About Bellevue Tower 2

Bellevue Tower 2, recorded in Dubai Land Department transactions as Bellevue Towers-2, is a 26-storey residential building developed by Dubai Properties through its project subsidiary Central Dubai Projects. It forms one half of the twin-tower Bellevue Towers complex in Downtown Dubai's Burj Khalifa District, alongside its 27-storey sister tower, Bellevue Tower 1. Construction began in October 2016 and the complex was completed in July 2020.

Dubai Properties' own marketing material describes the wider complex generally as a '23-storey' development, and a separate summary passage from the same research source describes both buildings together as '26-storey'; Dubai Land Department building records for this specific tower list it at 26 storeys, the figure used throughout this guide (Tower 1's own DLD-sourced page lists it slightly taller, at 27 storeys). The two towers are also sometimes referred to informally as Bellevue Tower West (Tower 1) and Bellevue Tower East (this building, Tower 2). Bellevue Towers is built on the site of the previously cancelled Maram Residence project.

Location and Nearby Landmarks

Bellevue Tower 2 sits right on the border of Downtown Dubai and Business Bay, in the area Dubai Land Department records label Burj Khalifa, the same address as its sister tower, Bellevue Tower 1. The Fountains at Dubai Mall are about 0.9 km away, Bay Avenue Mall & Park and KidZania are both roughly 1.0 km away, and Business Bay South Park is about 1.1 km away.

For the wider area, from Old Town Island to the Opera District and the Burj Khalifa waterfront, see Royale Stays' Downtown Dubai area guide. Owners comparing the two towers directly can also see the guide to Bellevue Tower 1, the sister building in the same complex.

Unit Types

Bellevue Tower 2 carries the same broad one, two and three-bedroom apartment mix as its sister tower, with three-bedroom penthouses on its two topmost floors. Sampled unit-schedule data shows penthouse total areas of around 2,802 sq ft on the upper floor and about 2,995 sq ft on the floor below. Across the whole Bellevue Towers complex, unit sizes span 548 sq ft up to 3,991 sq ft, covering one to four-bedroom apartments and penthouses, with living and dining rooms finished to a 3.15m ceiling height.

A full per-type unit-size breakdown for Bellevue Tower 2 specifically (equivalent to the detailed schedule available for Tower 1) was not reliably recovered from the developer's brochure at time of writing, only the two penthouse figures above extracted cleanly; treat the whole-complex range as the safer reference for standard one to three-bedroom units in this tower until a fuller breakdown is confirmed.

Amenities and Lifestyle

Residents across the Bellevue Towers complex share a swimming pool, a fully-equipped gym, landscaped community spaces and dedicated children's play areas. Secure, access-card-controlled parking and a double-deck lobby round out the day-to-day facilities, with distinctive facade lighting after dark and views over Burj Khalifa and the wider Downtown Dubai skyline from the upper floors.

A small cluster of ground-floor retail, including a supermarket, a pharmacy, a ladies' salon and a restaurant, serves the wider complex, covering daily errands without leaving the building.

Public source data on these four outlets (Grandiose Supermarket, R Style Beauty Centre, China Bistro and a MedX pharmacy) does not specify whether they sit inside Tower 1, Tower 2, or a shared podium level connecting both buildings, so this guide describes them as serving the complex generally rather than claiming they sit specifically within Tower 2.

Transportation & Access

From Bellevue Tower 2 it is roughly a 5-minute drive to The Dubai Mall, and both the Dubai Mall and Business Bay metro stations are within easy reach on foot or a short drive. Sheikh Zayed Road and Al Khail Road both give direct access out of the area. Dubai International Airport (DXB) and Mohammed Bin Zayed Road are both around a 20-minute drive, Dubai Academic City is about 25 minutes, and Expo City Dubai (the former Expo 2020 site) is roughly 30 minutes away.

Government-registered transaction data shows a one-bedroom apartment in Bellevue Tower 2 selling for AED 1.56 million (852 sq ft, about AED 1,830 per sq ft) in July 2026. In the sister tower, Bellevue Tower 1, a comparable one-bedroom sold for AED 1.5 million (877 sq ft, about AED 1,710 per sq ft) the same month. These are individual registered transactions, not an independently verified average, and actual achievable prices vary by exact unit, floor and view.

Owners weighing a specific unit's earning potential, whether as a long-term let or a short-term rental, can run their own numbers through Royale Stays' Dubai property ROI calculator.

Airbnb and Short-Term Rental Potential

Bellevue Tower 2 is a standard freehold residential building, not a hotel or serviced-apartment product, so a DTCM holiday-home permit here follows the normal, straightforward owner-application route, not the alternate management-company-routed process required in hotel-branded buildings. Downtown Dubai as a whole is one of the most established short-term rental markets in the city, with strong year-round demand driven by Dubai Mall, Burj Khalifa and the wider Downtown and Business Bay events calendar.

Royale Stays manages Airbnb and short-term rental units across Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay for a fee starting from 15%, covering furnishing, photography, pricing, check-in, guest communications and maintenance coordination. Owners ready to move forward can submit their property for a free earnings estimate, or call +971566424239 to talk through what a unit here could realistically earn.

No building-specific occupancy or nightly-rate figures were independently confirmed for this guide; the framing above reflects Downtown Dubai's general market position, not a Bellevue Tower 2-specific earnings claim.
