About Azizi Star

Azizi Star is a 15-storey residential building in Al Furjan, Jabal Ali First, Dubai, developed by Azizi Developments. Construction began in September 2016 and completed by January 2022, a considerable delay past the original estimated handover of Q1 2018.

According to Dubai Land Department records, the project was valued at approximately AED 116,270,000 (around USD 31.7 million) at the pre-construction estimate stage, an early developer figure that may differ from the final build cost. Azizi Star is a separate, standalone building from Royale Stays' other Al Furjan guides to Azizi Amber, Azizi Farishta, Azizi Feirouz, Azizi Freesia, Azizi Iris, Azizi Liatris, Azizi Orchid, Azizi Plaza and Azizi Shaista, each a distinct completed building in the same developer's wider Al Furjan portfolio.

Developer, storey count, building type and construction timeline per propsearch.ae's Azizi Star building guide and dxboffplan.com's Azizi Star listing, whose Project Details fields state a September 2016 start (registered 27 October 2016) and 10 January 2022 completion, matching propsearch's figures. Architect and the AED 116.27 million pre-construction valuation are per propsearch.ae.

On Dubai Land Department records, units at Azizi Star are registered under the property sub-type 'Hotel Apartment,' and the project is listed as 'Azizi Star Hotel Apartments', a serviced-apartment registration category, not a commercial office classification.

Unit mix and total (486: 344 studios, 48 one-bedroom, 94 two-bedroom) per dxboffplan.com's Building Details records, which sum to propsearch.ae's headline total of 486 units. Propsearch.ae's unit-layout description notes the mix includes 10 penthouses. The 500 total registered project units figure is per dxboffplan.com's Project Details field. The Hotel Apartment DLD classification is shown in propsearch.ae's transaction feed (every transaction is tagged Property Sub-type Hotel Apartment, Property Use Other) and dxboffplan.com's project URL and page prose describing the building as a residential serviced apartment.

Amenities at Azizi Star

Amenities at Azizi Star include a Jacuzzi, a children's play area, a children's swimming pool, a gymnasium and sauna, and two swimming pools, according to propsearch.ae's building guide. The developer's own project page separately confirms a swimming pool, gymnasium, sauna and garage parking, along with city views from the upper floors.

Amenities per propsearch.ae's Azizi Star building guide (Jacuzzi, children's play area, children's pool, gym, sauna, two pools) and the developer's own azizidevelopments.com project page (pool, gym, sauna, parking).

Transportation & Access

The developer's own materials describe Azizi Star as around a 1-minute walk from Al Furjan's metro station and directly on Mohammed Bin Zayed Road, with Jebel Ali Free Zone (Jafza) about 7 minutes away by car, Dubai Marina and JBR around 10 minutes away, Expo City Dubai around 12 minutes away, Palm Jumeirah around 15 minutes away, and DIFC and Business Bay around 25 minutes away. Separately, propsearch.ae's own drive-time estimates put Dubai Mall at roughly 26 minutes, Palm Jumeirah at roughly 18 minutes, Burj Al Arab at roughly 23 minutes, The Walk JBR at roughly 18 minutes, and Dubai International Airport (DXB) at roughly 34 minutes.

Metro-walk time and drive times to Jafza, Dubai Marina/JBR, Expo City Dubai, Palm Jumeirah and DIFC/Business Bay sourced from the developer's own azizidevelopments.com project page. Drive times to Dubai Mall, Burj Al Arab, The Walk JBR, Palm Jumeirah and Dubai International Airport sourced from propsearch.ae's Azizi Star building guide (Google Maps-calculated, typical traffic); propsearch's own Palm Jumeirah drive time (18 minutes) differs slightly from the developer's figure (15 minutes), both reported here from their own respective sources rather than reconciled into one number. Al Maktoum International Airport (DWC) drive time is deliberately omitted here: the developer's page states 15 minutes while propsearch.ae states roughly 25 minutes for the same route, a real conflict with no third source available to resolve it, so this specific figure is not asserted here.

Airbnb & Short-Term Rental Income Potential

Al Furjan is not currently one of Royale Stays' five core managed areas (Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay), so this guide does not claim a Royale Stays management track record at Azizi Star specifically. Azizi Star's units are registered on Dubai Land Department records as hotel apartments, a serviced-apartment classification rather than a standalone hotel brand; Royale Stays cannot apply for a DTCM holiday-home permit directly as an outside operator in a hotel-branded or serviced-apartment building, but the building's own management company can arrange the permit once Royale Stays reaches out directly, so Azizi Star remains a normal, viable building for STR framing.

Every short-term rental in Dubai requires a DTCM holiday home permit. Royale Stays can arrange the permit application through the building's management company and manage the day-to-day operation, including for owners based overseas, for a fee starting from 15%, covering furnishing, photography, pricing, check-in and guest communications. See Royale Stays' Dubai holiday home permit guide for the current permit process, or the full guide to Airbnb property management in Dubai for how the service works end to end.
