About Elite 9 Sports Residence

Elite 9 Sports Residence is a 23-storey residential tower in Dubai Sports City, developed by Triplanet Range Group through its subsidiary Range 3 Investments Ltd. The building holds 288 freehold apartments across studio, one- and two-bedroom layouts, with 18 residential floors sitting above four floors of covered parking. Construction began in June 2014 and finished in July 2016.

Elite 9 is one of ten numbered buildings in the wider Elite Sports Residence complex in Dubai Sports City, all developed by the same Triplanet group but each a separate, individually registered building with its own storey count and unit count. Royale Stays already covers several sibling towers elsewhere in the complex: Elite 1 Sports Residence (a smaller, separate 10-storey building with 260 units), Elite 2 Sports Residence (a 14-storey building with 220 units), and Elite 3 Sports Residence (a 20-storey building with 314 units); the shared numbering is a developer naming convention only, not a shared building.

Sources differ on the tower’s storey count. Propsearch's dedicated Elite 9 Sports Residence building guide, drawing on Dubai Land Department construction records, states 23 storeys (18 residential floors above four floors of parking). Bayut's complex-wide Elite Sports Residence guide instead lists Elite 9 at 15 storeys as part of a single summary line covering all ten towers; that same summary line states Elite 10 is 10 storeys, which conflicts with Elite 10's own dedicated Propsearch building guide (16 storeys per block, across two blocks). Given that confirmed inconsistency in Bayut's complex-wide table, this guide treats Propsearch's building-specific page as the primary source for Elite 9's storey count.

Developer, storey count, unit count, unit mix and construction dates sourced from Propsearch.ae's dedicated Elite 9 Sports Residence building guide ("a development by Triplanet Range Group through its subsidiary Range 3 Investments Ltd"; "23-storey residential building"; "18 residential floors above four floors of car parking"; "a total of 288 units"; "a mix of studios, one-, and two-bedroom apartments"; construction began June 2014, completed July 2016). Checked against Bayut.com's complex-wide Elite Sports Residence Building Guide, which confirms Elite 9 as one of ten separate numbered towers in the complex (developer: Triplanet International FZC, the same parent group under a different subsidiary-name spelling, a naming variance that appears across the other towers too) and states Elite 8, 9 and 10 offer views of Dubai Sports City and Dubai Production City, consistent with Propsearch's own location data. Bayut's complex-wide storey figure for Elite 9 (15 storeys) conflicts with Propsearch's building-specific figure (23 storeys) and is treated as the less reliable of the two given a confirmed error in the same Bayut table for Elite 10 (Bayut states 10 storeys; Elite 10's own dedicated Propsearch page states 16 storeys per block).

Unit Types

Elite 9 Sports Residence comprises studio, one-bedroom and two-bedroom apartments across its 288 units; there are no three-bedroom layouts in this building. Bayut's complex-wide floor-plan listings for the Elite Sports Residence project show studios of roughly 443 to 575 sq ft, one-bedroom units of roughly 690 to 950 sq ft and two-bedroom units of roughly 1,013 to 1,600 sq ft (developer ranges covering all ten towers, not Elite 9 specifically). Dubai Land Department sale records for Elite 9 itself show real transacted studio sizes of 437 and 530 sq ft, one-bedroom sizes between 711 and 776 sq ft, and a two-bedroom sale at 1,250 sq ft, each within or close to the complex-wide developer ranges.

Unit mix and developer floor-plan size ranges sourced from Bayut.com's complex-wide "Apartment Types in Elite Sports Residence" section (covering all ten towers, not Elite 9 specifically, since Bayut does not appear to host a dedicated per-building page for Elite 9). Actual sold-unit sizes for Elite 9 itself sourced from Propsearch.ae's Latest Transactions table, each row individually confirmed Transaction Type: Sale, Building Name: Elite 9 Sports Residence.

Amenities

Propsearch lists Elite 9 Sports Residence's own facilities as covered car parking, a swimming pool, health club, steam and sauna room, gymnasium, a barbecue area and 24-hour security. Bayut's complex-wide guide to the Elite Sports Residence project additionally describes separate infinity pools and gyms for men and women, a shallow kids' pool, ground-floor retail outlets, landscaped gardens, a prayer room, backup generators and 24-hour concierge across the ten towers; these wider amenities are complex-wide and not confirmed specifically for Elite 9.

Building-specific amenities sourced from Propsearch.ae's Elite 9 Sports Residence guide ("Facilities include covered car parking, a swimming pool, health club, steam and sauna room, gymnasium, barbecue area and 24-hour security"). Complex-wide amenity descriptions sourced from Bayut.com's "Facilities in Elite Sports Residence" section, which covers all ten towers collectively rather than Elite 9 individually.

Transportation & Access

From Elite 9 Sports Residence it takes roughly 24 minutes to drive to Dubai Mall, 18 minutes to Palm Jumeirah, 21 minutes to Burj Al Arab and 22 minutes to The Walk JBR. Dubai International Airport (DXB) is roughly a 29-minute drive, and the newer Al Maktoum International Airport is roughly 28 minutes away.

Public transport in Dubai Sports City generally requires a short drive: Bayut's complex-wide guide to the Elite Sports Residence project puts the nearest bus stop, at Dubai Sports City Offices, at about 2 minutes by car, with the nearest metro station roughly 13 minutes' drive away. A car is effectively a necessity for residents across most of the complex.

Elite-9-specific drive times sourced from Propsearch.ae's Transport & Access section (Google Maps-calculated fastest-route estimates). Bus stop and metro station distances sourced from Bayut.com's complex-wide "Transportation near Elite Sports Residence" section, which covers the wider ten-tower complex rather than Elite 9 specifically.

Dubai Land Department transaction data (via Propsearch.ae) shows several recent Sale-type transactions for Elite 9 Sports Residence: studios between AED 400,000 (437 sq ft) and AED 500,000 (530 sq ft), one-bedroom units between AED 500,000 (711 sq ft) and AED 685,000 (765 sq ft), and a two-bedroom unit at AED 796,985 (1,250 sq ft). Propsearch's own transaction table states 50 sale transaction records are available for the building in total; the figures above reflect the records visible without a paid Propsearch Pro subscription.

A separate 1-bedroom Mortgage Registration record of AED 520,000 for a 720 sq ft unit appears in the same dataset on the same date as a genuine AED 650,000 Sale record for an identically sized 720 sq ft unit; the mortgage figure is a financing record, not an independent sale price, and is excluded from the pricing above.

DLD sale transaction figures sourced from Propsearch.ae's Latest Transactions table for Elite 9 Sports Residence, each row individually confirmed Transaction Type: Sale, Building Name: Elite 9 Sports Residence. The excluded AED 520,000 / 720 sq ft record is individually confirmed Transaction Type: Mortgage Registration, dated 12 Mar 2026, the same date as a Sale-type record for a 720 sq ft unit at AED 650,000. A further Lease Finance Registration record (AED 380,000, 496 sq ft studio) was also excluded from the pricing above as neither a Sale nor a representative purchase price.

Airbnb & Short-Term Rental Income Potential

Dubai Sports City is not currently one of Royale Stays' five core managed areas (Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay), so this guide does not claim a Royale Stays management track record at Elite 9 Sports Residence specifically. Triplanet Range Group is the building's developer rather than a restricted hotel brand, so there is no confirmed policy barrier to running a licensed holiday home here.

Every short-term rental in Dubai requires a DTCM holiday home permit. Royale Stays can arrange the permit application and manage the day-to-day operation, including for owners based overseas, for a fee starting from 15%, covering furnishing, photography, pricing, check-in and guest communications. See Royale Stays' Dubai holiday home permit guide for the current permit process.
