About City Walk

City Walk is a mixed-use masterplan by Meraas, part of Dubai Holding, sitting along Al Wasl Road and Al Safa Street in the Al Wasl sub-district, between Downtown Dubai and Jumeirah. It is genuinely two things at once: an open-air retail, dining and entertainment destination under the City Walk brand, and a residential community of freehold apartment buildings. Both sides of that identity sit inside the same physical development, which is worth stating plainly since most search results for "City Walk Dubai" lean toward the shopping and dining side rather than the residential one.

The residential side has been built out in three phases. Phase 1, City Walk Residences, opened to the public in 2016 and includes buildings such as Building 5 and Building 7, both established, currently occupied freehold towers. Phase 2, Central Park at City Walk, launched in 2019 around a 230,000 square metre central park and includes buildings such as Myrtle, Viridian, Celadon, Erin, Fern, Laurel, Castleton and Thyme, all delivered and occupied. Phase 3, including City Walk Crestlane and the newer Crestlane 4 and Crestlane 5 releases, is still under construction, with completion expected around 2029, so no honest current-income claim can be made for that sub-phase yet.

City Walk is a large masterplan, roughly 900,000 square metres in total, made up of around 48 building developments across 5 sub-communities, more than 30 of them apartment buildings. Royale Stays does not yet manage properties in City Walk, but the district's scale and mix of established, occupied stock make it a genuine candidate for future coverage.


Location & Connectivity

City Walk sits along Al Wasl Road and Al Safa Street, just off Sheikh Zayed Road, roughly a 4-minute drive from Downtown Dubai and Dubai Mall, and within easy reach of Jumeirah Beach. Its position between two of Dubai's most established districts is one of the area's clearer selling points for both residents and short-term guests.

There is no Metro station within City Walk itself. The nearest option is Burj Khalifa/Dubai Mall Station on the Red Line, roughly a 10 to 15-minute walk or about a 5-minute drive or taxi ride, depending on which part of City Walk you are starting from. That is a real but not walkable connection, and it is worth stating honestly rather than implying direct Metro access that does not exist.


Rental Market and Short-Term Rental Context

On the long-term rental side, 1-bedroom apartments in City Walk average roughly AED 176,000 a year, and 2-bedroom apartments average roughly AED 243,800 to AED 272,000 a year depending on the source, both a clear premium to the citywide Dubai average. These are long-term, annual rental figures, not a short-term rental yield claim, and are stated here only as evidence of the area's premium positioning.

On the short-term side, no official area-level DTCM or STR statistic exists for City Walk, so none is claimed here. What does exist is a genuine demand signal: active short-term listings in City Walk buildings, a dedicated Vrbo category page for the area, and a direct Dubai holiday-home management competitor running several distinct City Walk short-term rental pages covering different unit types. Buildings in City Walk

Royale Stays does not yet have a dedicated Building Guide for an individual City Walk building. For reference, the district's named residential clusters are: City Walk Residences (Phase 1, including Building 5 and Building 7, delivered 2016); Central Park at City Walk (Phase 2, including Myrtle, Viridian, Celadon, Erin, Fern, Laurel, Castleton and Thyme, delivered and occupied); and City Walk Crestlane (Phase 3, including Crestlane, Crestlane 4 and Crestlane 5, still under construction). Why Manage Here

City Walk's own identity as a dining, entertainment and retail destination is a genuine guest draw in its own right, not filler. The district carries roughly 245 retail and dining outlets, and anchor venues including Coca-Cola Arena, a 17,000-capacity indoor arena for concerts, sports and comedy, The Green Planet, an indoor bio-dome built around a large artificial rainforest tree, Roxy Cinemas, and activity venues such as Brass Monkeys and a NoWayOut escape room. A guest booking a City Walk apartment is booking walking-distance access to a full leisure district, not just a bed.

Paired with a roughly 4-minute drive to Dubai Mall and Burj Khalifa, City Walk offers a dual pitch: a destination in its own right, plus fast access to Dubai's single biggest tourist draw. City Walk is not currently one of Royale Stays' five core service areas (Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay), and it is worth saying so directly rather than implying otherwise, but the company can evaluate a City Walk property on request.

Royale Stays manages the full furnishing, photography, pricing, check-in and guest communications process for owners who prefer not to handle it directly, from a fee starting at 15% of gross booking revenue. There is no confirmed prohibition on short-term letting in any City Walk building researched for this guide. City Walk has no Vida-branded properties, the only confirmed sitewide prohibition.
