About Azizi Beach Oasis
Azizi Beach Oasis is a 10-storey residential development (plus 2 basement levels) in Dubai Studio City, developed by Azizi Developments. Construction began around November 2021, and the project was substantially completed with handover commencing in January 2026, after an original Q1 2025 target was revised to Q3 2025 during construction. The development comprises 712 units in total: 476 studios, 200 one-bedroom apartments, and 36 two-bedroom apartments, per the developer’s own construction-update figures.
Despite its name, Beach Oasis is not a beachfront property. Dubai Studio City is an inland district within Dubailand, with no natural beach nearby. The name instead refers to the development’s large, lagoon-style "beach-like" swimming pool, the centrepiece of its central courtyard, per both the project's own building data and Azizi Developments' own construction updates. The project also occupies a plot originally earmarked for a separate, since-cancelled development named Azizi Mirage 1, which is why some property portals still list this building as "Azizi Beach Oasis (Azizi Mirage 1)." Beach Oasis is a distinct, standalone project from Azizi Beach Oasis 2, a separate later-phase development by the same developer in the same district; this guide covers Beach Oasis (the completed first phase) only.
Azizi Developments has a large portfolio of residential projects across Dubai, including several other Azizi-branded buildings elsewhere in the city, such as Azizi Riviera in Meydan and Azizi Aliyah in Al Jaddaf. Beach Oasis is unrelated in location and naming to those other developments and is specific to Dubai Studio City.

Dubai Miracle Garden is around 2.7 km away, with Global Village around 7.8 km, and area attractions such as Dubai Autodrome, the Els Golf Club, and Dubai Polo & Equestrian Club are all nearby, per developer and portal location data.
Families are close to several well-regarded schools, including Dwight School Dubai and GEMS Metropole School Motor City, both within around 1 km.

Price Guide: Azizi Beach Oasis Prices
Studio apartments at Azizi Beach Oasis start from around AED 450,000, per broker listing data. A recently listed one-bedroom resale unit (702 sq ft) was asking AED 750,000 in mid-2026, giving a sense of the building's current live market range. As a building that only completed handover in January 2026, Azizi Beach Oasis does not yet have an established resale transaction history comparable to older Studio City buildings, so prices should be treated as a general guide only.

Airbnb & Short-Term Rental Income Potential
Any short-term rental of an apartment at Azizi Beach Oasis would require a DTCM holiday-home permit, the same as anywhere else in Dubai. Dubai Studio City is not currently among Royale Stays' five core managed areas (Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay), so no earnings figures or managed-listing history are implied for this specific building.
Owners of a comparable Dubai freehold apartment elsewhere in Royale Stays' core managed areas can enquire about the company's standard short-term rental management services, which start from a 15% fee and cover furnishing, photography, pricing, check-in, guest communications and maintenance. Every short-term rental in Dubai also requires a DTCM holiday-home permit.
