About Harmony

Harmony is a gated villa neighbourhood within Tilal Al Ghaf, Dubai's lagoon-centred master community developed by Majid Al Futtaim. Built across three phases the developer calls Harmony I, II and III, it is one of the largest single villa releases in the wider community: a November 2021 announcement named ASGC as main contractor under a contract worth roughly AED 1.05 billion, covering 755 contemporary villas, at the time the largest single contract Majid Al Futtaim Communities had awarded.

Bayut's own coverage of Tilal Al Ghaf independently confirms the same shape, describing "over 700 villas divided into three sub-districts, Harmony I, Harmony II and Harmony III," with four, five and six-bedroom homes, and its own search-interest data shows Harmony as the single most searched villa cluster in the community, ahead of Aura and Elan. Real sale and rental listings tagged specifically to Harmony I, II or III confirm the neighbourhood is delivered and occupied across all three phases: it is not among the five Tilal Al Ghaf projects (Plagette 32, Lanai Islands, Bo Monde, Alaya Beach and Serenity Mansions) that Bayut's own coverage names as still under construction.

The 755-villa and roughly AED 1.05 billion contract figures come from Majid Al Futtaim's own November 2021 contractor-appointment announcement (published directly by Construction Business News Middle East, and independently reported the same week by Gulf News per a Google News title match, not independently re-fetched this session). Harmony I, Harmony II and Harmony III are three phases within one Harmony neighbourhood per the developer's own official neighbourhoods list, not three separate neighbourhoods, and Harmony itself is a separate, distinctly-named neighbourhood from Alaya, Alaya Beach, Elysian Mansions, Elan and Aura on that same list.

Location & Nearby Landmarks

Harmony sits within the wider Tilal Al Ghaf master community, near Sheikh Zayed Bin Hamdan Al Nahyan Street (D54), with residents given access to the community's recreational lagoon and its white sandy beaches. The already-covered Elysian Mansions, Elan and Aura neighbourhoods sit elsewhere within the same master plan.

By car, Tilal Al Ghaf is roughly 15 minutes from Mall of the Emirates, 17 minutes from Dubai Expo City, 20 minutes from Downtown Dubai, 25 minutes from Al Maktoum International Airport and 29 minutes from Dubai International Airport.

Drive times are approximate, based on typical traffic conditions from the wider Tilal Al Ghaf community rather than Harmony specifically, and will vary by time of day.

Unit Types

Real listings tagged to Harmony I, Harmony II or Harmony III on Bayut show predominantly four and five-bedroom villas, with some six-bedroom units, ranging from roughly 3,998 to 6,660 square feet across the samples observed. Every villa is built around the developer's own Garden Suite concept: a configurable secondary living area attached to the main house that can be laid out to suit the buyer's own needs.

Unit-size figures are drawn from a small number of individual Bayut listings across all three Harmony phases rather than an aggregated market average.

Amenities

Harmony's own amenities, per the developer, include landscaped parks and green open spaces, multiple swimming pools, a yoga pavilion, jogging and cycling trails, wellness and fitness spaces, community gardening plots, a fitness centre, tennis courts, Japanese-inspired gardens and children's playgrounds. Residents also share access to Tilal Al Ghaf's wider recreational lagoon and its white sandy beaches.

Transportation & Access

Harmony has no Metro station of its own, in common with the rest of Tilal Al Ghaf. Residents rely primarily on private cars, reaching the rest of Dubai via the community's connections to Hessa Street and Sheikh Zayed Bin Hamdan Al Nahyan Street.

Real listings tagged to Harmony I, II or III on Bayut show four and five-bedroom villas for sale at roughly AED 8.75 million to AED 13.8 million, with annual rents observed between roughly AED 550,000 and AED 1.325 million depending on phase, bedroom count and size. Bayut's own aggregated trend figures for Harmony separately cite a 4-bedroom villa at around AED 9 million to buy and around AED 390,000 a year to rent, a 5-bedroom villa at around AED 15 million to buy and around AED 661,000 a year to rent, a 6-bedroom villa at around AED 1.64 million a year to rent, and an expected rental yield of roughly 5.44%.

All figures in this section are Bayut's own listings and trend data, drawn from a single publisher, and were not independently cross-verified beyond that source this session.

Airbnb / Short-Term Rental Income Potential

Majid Al Futtaim is a standard freehold master developer, not a hotel brand or serviced-apartment operator, so a DTCM holiday home permit from the Department of Economy and Tourism is applied for directly, the same routing that applies elsewhere in Tilal Al Ghaf. No independently confirmed Airbnb or Booking.com listing specifically in Harmony was found this session.

Royale Stays' confirmed villa-management markets today are Mag City, MBR City and DAMAC Hills/DAMAC Hills 2, and Harmony sits outside those confirmed markets, so no Harmony-specific earnings figure is quoted here. Read more in Royale Stays' holiday home permit guide. Royale Stays' Airbnb management services, furnishing, photography, dynamic pricing, guest communications, check-in and maintenance coordination, are available from a management fee starting at 15%. Owners ready to move forward can submit their property for a free assessment.

Royale Stays does not currently manage a property in Harmony. The company's real Dubai villa short-term rental track record comes from a managed villa in Mag City, part of the MBR City masterplan, plus villas in DAMAC Hills and DAMAC Hills 2; Harmony-specific performance data is not available.

Frequently Asked Questions

Harmony is a large gated villa neighbourhood within Tilal Al Ghaf, Dubai, developed by Majid Al Futtaim. It comprises 755 contemporary villas built across three phases, Harmony I, II and III, per a November 2021 construction-contract announcement, offering four, five and six-bedroom homes with a configurable Garden Suite attached to each villa.
No. Harmony I, II and III are three construction phases within one Harmony neighbourhood, per the developer’s own official neighbourhoods list, which lists Harmony once, separately from Alaya, Alaya Beach, Elysian Mansions, Elan and Aura. Bayut’s own portal data tags individual listings to a specific phase (Harmony 1, 2 or 3) but treats all three as part of the same Harmony area.
Yes, across all three phases. Real sale and rental listings tagged to Harmony I, II and III appear on Bayut, activity only possible once units are delivered and occupied. Harmony is not among the five Tilal Al Ghaf projects (Plagette 32, Lanai Islands, Bo Monde, Alaya Beach, Serenity Mansions) that Bayut’s own coverage names as still under construction. An exact handover year for each phase could not be independently confirmed this session.
Real listings are predominantly four and five-bedroom villas, with some six-bedroom units, ranging from roughly 3,998 to 6,660 square feet across the samples observed. The developer’s own November 2021 contractor-appointment announcement described 755 villas across the three phases.
Structurally, yes, subject to a DTCM holiday home permit, the same requirement that applies anywhere in Dubai. Majid Al Futtaim is not a hotel brand, so the permit is applied for directly. Royale Stays’ confirmed villa-management markets are currently Mag City, MBR City and DAMAC Hills/DAMAC Hills 2, so it does not yet have a confirmed track record managing a property in Harmony specifically.
