About Bahar 4, JBR

Bahar 4 is a residential tower in Jumeirah Beach Residence (JBR), Dubai, developed by Dubai Properties Group as part of JBR's Bahar Cluster, one of five numbered residential towers in the complex alongside Bahar 1, Bahar 2, Bahar 5 and Bahar 6, plus two separately hotel-operated buildings that are not part of the residential inventory. Royale Stays already covers Bahar 2 and Bahar 6 in their own dedicated building guides; this guide covers Bahar 4 specifically, a separate, physically distinct tower from both.

Bahar 4 offers one, two, three and four-bedroom apartments plus four-bedroom penthouses, with no studios: confirmed two-bedroom sizes run roughly 1,268 to 1,808 sq ft and three-bedroom sizes roughly 1,955 to 2,973 sq ft, and some four-bedroom apartments and penthouses include private pool terraces. Sources mostly agree the building rises 31 storeys, though dubricks.com reports a lower 25, and it is reported at approximately 139 units, a figure not independently confirmed to Royale Stays' full two-source standard. The wider Bahar Cluster began construction around 2004 and was substantially complete by 2007, matching JBR's main development wave, though Bayut's own Bahar 4 page adds a single-sourced note that Five Holdings acquired the project before its completion, with a later handover closer to 2010: this guide states that detail honestly rather than asserting it as confirmed fact. Bahar 4 is a residential apartment building, distinct from the Bahar Cluster's two hotel-operated buildings, including Hilton Dubai The Walk (sources differ on the second hotel's exact name), which are separately managed and are not part of the cluster's residential-for-sale inventory.

Location & Nearby Landmarks

Bahar 4 sits within JBR's Bahar Cluster, close to The Walk promenade and its roughly 1.7km of beachfront eateries, cafes and stores, around 5 to 10 minutes from the nearest tram and bus stations, near Sheikh Zayed Road (E11), and proximate to Dubai Marina, Jumeirah Lake Towers and Dubai Marina Mall.

Royale Stays already covers two other towers in JBR's Bahar Cluster: Bahar 2 and Bahar 6, along with Sadaf 8 in the neighbouring Sadaf Cluster. For the wider area, Royale Stays' own Airbnb Management JBR: Complete Guide covers short-term rental performance and licensing across JBR.

Bahar 4's amenities include a fully equipped gym and fitness centre, a large outdoor swimming pool, a children's play area, landscaped gardens, a communal barbecue area, retail outlets within the building, 24-hour security and CCTV, parking with a minimum of one space per unit, high-speed elevators, 24-hour concierge and help desk service, district cooling via Empower, and balconies with Arabian Gulf and Marina views.

Transportation & Access

Bahar 4 is close to The Walk JBR promenade, with the nearest tram and bus stations around 5 to 10 minutes away on foot, near Sheikh Zayed Road (E11), and within reach of Dubai Marina's wider transport links. Royale Stays has not independently confirmed a specific Dubai Metro station within walking distance of Bahar 4 itself.

Royale Stays has not independently confirmed a specific Bahar 4 sale, long-term rental or service charge figure to the two-source standard used across this series. For area-level context, Royale Stays' own published JBR figures show studio units earning roughly AED 100,000 to 130,000 per year, one-bedroom units AED 145,000 to 195,000, two-bedroom units AED 210,000 to 300,000, and three-bedroom units AED 330,000 to 480,000; Bahar 4's own four-bedroom units and penthouses fall outside this range, and Royale Stays has no figures specific to units of that size. Owners weighing a specific unit's earning potential can run their own numbers through Royale Stays' Dubai property ROI calculator.

Airbnb / Short-Term Rental Income Potential

JBR is a confirmed, active Royale Stays management area, with dedicated Building Guides already covering the Rimal, Bahar, Amwaj, Sadaf and Shams clusters, including two other towers in Bahar 4's own cluster, Bahar 2 and Bahar 6. Units in Bahar 4 already see short-term rental activity through third-party booking platforms: Royale Stays' research for this guide found a Booking.com listing from operator HAPPY SEASON, an Agoda listing, and a Hotels.com booking page, all specific to Bahar 4, though Royale Stays does not manage any of these listings and has no occupancy or income data from them.

As one of the Bahar Cluster's residential-for-sale towers rather than one of its hotel-operated buildings, an individual owner at Bahar 4 can generally apply for a DTCM holiday home permit in the normal way. Royale Stays' guide to the Dubai holiday home permit sets out the current fees and renewal process.

Owners considering Airbnb at Bahar 4 can lean on Royale Stays' full furnishing, photography, pricing, check-in and guest communications service, which starts at 15% of booking revenue. Owners ready to move forward can submit their property for a management review.
