About Eywa Tower
Eywa Tower sits on a plot directly fronting the Dubai Water Canal in Business Bay, giving residents views over the canal toward Downtown Dubai and the Burj Khalifa. R.Evolution launched the project in January 2024 at a showcase event at the Ritz-Carlton, DIFC, hosted by "Million Dollar Listing" stars Josh and Matt Altman, with Christie's International Real Estate acting as exclusive sales agent. The project went on to win the International Property Award for Best International Apartment/Condominium Development for 2023 to 2024.
The tower is planned as 23 storeys plus one basement parking level, with an estimated 50 apartments across two, three, four and five-bedroom layouts. Early Dubai Land Department transaction records show units trading in the AED 12 million to AED 19 million range, at roughly AED 3,700 to AED 4,900 per square foot on unit sizes between around 2,945 and 5,223 square feet, consistent with a boutique, ultra-luxury positioning rather than a high-volume tower.

Design & Architecture
Eywa Tower's architecture is built around the concept of a vertical forest: a series of tiered, curving terraces planted with greenery, which the developer describes as resembling cascading waterfalls or layered plateaus. The name and design are explicitly inspired by the Hallelujah Mountains from James Cameron's 2009 film Avatar, itself inspired by Zhangjiajie National Forest Park in China, and by Eywa, the all-encompassing life force deity from the same film, a naming choice the developer also ties to the banyan tree as a symbol of longevity and interconnection.
The design architect is Open Architecture Design, with Brewer Smith Brewer Group acting as architect of record. Ancient Builders Construction was appointed main contractor in September 2024, following foundation works carried out by the International Foundation Group. The building is targeting LEED Platinum and WELL Platinum sustainability certification, which the developer says requires tighter facade-alignment tolerances and finishing standards than a typical Dubai tower. Interiors are planned around wood, polished stone, marble and patterned carpets in a muted, earthy palette.

Airbnb / Short-Term Rental Potential
Eywa Tower is still under construction, targeted for delivery in 2026 after its original Q1 2026 estimate slipped to Q2 2026, so there is no rental history or current listing for the building itself. Once handed over, an Airbnb-managed apartment there would need a DTCM holiday home permit, professional photography, dynamic pricing, round-the-clock guest communication, housekeeping between stays and owners-association coordination, the same requirements as any other Business Bay tower.
Business Bay is one of the five areas Royale Stays actively manages today, and real managed-portfolio figures from the district give a useful benchmark for what a large Eywa Tower apartment could earn once it is deliverable: two-bedroom units in Royale Stays' existing Business Bay portfolio average AED 801 a night at 88% occupancy (AED 21,874 a month), and three-bedroom units average AED 1,212 a night at 88% occupancy (AED 33,159 a month), figures directly relevant to Eywa Tower's own two, three, four and five-bedroom mix, though its larger four and five-bedroom units would likely command more given their scale and canal-facing views. R.Evolution is a private developer, not a hotel brand, and this guide found no hotel-brand operator involved in Eywa Tower: the apartments are being sold to individual owners on the open freehold market via Christie's International Real Estate. There is no policy reason, unlike Vida, the site's only confirmed prohibited brand, that Eywa Tower apartments could not be run as licensed holiday homes once complete.
