About Burj Al Nujoom

Burj Al Nujoom is a 34-storey residential tower developed by Althuraya Real Estate Development Ltd, completed in 2013 in the Burj Khalifa Area of Downtown Dubai. Alongside Burjside Boulevard, it is one of only two developments in Downtown Dubai not built by Emaar Properties, standing on freehold land within the district's wider masterplan.

The tower holds 395 apartments across 34 floors plus three basement parking levels: 195 studios, 84 one-bedroom units, 113 two-bedroom units and three penthouses. Althuraya Real Estate Development Ltd is linked to Buhaleeba Contracting, the UAE construction group whose own project portfolio lists Burj Al Nujoom as one of its completed residential towers.

Location & Nearby Landmarks

Burj Al Nujoom sits in the Burj Khalifa Area of Downtown Dubai, within walking distance of Burj Khalifa, the Dubai Fountain and Dubai Mall. For a wider view of the area's short-term rental market, Royale Stays' Airbnb management guide for Downtown Dubai covers licensing and demand across the wider district.

The tower stands next to Burj Views, the three-tower Emaar Properties complex directly next door. Other Downtown Dubai towers covered separately on royalestays.com include Burj Views Tower A, Burj Views Tower B and Burj Views Tower C, each with its own layout, unit mix and pricing within the wider district.

Unit Types at Burj Al Nujoom

Burj Al Nujoom's 395 apartments are split between 195 studios, 84 one-bedroom and 113 two-bedroom units, plus three larger penthouses toward the top of the tower. Units come with balconies, built-in wardrobes and central air conditioning, with covered parking included.

Amenities

Residents have access to a gym and health club, an outside pool and sun deck, plus building-wide parking, elevators, security services and central air conditioning across the tower's 34 floors and three basement levels.

Transportation & Access

The Burj Khalifa Area sits within easy reach of the Burj Khalifa/Dubai Mall Metro station and Sheikh Zayed Road, the same access points most Downtown Dubai addresses rely on. Dubai International Airport is roughly 20 to 25 minutes away by car outside of peak traffic.

Burj Al Nujoom Price Guide

Live Downtown Dubai listings put Burj Al Nujoom studio apartments (around 444 square feet) selling from roughly AED 850,000, with larger studio, one and two-bedroom units and the tower's three penthouses reaching well over AED 2,000,000 depending on floor and view. Transaction-linked pricing for the building centres closer to AED 900,000 for a typical unit, broadly in line with these live listing prices.

Airbnb & Short-Term Rental Income Potential

Burj Al Nujoom already has confirmed short-term listings today: Booking.com carries a live holiday-home listing inside the tower under the One Perfect Stay brand, and Agoda lists a separate Burj Al Nujoom apartment through Better Stay, both real, currently bookable listings rather than a competitor's general marketing page. One Downtown Dubai resale listing for the building even describes its own unit as suited to 'long and short-term rent', a small but real confirmation that short-term letting is an established use case here.

Royale Stays does not have earnings data specific to Burj Al Nujoom itself, but Downtown Dubai apartments broadly earn well on Airbnb depending on size and management quality, per Royale Stays' own Downtown Dubai Airbnb income data: studio units typically rent for AED 370 to 450 a night (roughly AED 90,000 to 115,000 a year at 75 to 80% occupancy), one-bedroom units for AED 500 to 750 a night (roughly AED 130,000 to 175,000 a year), and two-bedroom units for AED 850 to 1,300 a night (roughly AED 190,000 to 280,000 a year), matching Burj Al Nujoom's own studio, one and two-bedroom unit mix.

Burj Al Nujoom is developed by Althuraya Real Estate Development Ltd rather than Vida, the only confirmed prohibited brand for short-term letting in Dubai, so there is no policy reason its apartments cannot be run as licensed holiday homes.

Royale Stays manages the full short-term rental process end to end, from furnishing and photography to pricing, check-in, guest communications and maintenance, for a fee from 15%.
