Golf Vista is a twin-building residential complex in the Golf Town sub-community of DAMAC Hills (Akoya by DAMAC), Dubai, developed by Damac Properties. The two nine-storey buildings, Golf Vista A and Golf Vista B, hold a mix of studio to three-bedroom apartments on the upper floors and eight townhouses on the first two levels, around 150 units in total. Construction began in August 2013 and the project was substantially complete between 2015 and 2017 depending on the source. About Golf Vista

Golf Vista is a twin-building residential complex, Golf Vista A and Golf Vista B, in the Golf Town sub-community of DAMAC Hills, also known as Akoya by DAMAC, in Dubai. It was developed by Damac Properties, through its development entity Damac Crescent Properties, with construction beginning in August 2013. Sources vary on the exact completion year: one research site's own milestone data shows construction finished in December 2015, while two other sources place handover in 2017, so both are given. Dubai Land Department records list the project under “DAMAC HILLS, GOLF VISTA”, registered in the Al Hebiah Third area, part of the wider DAMAC HILLS master project.

Each nine-storey tower holds apartments across its upper seven floors, with a small number of townhouses on the first two floors, for around 150 units across both towers combined. Golf Vista sits alongside several similarly named, separately developed sister complexes in the same Golf Town sub-community, including Golf Horizon, Golf Panorama, Golf Terrace and Golf Veduta, distinct buildings, not the same development, despite the shared naming pattern. Dubai Land Department records show around 50 recorded sale transactions on file for the building.

Golf Vista, Golf Veduta, Golf Horizon, Golf Panorama and Golf Terrace are five architecturally similar, individually developed and separately registered twin-building complexes lining the golf course in DAMAC Hills' Golf Town sub-community. They share a design and naming template but are not the same building or the same DLD project. Golf Vista is also a separate development from Golf Vita, a similarly named but distinct Golf Town building.

Nearby landmarks include Trump International Golf Club (about 0.9 km), DAMAC Hills Park (about 0.5 km), Radisson Dubai Damac Hills (about 0.7 km), Mudon Central Park (about 1.6 km) and Studio City Park (about 2.6 km), with Dubai Miracle Garden and Global Village both a short drive away. Drive times from Golf Vista run roughly 27 minutes to Dubai Mall, 21 minutes to Palm Jumeirah, 23 minutes to Burj Al Arab and 25 minutes to The Walk at JBR. Dubai International Airport is about a 32-minute drive and Al Maktoum International Airport around 29 minutes.

Unit Types at Golf Vista

Golf Vista’s apartments run from studios to three-bedroom layouts across the seven upper floors of each tower, plus eight townhouses on the first two floors. Studio units measure roughly 320 to 666 sq ft with a living and sleeping area, closed kitchen and bathroom. One-bedroom units run about 731 to 949 sq ft, with an open kitchen, one en-suite bathroom and a powder room. Two-bedroom units span roughly 1,085 to 1,917 sq ft, and three-bedroom units run from about 1,985 to 2,209 sq ft, with a maid’s room in some configurations. All units were sold furnished, per the developer’s original marketing.

Dubai Land Department records classify every sampled Golf Vista transaction as a standard 'Flat' under residential use, no hotel-apartment DLD sub-type was found for this specific building (unlike its Golf Veduta sibling, which does carry a documented minority hotel-apartment classification for some units).


Amenities at Golf Vista

Golf Vista’s shared amenities include separate temperature-controlled swimming pools for adults and children, a gymnasium with a steam and sauna room, tennis and basketball courts, landscaped gardens, a barbecue and event space, a children’s play area, 24-hour security, concierge and intercom service, covered parking with one space per unit, high-speed elevators and golf-course views from balconies and windows. The complex is pet-friendly and runs a bus shuttle service to Mall of the Emirates, with resident discounts on subscriptions to the Trump Golf Club and DAMAC Maison hotels.


Transportation & Access

Golf Vista has no metro or tram line directly on site, so a car is effectively essential, as with most of DAMAC Hills. Road access runs via Al Qudra Road and Hessa Street, connecting onward to Emirates Road (E611) and the rest of Dubai. Dubai International Airport is about a 32-minute drive and Al Maktoum International Airport roughly 29 minutes; central destinations such as Dubai Mall and Palm Jumeirah run 21-27 minutes by car.


Dubai Land Department sale transactions recorded in 2026 show a studio (331 sq ft) selling for AED 427,127, about AED 1,290 per sq ft. A one-bedroom unit (889 sq ft) closed at AED 1,000,000, about AED 1,130 per sq ft, and two-bedroom units (1,432 and 1,486 sq ft) sold for AED 1,800,000 and AED 2,300,000, about AED 1,260-1,550 per sq ft. Separately recorded mortgage-registration transactions on three-bedroom units, including one at AED 790,069, were excluded from these figures since a mortgage registration does not reflect an open-market sale price, no genuine three-bedroom sale record was available in the sample checked. Airbnb & Short-Term Rental Income Potential

Golf Vista’s units are Dubai Land Department-classified as standard residential flats, so the usual owner-direct DTCM holiday-home permit route applies. Royale Stays has no confirmed prohibition or restriction on short-term letting at this building.

Golf Vista sits outside Royale Stays’ current core management areas of Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay, so no property-specific earnings figure is quoted here. The golf-course views and DAMAC Hills’ wider resort-style amenities are the kind of features that photograph well for a short-stay listing.
