Centurion Residences is a residential complex of two six-storey buildings in Dubai Investments Park 2 (DIP2), developed by Royal Centurion Real Estate Development. Construction began in December 2014 and the project was completed and handed over in July 2017.
The development comprises 214 apartments in total: 45 one-bedroom units, 157 two-bedroom units and 10 three-bedroom units, designed with Mediterranean-inspired architecture across landscaped grounds. Some listing portals label the sub-community “Dubai Investment Park First” rather than “DIP2” and one associates a marketing relationship with Karma Developers, but developer, unit count and unit mix are consistent across every source checked, so this is one project, not two.
Two-bedroom units have covered areas of roughly 1,226 to 1,642 sq ft, some with a private garden or maid’s room; one-bedroom units run approximately 830 to 969 sq ft.

Centurion Residences sits off Al Yalayis Street in Dubai Investments Park 2, close to Sheikh Mohammed Bin Zayed Road (E311). From here it is roughly a 10-minute drive to Jebel Ali Free Zone (JAFZA), around 15 minutes to Expo City Dubai and Ibn Battuta Mall, about 24 minutes to Al Maktoum International Airport via Expo Road (E77), 20 to 25 minutes to Dubai Marina and 35 to 40 minutes to Downtown Dubai.

Sheikh Mohammed Bin Zayed Road (E311) runs close to Dubai Investments Park 2, giving residents direct road access to Jebel Ali, Dubai Marina and the wider Dubai road network. Dubai Investments Park 2’s own Metro station is roughly a 15-minute drive from the building; there is no Metro station within walking distance, so a car (own or taxi/ride-hail) is the practical way to get around from Centurion Residences.
