About the Building

DAMAC Maison Cour Jardin sits on Marasi Drive in Business Bay, one of the entrances Dubai's investors and short-stay guests already know well for its mix of canal-adjacent towers and easy reach of Downtown Dubai. The building was developed by DAMAC Properties, through its Damac Star Properties subsidiary, and completed in 2014.

It has changed names twice since then: it opened as "The Corner," was renamed "The Cosmopolitan" (a name still attached to some older Dubai Land Department records), and now trades under its current name, DAMAC Maison Cour Jardin, once DAMAC folded it into its Maison hospitality brand. That hospitality layer is the building's defining feature. DAMAC Maison, DAMAC's own hotel-management arm, runs the day-to-day operation, and the property is bookable today as a hotel product on platforms including Booking.com, TripAdvisor and Almosafer. At the same time, the underlying apartments are individually owned on a freehold basis and bought and sold through normal Dubai Land Department transactions, not held entirely by DAMAC as hotel inventory.

Location & Nearby Landmarks

The building sits on Marasi Drive in Business Bay, close to Bay Avenue's restaurants and retail and within easy reach of Downtown Dubai, Sheikh Zayed Road and the wider Business Bay canal district.

Business Bay is home to several other DAMAC Maison towers Royale Stays covers, including DAMAC Maison Prive, DAMAC Maison The Vogue and DAMAC Maison Bay's Edge, each operating under the same DAMAC Maison hospitality management structure.

Unit Types

DAMAC Maison Cour Jardin offers studio, one, two and three-bedroom apartments and suites, all individually owned on a freehold basis, confirmed against Bayut's building profile and the developer's own project page.

Amenities

Residents and guests have access to a swimming pool, gym, spa, sauna, an Italian coffee shop, on-site restaurants, a supermarket, and a courtyard/terrace area, confirmed across Bayut, Propsearch and the building's own hotel-booking site.

Airbnb / Short-Term Rental Income Potential

Because DAMAC Maison Cour Jardin already operates as a hotel-branded property under DAMAC's own hospitality management, an individual owner cannot apply for a standalone DTCM holiday-home permit the way they might in a purely residential tower. Instead, the building's management company arranges the permit once a specialist operator like Royale Stays reaches out directly on the owner's behalf, the same permit-routing process already used across Royale Stays' other DAMAC Maison-managed buildings in Business Bay. This makes the building a normal, viable target for professional short-term-rental management, just with the process handled through the building rather than as a solo application.

DAMAC Maison Cour Jardin's studio-to-three-bedroom mix and hotel-grade amenities put it in the same short-stay-friendly bracket as its DAMAC Maison sibling towers already active in Business Bay. Actual achievable nightly rates and occupancy depend on unit size, floor, view and furnishing standard, Royale Stays can walk an owner through a building-specific pricing estimate as part of onboarding, covering furnishing, photography, pricing, check-in, guest communications and maintenance coordination, from a management fee starting at 15%. Owners ready to move forward can submit their property for a free assessment. For the full permit-routing process, see Royale Stays' holiday home permit guide.

Frequently Asked Questions

Yes. Because the building operates under DAMAC Maison's own hotel management, the short-term-rental permit is arranged through that management relationship rather than a standalone owner DTCM application, the building's management company handles this once a specialist operator like Royale Stays reaches out on the owner's behalf.

It depends on the unit's size, floor, view and furnishing standard. Royale Stays can put together a building-specific pricing estimate as part of onboarding rather than quoting a single figure that would not reflect an individual unit's real potential.
