Binghatti Apex, JVC: a 43-storey tower among the parks of Jumeirah Village Circle
Hessa Street, Al Khail Road and Sheikh Mohammed Bin Zayed Road meet at the edge of Jumeirah Village Circle, and that junction places the district on a map at a glance. Inside it sits a freehold master community of nine main districts, its streets laid out in a ring. Binghatti Apex stands in this ring as a 43-storey tower from Binghatti Developers, with studios and one-bedroom apartments.

- Frequently Asked Questions
The tower
It was built by Binghatti Developers and has 43 floors. The homes are studios and one-bedroom apartments, sized for a couple or for someone working remotely for a few weeks.
JVC itself is a quiet, green neighbourhood that is still growing, so a tower of this height reads as part of the next wave of the district rather than a landmark above an old one.
Arriving
A taxi from Dubai International takes the same roads that serve every home in JVC: Sheikh Mohammed Bin Zayed Road, Al Khail Road and Hessa Street. Dubai Marina and JBR are the common destinations from here, along with Motor City, and the beaches of Jumeirah are about a 20-minute drive away.
The community has few entry and exit points. They can bottleneck at peak hours. With a flight to catch, leave extra time.
Reaching the rest of Dubai
From the community, Palm Jumeirah is 15 minutes by car, Dubai Marina 18 and Downtown Dubai 22, with Al Khail Metro Station a short drive off. Real traffic adds to free-flow figures.
Getting around
JVC has no Dubai Metro station of its own, and the Red Line has none named for it. Al Furjan and Gardens are the nearest stations, and Dubai Internet City station is about an 11-minute drive away.
A bus route passes through 39 stops inside the community, among them JVC Tuscan Residences and JVC Atlantis S1. Most people who live here end up with a car. A taxi is fine for a short stay. A hire car makes more sense for a month.
The first errand
Spinneys inside Circle Mall sells groceries and prepared food. It is a sensible first stop after landing.
Nakheel built Circle Mall, which covers about 49,000 square metres and opened in April 2021. Its shops mix local and international brands, with dining and entertainment under the same roof.
Dinner
Socialicous and Pinza are two of the restaurants in JVC, and The Desert Wok and Pide Keyfi sit in the same list. One Life Kitchen and Cloud 10 add more choice.
On a wet evening the mall is the easy answer, with a table, a film or a stroll past the shops all under one roof.
A free afternoon at Circle Mall
Circle Mall and the Circle Club are the community's named facilities for residents. The mall is the anchor, and mall days are the easy plan when the weather decides.
Brands For Less and Daiso were among the first shops to open there, on a Thursday in April 2021.
Parks and a morning walk
Circle Community Park has walking areas, play areas and space to exercise. District 12 has a large playground with views and trails, and District 16 has play areas and jogging trails.
JVC has no large public parks, but it has a network of small green spaces, and nearly every district holds one. Expect a short stroll rather than a day in a park.
Landscaped parks and tracks run through the community, with dedicated cycling lanes too. You will use them within a day or two.
The parks hold a teqball table and padel courts. A football pitch sits among them too.
Gym and wellness
Wellfit is a fitness club on the second level of Circle Mall, and Contrast Wellness offers ice baths, sauna sessions and massage. New Life Fitness Gym is also among the gyms near residents, so a routine survives a longer stay.
Schools and nurseries
Schools and mosques sit among the parks in JVC instead of along the main roads, so a family weighing the community can treat school and nursery choices as part of daily life and not as a separate commute.
JSS International School sits inside the community, on a plot in JVC South, and teaches the Indian curriculum. Sunmarke School offers British and International Baccalaureate programmes from FS1 to Year 13, behind the Limitless building on Al Khail Road in Jumeirah Village Triangle.
Arcadia School follows the British curriculum on Orchid Street in Jumeirah Village Triangle. Nord Anglia International School and Kings' School are both in Al Barsha 3, and Victory Heights Primary School is in Dubai Sports City, so a family here is choosing across neighbouring communities.
Little Wonders Nursery in the AMSA Building on Kaheel Boulevard follows the British early-years framework. Chubby Cheeks Nursery in Park View Tower and Kids World Nursery in the Autumn cluster of the Seasons Community are listed in JVC too, the second with Montessori and STEAM programmes.
What the community feels like
JVC began as a small, quiet neighbourhood and is still growing around ongoing construction, so expect building work nearby.
The quieter parts are Districts 13 and 14, with 16 close behind. The quiet streets and the silence at night can feel strange if you want a busier lifestyle.
JVC suits remote workers and dog owners. It suits families who want more space too. People find it easy to meet each other. A studio or a one-bedroom here fits a couple or a remote worker who wants a calm base and does not mind taking a taxi.
Who already stays here
The First Collection JVC, FIVE Jumeirah Village, Novotel Jumeirah Village Triangle and Treppan Hotel and Suites all sit in or beside the community, so the district already sees visitors who sleep here. Al Barsha is 9 minutes away and Dubai Sports City 12, two established communities that are a short drive off, so busier streets are never far.
What is on this month
The Dubai Fitness Challenge asks residents and visitors to stay active every day, and its tenth edition runs from 31 October to 29 November. If you arrive this month, you can join in.
A week here
Arrive on a Monday by taxi from Dubai International and the tower is your base for the week. Tuesday suits a morning walk in Circle Community Park, and Wednesday a ride to Circle Mall for groceries and dinner.
At the weekend you can join the Dubai Fitness Challenge or settle on a mall evening. By Sunday the quiet streets feel normal, and the next week asks for little planning.
What the register shows
The Dubai Land Department register labels each of these as a sale. The table groups this year's sales by unit type and is not a price list.
| Unit type | Sales | Dates | Price (AED) | Size (sq m) | AED per sq m |
|---|---|---|---|---|---|
| Studio | 103 | 9 Jan to 15 Oct | 467,499 to 889,999 | 37.96 to 40.34 | 17,427 |
| One-bedroom | 151 | 7 Jan to 14 Oct | 700,000 to 1,770,999 | 77.38 to 85.02 | 14,094 |
AED per sq m is the median where a row has more than one sale. The register records a studio sold for AED 467,499 and a one-bedroom sold for AED 1,770,999, the bottom of the studio range and the top of the one-bedroom range.
