.
Location & Nearby Landmarks
Lake View sits in JLT's Cluster B, within the Al Thanyah Fifth DLD-registered area of the wider DMCC master community. The Walk at JBR is roughly 1.3 km away, Madame Tussauds about 2.0 km, and the Ain Dubai observation wheel around 2.0 km, with JLT Park about 1.2 km and Marina Beach about 1.3 km from the building. By car, Dubai Mall is roughly 18 minutes away, Palm Jumeirah about 10 minutes, Burj Al Arab around 16 minutes and The Walk JBR about 13 minutes. Schools within reach include Emirates International School Meadows and Dubai British School Jumeirah Park.
JLT has its own dedicated Royale Stays area guide covering location, connectivity and the wider rental market context: Airbnb management in JLT, Dubai. Lake View is one of several 'Lake'-prefixed JLT towers, and Royale Stays already covers Global Lake View, Lake Terrace and Lake Side Residence. Despite the similar names, Lake View (Cluster B, Damac Properties) is a separate building from each of these: different clusters, and in some cases different developers, not the same tower under a different name.
Unit Types
Lake View offers studio, one, two and three-bedroom apartments across its 40 storeys, per the developer's own site and Binayah Properties' project page. Propsearch's Dubai Land Department transaction feed independently shows recorded studio (420 sq ft), one-bedroom (855 to 1,374 sq ft) and two-bedroom (1,552 sq ft) sales and mortgage registrations, plus a distinct penthouse-flat listing (1,217 sq ft).
Unit mix category (studio/1BR/2BR/3BR) is 2-sourced (damacproperties.com and binayah.com, exact agreement). Individual unit square footage figures above are drawn from Propsearch's live DLD transaction sample rather than a developer floor-plan table, since neither damacproperties.com nor binayah.com publish exact unit sizes for this project (both list sizes as 'On Request'). Unit count for the building as a whole could not be confirmed from any source checked (propsearch.ae, damacproperties.com, binayah.com, citysearch.ae, jlt-dubai.com); bayut.com, which carries unit-count data on comparable JLT tower pages, was unreachable at build time and could not be consulted. Disclosed as unconfirmed rather than estimated.
Amenities
Lake View's amenities include separate gyms for men and women, a swimming pool and children's pool, a children's playroom, a residents' lounge, a barbeque area, 24/7 security and reception, underground parking and CCTV coverage. The tower also gives residents podium-level access to restaurants and cafes, per the developer's own site.
Amenity list sourced primarily from Binayah Properties' project page; the podium-level restaurant and cafe detail, and the 'high-end amenities' framing, are independently confirmed by the developer's own site, damacproperties.com. Individual facility items beyond the podium-level dining set are single-sourced to Binayah, not independently cross-verified against a second amenities-specific source.
Transportation & Access
Lake View is a short walk from Dubai Metro, per the developer's own site. By car, Dubai International Airport (DXB) is roughly 27 minutes away and Al Maktoum International Airport (DWC) is roughly 33 minutes away. Dubai Mall is about 18 minutes by car, Palm Jumeirah about 10 minutes, Burj Al Arab about 16 minutes and The Walk JBR about 13 minutes.
Metro proximity language ('a short walk from Dubai Metro') is the developer's own description; a precise walk-time figure to a specific station (as found on some JLT sibling pages) was not available on any source checked for Lake View specifically. Drive times sourced from Propsearch, calculated via Google Maps assuming typical traffic conditions.
Rental & Price Trends
Dubai Land Department transaction records show recent 2026 sales at Lake View. A studio of 420 sq ft sold on 24 June 2026 for AED 675,000, roughly AED 1,607 per sq ft. A one-bedroom unit of 855 sq ft sold on 25 June 2026 for AED 1,070,000 (about AED 1,252 per sq ft), with a second 855 sq ft one-bedroom unit selling on 1 July 2026 for AED 1,200,000 (about AED 1,404 per sq ft). A 1,217 sq ft penthouse-flat unit sold on 11 August 2026 for AED 1,500,000, around AED 1,233 per sq ft. Property Finder's live market snapshot for the building shows an average sale price of about AED 1.1 million across 39 currently listed properties, a price range of roughly AED 695,000 to AED 2.5 million, an average of about AED 1,400 per sq ft, and an estimated rental yield of 8.8%.
Owners considering a unit at Lake View can run their own numbers through Royale Stays' Dubai property ROI calculator for a unit-specific earnings estimate.
Pricing drawn from Propsearch's live DLD 'Latest Transactions' feed, sourced directly from published Dubai Land Department open-data records, checked against Property Finder's live aggregate price-insights panel for the same building, two independent sources, broadly consistent ranges. Note: an earlier price figure for this building (AED 1,305,000) traces to Propsearch's 18 August 2026 transaction record, but that record is for a 625 sq ft commercial Shop unit, not a residential apartment, so it has been excluded from the residential pricing set here as a different property class, not a comparable figure. The four genuine residential Sale-type transactions above are used instead.
Airbnb & Short-Term Rental Income Potential
Short-term letting anywhere in Dubai, including at Lake View, runs through a DTCM (Department of Economy and Tourism) holiday home permit, the same licensing requirement that applies regardless of building or area. An owner considering Airbnb at Lake View would need to hold that permit before listing, alongside confirmation of the building's own short-term letting policy.
Royale Stays does not yet have Lake View-specific portfolio data, and we have not found a confirmed third-party short-term-rental listing for the building, so we present income potential here as unproven rather than assumed. Royale Stays manages the full furnishing, photography, pricing, check-in and guest communications process for owners who prefer not to handle it directly. Owners ready to move forward can submit their property for a free assessment, with fees starting from 15%.
No dedicated STR-aggregator listing (Booking.com, Airbnb or similar) was found for Lake View in a search of the top organic results, unlike some JLT siblings (e.g. Lake Terrace), disclosed honestly rather than assumed present. Per standing company policy, the absence of a confirmed third-party STR signal is not treated as a build blocker for a residential JLT tower.
