The most recent confirmed open-market sale recorded by the Dubai Land Department at Turia was a 1,250 sq ft two-bedroom apartment that sold for AED 2,950,000 (around AED 2,360 per sq ft) on 23 January 2026. Other recent confirmed sales include a 1-bedroom, 812 sq ft unit for AED 1,600,000 (AED 1,970 per sq ft, 16 February 2026) and a 1-bedroom, 915 sq ft unit for AED 1,800,000 (AED 1,970 per sq ft, 12 December 2025).
A separate Dubai Land Department record from 22 June 2026 lists a 2-bedroom unit at only 187 sq ft for AED 400,000. That record is not used as representative pricing, since 187 sq ft is not a plausible size for a 2-bedroom apartment. General Fund service charges run to roughly AED 12.45 per sq ft per year, plus an additional-services charge of about AED 3.67 per sq ft, per Dubai Land Department-sourced figures.
