About The Hive, Studio City
The Hive, Studio City was developed by Select Group in Dubai Studio City, part of the wider DubaiLand district. The project is a complex of two nine-storey blocks, The Hive Block A and The Hive Block B, built over a shared podium with two basement levels of parking. Construction began in 2015, and the development is complete, containing 200 residential units in total.
The Hive, Studio City should not be confused with HIVE Coliv, an unrelated co-living residential brand operated by A.R.M. Holding with a building of the same shortened name in Jumeirah Village Circle (Hive JVC). The two are entirely separate: different developer, different building, and a different area of Dubai. A notable feature of this building is its occupancy structure: according to Select Group's own description of the project, the majority of the apartments at The Hive have been leased by InterContinental Dubai Marina for executive staff accommodation, with the remaining apartments leased to corporate occupiers. Each block at The Hive has its own rooftop swimming pool. Block B's ground floor houses a large fitness facility and a communal lounge for residents. The development has eight retail units on the ground floor, including a gym, a flower shop, a restaurant, and hair and beauty salons.
Other building facilities include 24-hour security with CCTV coverage, central air-conditioning connected to Empower's district cooling network, elevators with power backup plus a dedicated service lift, and a separate ground-floor reception and concierge desk in each block. The building is pet friendly, and all apartments and common areas are fitted with smoke detectors and fire extinguishers. Parking is split across two basement levels: one for residents and one paid visitor parking level.
Transportation & Access
The Hive gives residents access to Sheikh Zayed Road via Al Qudra Road. The nearest metro station is First Abu Dhabi Bank Metro Station, roughly a 12-minute drive away, with Mall of the Emirates Metro Station around 15 minutes away. Bus routes F32, J03 and J02 serve a stop within walking distance of the building.

Airbnb & Short-Term Rental Income Potential
Royale Stays does not currently manage a property at The Hive, and Dubai Studio City is not yet one of the company's active management areas. The company's Airbnb and holiday-home management services, covering furnishing, photography, pricing, guest communications, check-in and maintenance from a fee starting at 15%, are active across Dubai's freehold, short-term-rental-friendly communities.
Because the majority of apartments at The Hive are leased long-term to InterContinental Dubai Marina for staff accommodation and the rest to corporate occupiers, short-term letting is unlikely to be a realistic option for most units in this specific building today. For any unit that is individually owner-occupied, a Dubai holiday-home permit from DTCM would still be required to legally let it short-term, and Select Group carries no known hotel-brand restriction on short-term letting of the kind that applies to some other Dubai developments.
