About Ciel Tower

Ciel Tower, marketed to hotel guests as Ciel Dubai Marina, is a supertall hotel and serviced-residence tower in Dubai Marina developed by The First Group. The tower reaches 377 metres across 82 floors and was officially certified by Guinness World Records in December 2025 as the tallest hotel building in the world. It combines 777 hotel suites operated under InterContinental Hotels Group's Vignette Collection brand with 240 separately-titled luxury serviced residences sold to individual investors.

The First Group signed its franchise agreement with IHG in September 2024, and the tower was designed by the London-based NORR Group and built by main contractor China Railway 18th Bureau Group. Construction finished in November 2025, and the hotel welcomed its first guests at the end of that month, ahead of its December 2025 Guinness World Records certification.

Location & Nearby Landmarks

Ciel Tower sits within Dubai Marina, close to Dubai Harbour, with marketing materials describing views toward Palm Jumeirah, Bluewaters Island and the Arabian Gulf from its upper floors. Marina Walk, Dubai Marina Mall and the wider Marina promenade are all within easy reach on foot.

Ciel Tower joins Royale Stays' wider Dubai Marina Building Guide cluster alongside The Point Tower, another Dubai Marina tower Royale Stays covers.

Ciel Tower falls within Royale Stays' wider Dubai Marina coverage area, detailed in Airbnb Management in Dubai Marina.

Unit Types

Ciel Tower's individually-owned inventory splits into two categories: 777 hotel suites inside the IHG-operated Ciel Dubai Marina hotel, and 240 luxury serviced residences marketed as standalone freehold units, including studio and one-bedroom layouts. Both categories are actively bought, sold and rented on the open market. Property portals list both "apartments" and "hotel apartments" as separate freehold sale categories for the tower, and Dubai Land Department-sourced data cited by Property Finder shows roughly 225 properties changing hands in the past 12 months at an average price of about AED 1.05 million, with asking prices for available units ranging from roughly AED 890,000 to over AED 1.6 million depending on category and floor.

Total room and key counts vary by source. The First Group's own property materials and most independent listing portals cite 777 hotel suites plus 240 serviced residences, about 1,017 keys combined; IHG's own press materials describe the hotel as holding 1,004 guestrooms; at least one aggregator cites 1,042. This guide uses the developer-disclosed 777/240 split as the primary figure since the largest number of independent sources corroborate that exact breakdown.

Amenities

Ciel Dubai Marina's amenities are built around its height: the property includes one of the highest infinity pools in the world, a sky restaurant, multiple dining venues, a fitness centre, and a twelve-level atrium sky garden that runs through the tower's upper floors. Residence owners and hotel guests also share the building's ground-floor retail and dining offering.

Transportation & Access

Ciel Tower sits inside Dubai Marina, within reach of the Dubai Tram and the Dubai Metro's Red Line via the DMCC and Sobha Realty stations, and close to Sheikh Zayed Road for the roughly 30 to 40 minute drive to Dubai International Airport depending on traffic. Marina Walk and Dubai Marina Mall are both a short walk from the tower.

Construction Status & Handover

Unlike many buildings covered in this guide, Ciel Tower is already complete. Construction finished in November 2025, and the hotel welcomed its first guests in late November and early December 2025.

Reported plans changed more than once before completion: earlier coverage cited a lower design height, around 360 to 365 metres, and an earlier expected handover window in the first half of 2025, before the finished tower reached its certified 377-metre height and opened later that year. Buyers or owners relying on a specific handover date for an active purchase should treat their own Sales and Purchase Agreement as authoritative over any older brochure or portal estimate.

STR Income Potential

Because Ciel Tower includes an operating hotel component, the permit path for an individual freehold owner in the serviced-residence portion works differently from a purely residential Dubai Marina tower. Royale Stays cannot apply for a DTCM holiday home permit directly as an outside operator in a hotel-branded building: the building's own management company arranges the permit once Royale Stays reaches out on the owner's behalf. This routing does not rule out short-term letting at Ciel Tower, it simply changes who submits the application. Royale Stays' guide to the Dubai holiday home permit covers what the process and fees generally involve.

Independent short-term activity at the building already shows up on public listing portals distinct from the hotel's own inventory: dubizzle lists daily short-term apartment rentals specifically at Ciel Tower, alongside the standard long-term and resale listings for both the hotel-suite and serviced-residence categories. This is a genuine, if early, signal that some owners in the freehold component are renting independently rather than relying solely on the hotel operator.

Royale Stays does not currently have booking data specific to this building, so this guide does not present a building income figure it cannot support. For a general sense of realistic returns on a Dubai Marina studio or one-bedroom unit, Royale Stays' ROI calculator can model a specific unit against comparable completed Marina towers.

Royale Stays offers full Airbnb and holiday home management, covering furnishing, photography, pricing, check-in, guest communications and maintenance, for a fee starting from 15%, and owners can request a free rental assessment for a unit at Ciel Tower.

No Royale Stays-managed unit or Airbnb listing currently exists at Ciel Tower. The dubizzle short-term listings referenced above are independent third-party activity, not part of Royale Stays' own data.
