Dunes (also marketed as The Dunes or Dunes Silicon Oasis) is a completed, 9-storey freehold apartment building in Nadd Hessa, Dubai Silicon Oasis, developed by Maximus Group through its project subsidiary Maximus Property I Ltd. Construction ran from April 2008 to March 2009, and the building holds approximately 189 studio, one-bedroom and two-bedroom apartments.

Dunes should not be confused with Dune Residency, a separate apartment building in Jumeirah Village Circle developed by an unrelated company, Dune Properties. The two share a similar name but are different buildings in different communities, several kilometres apart.

Average price per square foot at Dunes has eased from around AED 835 in January 2026 to around AED 602 in August 2026, a drop of roughly 27.9 percent over that period. One-bedroom units have averaged around AED 662,000 in the last 12 months, and the single recorded two-bedroom sale in that period closed at AED 1,600,000. The developer’s own marketing has separately listed units from AED 460,000; live listings on Bayut, Property Finder or Dubizzle are the best source for current asking prices, since these can move between the DLD’s last recorded transaction and today.
