About Murano Residences

Murano Residences is a multi-building complex in Al Furjan, Jebel Ali First, Dubai, made up of three individual towers, Murano 1, Murano 2 and Murano 3, each standing 17 storeys. The complex was developed by Ghreiwati Property Development through its subsidiary Murano Properties.

Construction began in 2016 and finished in 2019, according to Dubai Land Department milestone records, and all three towers are now complete. Murano Residences takes its name from the Venetian island of Murano, known for its glass-making tradition. Reflecting a similarly Italian-sounding name, Murano Residences is sometimes confused with Merano Tower in Business Bay, a separate DAMAC-developed tower with no connection to this Al Furjan complex, developer or postcode.

Developer, storey count, sub-building names and timeline are sourced from Propsearch.ae's building guide, which itself draws on Dubai Land Department transaction and registration records, independently confirmed for the developer name, storey count, timeline and unit-bedroom range via a second, separately researched building guide.

Location & Nearby Landmarks

Murano Residences sits in Al Furjan, in the Jebel Ali First sub-area, with a wide spread of ground-floor retail across its own three towers, including several restaurants, a butcher, a mini mart and two salons. Unit Types at Murano Residences

Murano Residences offers one-, two- and three-bedroom apartments across its three towers. Dubai Land Department transaction records confirm one-bedroom apartments from around 515 to 717 sq ft and two-bedroom apartments of around 1,143 sq ft. Every recorded unit includes dedicated parking, and each apartment has an open-plan layout with a naturally lit kitchen.

Unit sizes are drawn from individual Dubai Land Department transaction records published via Propsearch.ae. The developer's own published size guide quotes a somewhat larger range for one-bedroom units (611 to 915 sq ft) and slightly larger two- and three-bedroom figures than the individual transactions recorded here reflect. Only a portion of the complex's recorded transactions are visible without a paid data subscription, so the figures above reflect the confirmed sample rather than a complete inventory of every unit in all three towers.

Amenities at Murano Residences

Shared facilities at Murano Residences include a swimming pool, indoor and outdoor children’s play areas, a private functions room, and podium parking available to residents and visitors across all three towers. The complex is also fitted with dedicated on-site security systems. Ground-floor retail across the three buildings includes multiple restaurants, a butcher, a mini mart, a paint shop, a smoking accessories shop, a ladies’ salon and a men’s salon, giving residents everyday conveniences on site.

Amenities and ground-floor retail are sourced from Propsearch.ae's Dubai Land Department-linked building guide.

Transportation & Access

From Murano Residences it takes roughly 25 minutes to drive to Dubai Mall, 17 minutes to Palm Jumeirah, 22 minutes to Burj Al Arab and 18 minutes to The Walk at JBR. Dubai International Airport (DXB) is roughly 33 minutes away by road, and Al Maktoum International Airport (DWC) is roughly 31 minutes away.

Drive times are sourced from Propsearch.ae, calculated via Google Maps under typical traffic conditions; actual times will vary.

Dubai Land Department sale transactions recorded at Murano Residences include one-bedroom units selling from AED 600,000 to AED 750,000 (515 to 717 sq ft), and two-bedroom units selling from AED 1,450,000 to AED 1,600,000 (1,143 sq ft). One recorded one-bedroom sale reached AED 1,000,000, notably higher per square foot than comparable units sold the same season.

Sale figures are drawn from Propsearch.ae's own transaction table, filtered to records with Transaction Type 'Sale' specifically, excluding Mortgage Registration records found elsewhere in the same dataset. No genuine sale-type transaction for a three-bedroom unit was available in the visible sample at the time of research, so no three-bedroom sale price is quoted here. Airbnb & Short-Term Rental Income Potential

Murano Residences is a completed, standard freehold residential complex, so the usual owner-direct DTCM holiday home permit route applies to any unit here. The developer is not a restricted hotel brand, so Royale Stays has no confirmed prohibition or restriction on short-term letting at this complex.

Murano Residences sits outside Royale Stays’ current core management areas of Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay, so no property-specific earnings figure is quoted here. Its extensive on-site retail, three restaurants, a mini mart and two salons among its ground-floor outlets, can appeal to short-stay guests who value walkable amenities. Royale Stays’ Airbnb management services, furnishing, photography, dynamic pricing, guest communications, check-in and maintenance coordination, are available from a management fee starting at 15%. Owners can submit their property for a free assessment.

Royale Stays has no current partnership, affiliation, or commercial relationship with Murano Residences' developer. This page is an independent building guide for owners and investors researching the complex.
