About Club Place

Club Place is a twin-tower, off-plan residential development by Emaar Properties in Dubai Hills Estate, positioned off Al Khail Road (E44) with views over the community's golf course. The development comprises two residential towers, Tower A and Tower B, with 473 apartments between them, offered in one, two and three-bedroom configurations. Sales launched in 2024 and construction is under way, with handover targeted for Q4 2028.

Club Place should not be confused with two other similarly named Emaar developments in Dubai Hills Estate. Club Villas, also covered on royalestays.com, is a completed, 150-villa gated community of three and four-bedroom homes delivered in 2021, an entirely different product from Club Place's 473 off-plan apartments across two towers, still under construction. Club Drive is a separate off-plan Emaar twin-tower apartment project on Dubai Hills Estate's Northern Boulevard, offering one to four-bedroom units from roughly 724 to 1,645 sq ft, a different location and unit mix from Club Place's own off-Al-Khail-Road site and 1-3BR, 693 to 1,931 sq ft range. All three share the 'Club' name and sit within Dubai Hills Estate, but they are separate Emaar projects with separate unit types, unit counts and, for Club Villas, a different delivery status. This guide covers only Club Place, the apartment towers off Al Khail Road.

Reported floor counts for Club Place vary across property portals, from 17 storeys to 23 storeys depending on the source and which of the two towers is described, with no two sources agreeing on the same pair of figures. This guide does not state a specific storey count for either tower rather than assert an unverified number.

Location & Nearby Landmarks

Club Place sits within Dubai Hills Estate, Emaar's master community built around an 18-hole championship golf course, with direct access to Al Khail Road (E44). The development is roughly 5 minutes from Dubai Hills Mall, around 12 minutes from Mall of the Emirates and Dubai Marina, and about 15 minutes from Dubai Mall and Burj Khalifa.

Dubai Hills Estate already has several other Emaar developments covered separately on royalestays.com, including Club Villas, the completed villa community described above, and Golf Grand, another golf-course-facing apartment building in the same community. For a wider view of the area's short-term rental market, Royale Stays' Airbnb management guide for Dubai Hills Estate covers licensing and demand across the wider community.

Unit Types

Club Place offers 473 apartments in one, two and three-bedroom configurations across its two towers, ranging from approximately 693 sq ft for the smallest one-bedroom layouts up to approximately 1,931 sq ft for the largest three-bedroom units. Exact sizes vary between Tower A and Tower B and between individual layouts, so a buyer should confirm the specific unit's own floor plan rather than rely on this guide's general range.

Amenities

Club Place residents have access to an infinity pool and pool deck, a fitness centre, an indoor multipurpose room, a children's play area, a landscaped podium deck, a rooftop lounge and covered parking, alongside the wider Dubai Hills Estate amenity set: an 18-hole championship golf course and driving range at Dubai Hills Golf Club, Dubai Hills Mall, landscaped parks and gardens, and jogging and cycling tracks.

Club Place launched in 2024 with apartments priced from approximately AED 1.45 million. Current listings put the starting price at approximately AED 2.77 million, on a 10% down payment, 70% during construction and 20% on handover payment plan.

Because Club Place is still under construction with handover targeted for Q4 2028, there is no established resale or rental transaction history for the completed building yet. Owners considering Club Place for future letting can model their own scenario with Royale Stays' ROI calculator once pricing and expected rental ranges firm up closer to delivery.

Airbnb / STR Income Potential

Royale Stays does not currently manage any properties in Dubai Hills Estate, so there is no Club-Place-specific or Dubai-Hills-Estate-specific earnings figure to quote here. What can be said honestly is that Emaar, the developer behind Club Place, is not a hotel brand with a short-term-letting restriction of the kind that applies to Vida-branded buildings, the only confirmed prohibition on short-term letting in Dubai, so a Club Place apartment is not structurally blocked from holiday-home use once it is delivered.

For a genuine sense of what professional apartment management can deliver in Dubai, Royale Stays' own track record across its confirmed active apartment markets, Palm Jumeirah, Dubai Marina, Downtown Dubai and JBR, is the closest real comparison available, rather than any invented Club Place figure. Owners weighing up the permit side of short-term letting can also read Royale Stays' Dubai holiday home permit guide for how the process works in practice, or submit their property for a direct conversation.

Royale Stays does not currently manage properties in Dubai Hills Estate; figures referenced above are from Royale Stays' own managed apartments elsewhere in Dubai, for comparison only.
