About Windsor Residence

Windsor Residence is a residential building in DubaiLand Residence Complex, Wadi Al Safa 5, Dubailand, Dubai, developed by Al Shafar (Al Shafar Development), the investment and development arm of the Al Shafar Group of Companies, a UAE conglomerate with real estate interests across Jumeirah Lakes Towers, Dubai Marina and Dubailand. The building was launched in November 2008 and construction was completed in September 2011. It consists of a ground floor, three basement levels and 26 residential floors, with two independent sources agreeing on the residential floor count though differing slightly on the total including parking levels (35 to 37 depending on the source). Windsor Residence offers studio, one-bedroom, two-bedroom and three-bedroom apartments, with some one-bedroom units including a study.

One source (Propsearch.ae) attributes this project to a different developer name, 'Middle East Development'; three independent sources (Bayut.com, New-Projects.ae and fäm Properties, one of Dubai's largest licensed brokerages, the latter two also independently agreeing on the exact same 1 September 2011 handover date) name the developer as Al Shafar, so this guide uses Al Shafar as the primary attribution. Windsor Residence should not be confused with Windsor Manor, a separate residential tower in Business Bay developed by Deyaar and covered in its own dedicated guide on this site.

Windsor Residence sits in DubaiLand Residence Complex, Wadi Al Safa 5 (also referred to as Wadi Al Safa 4 by some property portals), close to Dubai Silicon Oasis and Academic City. Lycee Francais International Georges Pompidou is around 0.2 km away, and The Aquila School and GEMS FirstPoint School are both around 0.6 to 1.0 km away, alongside GEMS Wellington Academy in Dubai Silicon Oasis around 1.3 km away. West Zone Supermarket operates on the building's own ground floor.

Dubai Land Department transaction records show individual studio units ranging from about 461 to 649 sq ft, one-bedroom units around 1,024 sq ft and two-bedroom units around 1,205 sq ft. A single source (Alsayyah Group, an agency associated with the building) states the building offers a total of 620 residential units across these layouts, a figure not independently corroborated elsewhere, so it is disclosed here rather than presented as a fully confirmed total.


Amenities

Windsor Residence includes an outdoor swimming pool, a gym with sauna, steam room and jacuzzi, a children's play area, 24-hour security with CCTV monitoring, covered and guest parking, multiple high-speed elevators, and a manned lobby with concierge services. Units come with intercoms and satellite or cable TV connections. West Zone Supermarket operates on the ground floor within the building itself.


Transportation & Access

DubaiLand Residence Complex has no metro station of its own. From Windsor Residence it is roughly a 27-minute drive to Dubai Mall, 36 minutes to Palm Jumeirah, 36 minutes to Burj Al Arab and 40 minutes to The Walk JBR. Dubai International Airport (DXB) is around 28 minutes away by car, and Al Maktoum International Airport (DWC) is roughly 39 minutes away. The area is reached via Sheikh Mohammed Bin Zayed Road and Al Ain Road, and is largely car-dependent, as is typical across Dubailand.

Dubai Land Department rental contracts registered in September 2026 show studio apartments in Windsor Residence renting from about AED 33,200 to AED 42,000 per year, one-bedroom apartments from about AED 46,500 to AED 65,000 per year, and two-bedroom apartments around AED 60,600 per year, via fäm Properties' own DLD-sourced transaction feed.

Most of the sale-side transactions in Propsearch's ledger for Windsor Residence are recorded under the Dubai Land Department's 'Gifts' transaction group rather than standard open-market sales, and are not presented as ordinary arm's-length resale prices. According to the Land Department, the wider project was valued at approximately AED 132,358,000 at the pre-construction estimate stage submitted by the developer.


Airbnb & Short-Term Rental Income Potential

DubaiLand Residence Complex is not currently one of Royale Stays' five core managed areas (Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay), so this guide does not claim a Royale Stays management track record at Windsor Residence specifically. Al Shafar is a private local developer rather than a restricted hotel brand, so there is no confirmed policy barrier to running a licensed holiday home in the building.
