About Burj Daman

Burj Daman is a 65-storey tower in DIFC (Dubai International Financial Centre), developed through a joint venture between Arabtec and Al Rostamani Pegel and designed by architecture firm Perkins & Will. Construction began in 2006 and the tower was completed in 2013. Burj Daman is not a single-use residential building: floors 18 to 50 house the Waldorf Astoria DIFC hotel, comprising 201 guest rooms, 46 suites and 28 branded residential apartments, while the tower's remaining floors are office and commercial space, reflecting DIFC's role as Dubai's financial district. This mixed-use structure matters directly for anyone considering Airbnb here, and is explained in full in the Airbnb income section below.

The Waldorf Astoria DIFC was previously branded Rosewood Dubai before Hilton rebranded the hotel in 2019, a detail that occasionally causes confusion for anyone researching the building under its older name.

Location & Nearby Landmarks

Burj Daman sits within DIFC, Dubai's financial free zone, close to Gate Village, DIFC's dedicated art, dining and retail district, and within walking distance of the wider financial district's galleries, restaurants and the Ritz-Carlton DIFC. Downtown Dubai, Burj Khalifa and Dubai Mall are a short drive away.

For a fuller area-level picture of Airbnb management in DIFC, including area income data, see Royale Stays' DIFC Airbnb management guide. This is DIFC's first dedicated Building Guide, so there is not yet a sibling building post in the area to cross-reference here.

Unit Types

The Waldorf Astoria DIFC component of Burj Daman includes 28 branded residential apartments, in addition to the hotel's 201 guest rooms and 46 suites. Royale Stays has not independently confirmed configuration or size details for these 28 apartments beyond their existence as branded residences, so this guide does not invent floor plans or unit sizes. No floor-plan diagrams are included here: floor plans are typically the developer's or broker's proprietary material and have not been independently verified for this guide.

Amenities

As a Waldorf Astoria property, Burj Daman's hotel component offers the amenities expected of a five-star Hilton-brand hotel, including dining, spa and event facilities. Royale Stays has not independently confirmed which of these amenities, if any, are available to owners of the tower's 28 branded residential apartments specifically, so this guide states that gap honestly rather than assuming branded-residence owners automatically receive full hotel-amenity access.

Transportation & Access

DIFC is served by the Financial Centre Metro station on the Dubai Metro Red Line, within walking distance of Burj Daman and the wider Gate Village district, alongside road access via Sheikh Zayed Road.

Royale Stays has not independently confirmed long-term lease rents or service charges specific to Burj Daman from a citable market source in this pass, so no building-specific figures are stated here. At the area level, Royale Stays' own published DIFC income data shows an average nightly rate of around AED 950 with 80% occupancy across managed DIFC listings, with more than 550 active DTCM-licensed listings in the area. By unit size, one-bedroom apartments average around AED 850 per night at 81% occupancy (about AED 19,900 per month), two-bedroom apartments around AED 1,350 per night at 77% occupancy (about AED 30,200 per month), and three-bedroom and penthouse units around AED 2,400 per night at 72% occupancy (about AED 47,500 per month).

These are area-level figures, not building-specific precision for Burj Daman, and none of it reflects the tower's hotel-operated inventory, which cannot be independently listed on Airbnb. Owners can also run their own numbers through Royale Stays' Dubai property ROI calculator for a unit-specific estimate.

Airbnb / Short-Term Rental Income Potential

Burj Daman's largest identifiable inventory, the Waldorf Astoria DIFC's 201 guest rooms, 46 suites and 28 branded residential apartments, is hotel-operated and cannot be independently listed on Airbnb: DET (Dubai's Department of Economy and Tourism) holiday home permits are issued to individually-owned, individually-titled units, not to inventory inside an operating hotel's own pool. Anyone researching Burj Daman for Airbnb purposes needs to understand this distinction before assuming the whole tower is open to short-term letting.

A listings check on Airbnb and Booking.com found active Burj Daman listings operated by Silkhaus and Blueground, both independent third-party serviced-apartment operators, not Hilton or Waldorf Astoria brands. This is real evidence that some units in the tower, most likely units outside the hotel's own operated inventory, are individually owned and independently managed as short-term rentals. It does not confirm exactly which units these are, how many exist, or whether they are the 28 branded residential apartments, a separate non-hotel residential portion of the building, or some other arrangement. Royale Stays has not independently verified this.

Short-term letting anywhere in Dubai runs through the DET Holiday Homes system (hhpermits.det.gov.ae, Decree 41), and this requirement applies with no exemptions, regardless of DIFC's own separate property-registration jurisdiction, which covers the DIFC Registrar of Real Property and DIFC Law No. 1 of 2020 on leasing, sitting apart from mainland Dubai's DLD and Ejari systems. Exactly how DET handles a DIFC-registered title deed or a non-Ejari DIFC lease in practice has not been independently confirmed by Royale Stays, and is a genuinely open question for any owner in this building, not just Burj Daman.

If you own a unit at Burj Daman that is not part of the hotel's own inventory, confirming your unit's specific DET-permit eligibility directly, rather than assuming it based on the Silkhaus and Blueground listings existing, is the necessary first step. Royale Stays manages the full furnishing, photography, pricing, check-in and guest communications process for owners whose unit does qualify, and our guide to the Dubai holiday home permit covers what the process and fees generally involve.

Owners who believe their unit at Burj Daman qualifies, and want a clearer read on its Airbnb potential, can compare what separates a strong Airbnb management company from a weak one before submitting their property for a management review.

Income data reflects Royale Stays' own published DIFC area figures, reviewed by Chris Veinbaums, DTCM-licensed operator.

Frequently Asked Questions

Burj Daman is a 65-storey mixed-use tower in DIFC (Dubai International Financial Centre), developed by a joint venture between Arabtec and Al Rostamani Pegel and completed in 2013. Floors 18 to 50 house the Waldorf Astoria DIFC hotel, and the remaining floors are office and commercial space.
It depends on the unit. Most of Burj Daman's identifiable inventory, the Waldorf Astoria DIFC's 201 guest rooms, 46 suites and 28 branded residential apartments, is hotel-operated and cannot be independently listed on Airbnb under a DET holiday home permit. However, active Silkhaus and Blueground listings for the building show that some individually-owned units are being operated as short-term rentals independently of the hotel. Royale Stays has not independently confirmed exactly which units in the tower are DET-permit-eligible versus part of the hotel's own inventory, so owners need to confirm their specific unit's status before assuming it qualifies.
