About Executive Towers

Executive Towers is a 12-building complex in Business Bay developed by Dubai Properties, with construction starting in 2005 and the full complex completed by 2009. The development includes ten individually named residential towers (Executive Tower B, C, E, F, G, H, J, K, L and M), one commercial tower known as Aspect Tower (also referred to as Tower D), and a separate hotel tower, Taj Dubai. Across the complex there are around 1,799 apartments, ranging from studios to four-bedroom units, plus podium villas and duplex penthouses in some towers. Storey counts vary by tower: Executive Tower M, the tallest in the complex, rises 52 floors (210 metres), while Executive Tower C has 28 floors above ground.

It is worth noting that "Executive Tower A" is a name used by some operators and listing platforms for an address within the complex, but neither of the two major Dubai property portals lists a tower with that exact name among the complex's twelve buildings. Royale Stays has a dedicated guide to the address commonly marketed under that name: Executive Tower A, Business Bay. Royale Stays also has a dedicated guide to Executive Tower M, Business Bay, the complex's tallest and a confirmed, individually portal-listed tower.

Executive Towers should also not be confused with Executive Bay, a separate two-tower development nearby built by DAMAC Properties. The similar names refer to two different buildings with two different developers.

Towers in the Complex

Executive Towers is a horizontal cluster rather than a single building, so unit availability, layout and pricing can vary meaningfully from tower to tower. The table below lists all twelve buildings in the complex.

An address within the complex is commonly marketed by operators and listing platforms as "Executive Tower A," though it does not appear under that name in either major portal's own building guide for the complex. See Royale Stays' dedicated guide to that address for the full detail.

Executive Tower A already has a full Royale Stays Building Guide, covering unit types, amenities, transportation and a detailed Airbnb income discussion for that specific address. None of the other eleven buildings in the complex has a dedicated guide on this site yet.

Unit Types

Across the complex, unit types span studios and one, two, three and four-bedroom apartments, with some towers also offering podium villas and duplex penthouses. Individual towers differ in their exact mix, and Aspect Tower is office space rather than residential units. Executive Tower A specifically offers loft, garden and terrace apartments alongside one, two and three-bedroom units, per the tower-specific Executive Tower A guide. No floor-plan diagrams are included here: floor plans are typically the developer's or broker's proprietary material and have not been independently verified for this guide.

Amenities

All towers share a three-storey podium. The first two levels hold Bay Avenue, a retail promenade of roughly 170,000 square feet with a hypermarket, a spa, a men's salon, a tanning centre, and a range of cafes and restaurants. The third level, known as The Courtyard, adds landscaped plazas, children's play areas and other communal facilities shared across the complex. A park, running track, skate park and children's play area were added to the complex in 2014. Individual towers also have their own building-level amenities, such as a swimming pool, gym, 24/7 security and allocated parking at Executive Tower A.

Location & Nearby Landmarks

The complex sits in Business Bay, with Downtown Dubai around five to eight minutes away by car and the Burj Khalifa and Dubai Fountain roughly a nine-minute drive. Business Bay Metro Station on the Red Line and Sheikh Zayed Road are both within easy reach for towers across the complex. For the wider district picture, including transport links and the area's broader short-term rental context, see Royale Stays' Business Bay area guide, which covers the neighbourhood in more depth than this page needs to repeat.

Royale Stays has not independently confirmed rents specific to any individual Executive Towers building in this pass, so the figures below describe Business Bay's rental market at an area level rather than a tower-specific one. Per Bayut's reporting, the average Business Bay apartment rent reached AED 128,021 per year in 2025, up 18.2 percent year-on-year. Because Executive Towers spans twelve buildings of varying age and spec, no single rent or service-charge figure is stated for the complex as a whole.

Broker-reported estimates put Business Bay's general service-charge range at approximately AED 24 to 25 per square foot per year, though this should be treated as indicative rather than an authoritative Mollak-sourced number. Owners weighing a specific unit's earning potential can run their own numbers through Royale Stays' ROI calculator.

Airbnb & Short-Term Rental Potential

Royale Stays manages short-term rental properties across Business Bay, including buildings within the Executive Towers complex, handling furnishing, photography, pricing, check-in, guest communications and maintenance coordination for a fee from 15 percent. Short-term letting anywhere in Dubai, including at Executive Towers, runs through a DTCM (Department of Economy and Tourism) holiday-home permit. Dubai Properties is not a hotel-branded operator with a confirmed short-term-letting prohibition, so Executive Towers apartments are a normal, viable target for holiday-home management, in addition to confirming each building's own short-term letting policy. See Royale Stays' guide to the Dubai holiday home permit for the full process.

Because Executive Towers spans multiple towers built at different times with different unit mixes, owners should treat any nightly-rate or occupancy figure quoted for "Executive Towers" as a whole with caution. For income potential at a specific address, see Royale Stays' dedicated guides to Executive Tower A and Executive Tower M.

Owners weighing an Executive Towers unit for Airbnb can review Royale Stays' full Airbnb management services, or check the full guide to Airbnb property management in Dubai. Owners ready to move forward can submit a property for review.

Royale Stays does not currently hold Executive Towers-specific booking data of its own for the complex as a whole; this section reflects area-level Business Bay context, reviewed by Chris Veinbaums, DTCM-licensed operator.
