The Regent is a residential apartment building in Town Square, the large Nshama-built master community in DubaiLand, Dubai. About The Regent

The Regent is a residential apartment building in Town Square, the master-planned community developer Nshama built out in DubaiLand, Dubai. The project was developed by Nshama Development through its subsidiary Nshama Properties. Construction began in July 2023, with an estimated handover of July 2025; Nshama’s own construction update logged the project at 100% progress as of 17 June 2025, and Dubai Land Department records list the building’s status as complete.

The building holds a mix of studio, one-, two- and three-bedroom apartments as well as duplexes. Dubai Land Department records register the project as “THE REGENT” under the master project “TOWN SQUARE”, in the Al Yelayiss 2 area. The ground floor has retail outlets, and the brochure describes an airy entrance lobby leading to a landscaped courtyard with a swimming pool, a deck and kids’ play areas. The Regent is one of several Nshama-built apartment buildings inside Town Square, alongside Una Apartments, Liva Apartments, Ascot Residences and The Diplomat Residences among others, each a separate building within the same masterplan.

The Regent, Town Square should not be confused with Regent Residences Dubai, Sankari Place, a separate building in Business Bay developed by Sankari Properties with a Regent/IHG hospitality partnership. The two share the word "Regent" in their names but are unrelated developments in different areas with different developers; this page covers only the Town Square building.


Location & Nearby Landmarks

The Regent sits inside Town Square, in the Al Yelayiss 2 area of DubaiLand, close to Town Square Park and the Town Square Community Center, which is about 0.6 km away and holds a supermarket, cafes, restaurants, a pharmacy and salons. Drive times from The Regent run roughly 10 minutes to the Dubai Equestrian and Polo Club, 13 minutes to Dubai Miracle Garden, 20 minutes to Expo City Dubai, 23 minutes to Palm Jumeirah and 27 minutes to Dubai Mall. A handful of nearby hotels, including Studio One Hotel and Emirates Sports Hotel Apartments, sit within the same stretch of DubaiLand.

Unit Types at The Regent

The Regent’s apartments run from studios up to three-bedroom layouts, plus duplexes. Dubai Land Department sale records show a one-bedroom unit at 656 sq ft, two-bedroom units from 966 to 1,164 sq ft, and a three-bedroom unit at 1,530 sq ft. Bedrooms have glazed porcelain floors and built-in wardrobes, with an en-suite bathroom in the master bedroom; kitchens have scratch and stain resistant prep counters, overhead cabinets and glazed porcelain tile flooring.

An exact per-building storey count for The Regent was not confirmed in the sources checked. Town Square's residential buildings are generally described community-wide as low-rise; that general community characterization is noted here rather than an invented building-specific figure.


Amenities at The Regent, Town Square

Inside the building, residents have a landscaped courtyard with a swimming pool, a deck and kids’ play areas, plus an entrance lobby and ground-floor retail outlets. Transportation & Access from The Regent

The Regent sits inside Town Square, roughly midway between Al Qudra Road and Emirates Road in DubaiLand, the same road access as Royale Stays’ other Town Square guides. Both roads connect out to Sheikh Mohammed Bin Zayed Road, putting Downtown Dubai and Dubai Marina within a roughly 25 to 30 minute drive outside peak traffic. Town Square is a car-dependent suburban community; Royale Stays has not independently confirmed a nearby Metro or bus connection specific to this building, so none is claimed here.

Dubai Land Department sale transactions recorded in 2026 show a one-bedroom unit (656 sq ft) selling for AED 1,000,000, about AED 1,520 per sq ft. Two-bedroom units (966 to 1,164 sq ft) have sold from AED 1,280,000 to AED 1,630,000, about AED 1,270 to AED 1,690 per sq ft. Separately recorded mortgage-registration transactions at the same building were excluded from these figures, since they do not reflect open-market sale prices. Airbnb Potential at The Regent, Town Square

The Regent is a standard freehold residential building within the Nshama Town Square masterplan, not a hotel-branded or serviced-apartment development, so the usual owner-direct DTCM holiday-home permit route applies in the ordinary way. Royale Stays has no confirmed prohibition or restriction on short-term letting at this building.

Town Square sits outside Royale Stays’ current core management areas of Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay, so no property-specific earnings figure is quoted here.
