About Dubai Creek Gate

Dubai Creek Gate is a two-tower residential complex on Creek Island, in the Al Khairan First area of Dubai Creek Harbour, Dubai. It was developed by Emaar Properties through its project entity The Lagoons Phase One. Dubai Land Department transaction records list the project as Creek Gate, under the master project Dubai Creek Harbour. Construction began in March 2017, with an original handover target of Q3 2020, and the complex was completed in November 2021.

The development comprises two individually named buildings, Dubai Creek Gate Tower 1 (30 storeys) and Dubai Creek Gate Tower 2 (36 storeys), which share the same amenities and master development. Emaar’s own current marketing page for the project describes one, two and three-bedroom apartments; Dubai Land Department sale and mortgage records for the complex also include a small number of larger four-bedroom units.

Dubai Creek Gate should not be confused with Harbour Gate, a separate Emaar twin-tower complex roughly 100 metres away in the same Creek Island neighbourhood. Both are Emaar developments with similarly structured two-tower layouts and easily confused names, but Emaar’s own official project pages, Dubai Land Department building records and portals including PropertyFinder.ae and Bayut.com all list Dubai Creek Gate and Harbour Gate as two separate developments with their own building records and unit inventories.

Two Emaar Creek Harbour developments share very similar naming, Dubai Creek Gate and Harbour Gate, both twin-tower complexes on Creek Island; this page covers Dubai Creek Gate only.

Location & Nearby Landmarks

Dubai Creek Gate sits on Creek Island in Dubai Creek Harbour, about 0.2 km from Creek Island Central Park and 0.5 km from Creekside Park. For the wider community, see Royale Stays’ Airbnb management guide to Dubai Creek Harbour.

Nearby landmarks include the Ras Al Khor Wildlife Sanctuary (2.8 km), Dubai Festival City (1.9 km) and Al Badia Golf Club (2.0 km). Several hotels sit within walking distance, including Palace Dubai Creek Harbour (0.2 km) and Vida Creek Harbour and Vida Creek Beach (0.3 to 0.4 km), and Swiss International Scientific School Dubai (1.4 km) is among the closer schools. Dubai Mall is roughly a 20-minute drive, Dubai International Airport about 24 minutes, and Al Maktoum International Airport around 51 minutes.

For nearby sibling Building Guides in the same Creek Island neighbourhood, see Royale Stays’ Harbour Gate Tower 2 guide, Harbour Views Tower 1 guide and Creek Horizon Tower 1 guide, all within roughly 0.3 km.

Unit Types at Dubai Creek Gate

Emaar’s own marketing describes Dubai Creek Gate’s apartments as one, two and three-bedroom layouts across both towers, with private balconies and views toward Dubai Creek Tower, Burj Khalifa, Dubai Creek Park or the Ras Al Khor Wildlife Sanctuary, depending on the unit’s orientation and floor. Dubai Land Department transaction records for the project also show at least one four-bedroom apartment changing hands (2,277 and 3,046 sq ft, both in Tower 1).

Emaar's 'Available Units' figure on its project page reflects its own live resale inventory, not the building's total unit count.

Amenities at Dubai Creek Gate

Dubai Creek Gate’s shared amenities, common to both towers, include a children’s play area, a gymnasium, a landscaped leisure deck, private parking spaces and swimming pools, per PropSearch.ae’s building guide; Emaar’s own marketing separately highlights a swimming pool, gymnasium and children’s play areas. Several food, retail and wellness outlets operate on the ground floor of the complex itself, including a yoga studio, a dance studio, a flower shop, a patisserie, a children’s nursery, a wellbeing centre, a pet shop and a boxing and fitness studio.

Transportation & Access

Dubai Creek Gate has no confirmed Metro or Tram station within walking distance, so a car is effectively necessary for daily transport, in line with most of Dubai Creek Harbour. Road access runs via Ras Al Khor Road and the Bur Dubai Bypass Road. From the building, it is roughly a 20-minute drive to Dubai Mall, 32 minutes to Palm Jumeirah, 30 minutes to Burj Al Arab and 35 minutes to The Walk at JBR. Dubai International Airport is about 24 minutes away, and the newer Al Maktoum International Airport around 51 minutes.

Dubai Land Department sale transactions recorded through 2026 show a wide range depending on unit size and tower: a two-bedroom unit sold for AED 2,700,000 in July 2026, and three-bedroom units sold for AED 2,900,000 in September 2026 and AED 3,200,000 in August 2026. Separately, Emaar’s own current marketing lists its available resale inventory starting from AED 4,414,888 for a 1,490 sq ft unit, a notably higher current asking figure than the Dubai Land Department’s recorded 2026 sale prices. Airbnb & Short-Term Rental Income Potential

Dubai Creek Gate is a completed, standard freehold residential complex. Dubai Land Department records classify its units as Residential, Flat, not a hotel-branded or serviced-apartment property, so the usual owner-direct DTCM holiday-home permit route applies to any unit here. Royale Stays has no confirmed prohibition or restriction on short-term letting at this building.

Dubai Creek Gate sits outside Royale Stays’ current core management areas of Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay, so no property-specific or area-level earnings figure is quoted here. A Booking.com listing for a serviced product branded 'Creek Gate by Emaar' suggests some short-term-stay activity in the wider development. Royale Stays’ Airbnb management services, furnishing, photography, dynamic pricing, guest communications, check-in and maintenance coordination, are available from a management fee starting at 15%. Owners can submit their property for a free assessment.

Royale Stays has no current partnership, affiliation or commercial relationship with Emaar Properties. This page is an independent building guide for owners and investors researching the project.
