About Artesia

Artesia is a four-tower residential and hospitality complex in DAMAC Hills, developed by DAMAC Properties through its DAMAC Crescent Properties subsidiary. The complex comprises Tower A, operated as a hotel and hotel-apartment component, and Towers B, C and D, built as serviced-apartment residences with studio to three-bedroom layouts. Construction began in August 2014, and the project was substantially completed by December 2020.

Developer and the four-tower A-hotel / B-C-D-serviced-apartment structure are cross-confirmed across Dubricks' separate project pages for each tower, Propsearch and UAE Offplan, and match the already-published Artesia Tower B and Tower D guides' own fresh developer confirmation. Per-tower storey counts are NOT restated here: Propsearch lists Tower B at 25 storeys, Tower C at 24 and Tower D at 20, while other sources describe a uniform 28-storey design (the figure already used on the live Tower B and Tower D guides). Given this genuine cross-source conflict, each tower's own confirmed storey count is left to its dedicated guide rather than repeated or resolved here.


Location & Nearby Landmarks

Artesia sits within DAMAC Hills, in the Al Hebiah Third district of Dubailand, built around DAMAC's Trump International Golf Club, an 18-hole championship course that opened in February 2017. Al Qudra Road runs directly past the community, giving quick access to Sheikh Zayed Road (roughly 10 minutes by car) and onward to Dubai Marina, Downtown Dubai and Palm Jumeirah (roughly 20 to 25 minutes).

Across Towers B, C and D, Artesia's unit types run from studios to three-bedroom serviced apartments. Current listings put studio sizes at roughly 460 to 590 sq ft on average, with the complex's fuller size range spanning around 463 to 1,830 sq ft depending on layout and tower. Tower A's hotel-apartment unit types, hotel rooms plus one- and two-bedroom suites, are marketed separately from the residential unit types in Towers B, C and D.

Shared amenities across the Artesia towers include swimming pools, a fitness centre and gymnasium, steam room and sauna, children's play areas, a tennis court, and a ground-floor lobby with cafe and retail outlets. Covered parking, elevators and 24-hour security are standard across the complex, matching the amenity set already documented on the Artesia Tower B and Tower D guides.


Transportation & Access

Artesia is reached via Al Qudra Road, with Hessa Street and Sheikh Zayed Road both roughly a 10-minute drive away. There is no metro or tram station within walking distance, so a car, whether owned, taxi or ride-hailing, is the practical way to reach the complex, the same access pattern already documented for DAMAC Hills' other building guides.


Dubai Land Department-linked transaction data (via Bayut) puts the average apartment sale price across Artesia at roughly AED 880,354, based on 56 recorded apartment sales in the trailing 12 months. Studio apartments specifically averaged around AED 607,472 on DLD-recorded transactions, while Bayut's own current asking-price average for a studio runs higher, around AED 705,692, and PropertyFinder lists studio asking prices starting from around AED 435,000.

Airbnb & Short-Term Rental Income Potential

Towers B, C and D are serviced-apartment stock, the same building type as the neighbouring Artesia Tower B and Artesia Tower D, both already listed as Royale Stays building guides. DAMAC Properties is a private developer rather than a restricted hotel brand, so there is no confirmed policy barrier to running a licensed Dubai holiday home in these towers. Every short-term rental in Dubai requires a DTCM holiday home permit.
