About Creek Rise

Creek Rise comprises two residential high-rise towers, Creek Rise Tower 1 and Creek Rise Tower 2, developed by Emaar Properties (via its subsidiary The Lagoons Phase One) on the northern part of Creek Island in Dubai Creek Harbour's Al Khairan First sub-area.

Construction began in April 2017. The original estimated handover was August 2020, but the project was not completed until October 2024, a delay of roughly four years. Both towers are now finished and ready to move into, with an active resale market: Dubai Land Department records show 50 recorded sale transactions for Creek Rise as of early September 2026, including recent 1 and 2-bedroom apartment sales in both towers.

Tower 1 rises 36 storeys and Tower 2 rises 46 storeys. Both buildings offer 1, 2 and 3-bedroom apartments, with a combined size range of roughly 785 to 1,642 square feet reported across the development. Per-tower listings break this down further, with 1-bedroom units from around 778 to 848 square feet, 2-bedroom units around 1,100 to 1,200 square feet, and 3-bedroom units around 1,400 to 1,600 square feet.

Location & Nearby Landmarks

Creek Rise sits on the northern tip of Creek Island, overlooking the island's parkland with views toward the Dubai Creek Tower site.

The towers have direct access to Creek Island's circular boulevard and are a short walk from Emaar Square, a retail and dining destination on the island. Downtown Dubai and Dubai International Airport are both roughly 10 to 15 minutes away by car, and the wider Dubai Creek Harbour community includes the Ras Al Khor Wildlife Sanctuary and the Dubai Creek Marina.

Amenities & Building Features

Both Creek Rise towers share a set of resident amenities built around the wider Creek Island lifestyle.

On-site amenities include a temperature-controlled swimming pool, a modern gymnasium, a kids' play area and a landscaped leisure deck. The development also has direct access to dining outlets, retail space, a supermarket and a health care centre, alongside round-the-clock security and ample parking.

Short-Term Rental Potential & Permit Considerations

Creek Rise is a standard residential apartment development, not a hotel-branded or serviced-apartment building, so it follows the direct Dubai Tourism (DTCM) holiday-home permit path rather than a hotel-operator-routed one.

Third-party travel platforms already list individual units at Creek Rise for short stays, including a one-bedroom Tower 1 unit and a separately branded two-bedroom serviced unit found on major booking sites. This shows the building already sees genuine short-stay guest activity, though it reflects independent third-party listings, not a Royale Stays-managed unit, and any individual apartment's permit status should be confirmed before listing.

Dubai Creek Harbour is not yet among Royale Stays' current managed service areas, so no income or occupancy figures for this specific building are available. Royale Stays manages Dubai short-term rentals from a fee starting from 15%, covering furnishing, photography, pricing, check-in and guest communications.
