About Phoenix Tower

Phoenix Tower is a residential building in DubaiLand Residence Complex, Wadi Al Safa 5, Dubailand, Dubai, developed by Phoenix Holdings. Construction began in October 2007 and was completed in 2009, per the Dubai Land Department's own project record, cited independently by two different research platforms. The building consists of a ground floor, seven residential floors and two basement parking levels, for eight storeys in total. Phoenix Tower offers studio, one-bedroom and two-bedroom apartments across 112 residential units (70 studios, 14 one-bedroom and 28 two-bedroom), plus four retail units on the ground floor.

One source (fäm Properties) states a later handover date of 22 January 2012; two independent sources citing the Dubai Land Department's own project record agree on an October 2007 construction start and a 2009 completion, so this guide uses 2009 as the primary completion year. Phoenix Tower should not be confused with Binghatti Phoenix, a separate, unrelated residential building in Jumeirah Village Circle developed by Binghatti Developers and covered in its own dedicated guide on this site.

Phoenix Tower offers 112 residential units across three layouts: 70 studios (about 545 to 549 sq ft), 14 one-bedroom apartments (about 769 to 816 sq ft) and 28 two-bedroom apartments (about 1,148 to 1,254 sq ft), per Dubai Land Department transaction records and two independent DLD-transaction-driven research platforms that agree exactly on this breakdown. The ground floor also includes four retail units.

Transportation & Access

From Phoenix Tower it is roughly a 24-minute drive to Dubai Mall, 32 minutes to Palm Jumeirah, 31 minutes to Burj Al Arab and 35 minutes to The Walk JBR. Dubai International Airport (DXB) is around 25 minutes away by car, and Al Maktoum International Airport (DWC) is roughly 33 minutes away. The area is largely car-dependent, as is typical across Dubailand.

Drive times are sourced from Propsearch.ae, calculated via Google Maps under typical traffic conditions; actual times will vary.

Dubai Land Department Sale-type transactions in Phoenix Tower show studio apartments trading from about AED 400,000 to AED 550,000, one-bedroom apartments around AED 332,000, and two-bedroom apartments from about AED 875,000 to AED 1,200,000, according to two independent research platforms that mirror the same underlying DLD Open Data feed. On the rental side, fäm Properties' own DLD-registered rental contracts, dated August and September 2026, show studio apartments renting from about AED 27,100 to AED 42,000 per year, with a single recorded two-bedroom contract at around AED 60,000 per year.

Several other transactions in the same DLD ledger are recorded under Gifts, Mortgage Registration or Lease Finance Registration categories rather than ordinary open-market sales, and are excluded from the sale ranges above. Original 2009 launch prices were reported at around AED 402,000 for a studio, AED 623,000 for a one-bedroom and AED 712,000 for a two-bedroom, provided here as historical context only.

Airbnb & Short-Term Rental Income Potential

DubaiLand Residence Complex is not currently one of Royale Stays' five core managed areas (Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay), so this guide does not claim a Royale Stays management track record at Phoenix Tower specifically. Phoenix Holdings is a private local developer rather than a restricted hotel brand, so there is no confirmed policy barrier to running a licensed holiday home in the building.

Every short-term rental in Dubai requires a DTCM holiday home permit. Royale Stays can arrange the permit application and manage the day-to-day operation, including for owners based overseas, for a fee starting from 15%, covering furnishing, photography, pricing, check-in and guest communications. See Royale Stays' Dubai holiday home permit guide for the current permit process.
